I live in a building managed by AMSBM, and their conduct is nothing short of appalling. Residents are routinely ripped off through extortionate service charges that deliver virtually nothing in return beyond building insurance. Any minor work that is carried out is wildly overpriced, conveniently outsourced to one of their preferred “buddy” firms at three times the market rate. It’s a masterclass in extracting money while providing no meaningful service whatsoever.
Took over freehold and immediately service charge increased by circa 39%. Reserve fund was used and no explanation what for, incorrect accounts, no replies to concerns and refusal to allow us to inspect accounts, ignoring solicitors letter and section 22 notice. etc etc etc. Just unbelievable and now I see number of low ratings from trust Pilot seem to be missing.
On the Coxheath Estate we are very lucky to have Reece and his team. They are doing a great job. It has taken a bit of time for them to understand what was done in the pastt but if you ask them to look at a problem they will fix it as soon as possible. Sometimes it seems as if management is not giving them the right direction and communication between management and the team is the problem not the work ethic. From the beginning they have gone way beyond the usual. Thank you.
Before signing up with agent you need to be very careful and read the small print. What isn't clear is the additional charges that arrive under the radar. It became clear, and only just in time, that what seemed to be an offer that was good to be true, would turn out to be very expensive. In fact the end cost would have been somewhere close to 300% of what we were expecting to pay. You have been warned.
