After some problems with water damages because of the weeks of storms on Lisbon, AMS manage to find me another room that fits what I was looking for. They were answering really fast and were really doing their best to find solutions. The room I am now is in good conditions, and the features are corrects.
Living experience was fine however I have not been returned my deposit. With the phone number nobody picks up, email goes unanswered, I've tried opening a ticket on the tenant portal and it was closed with no explanation, seems like I'm being ripped off and they have no intention of refunding.
This may be one of the worst agencies I have ever dealt with. I have lived in shared student housing in three different countries and am very comfortable meeting new people and sharing accommodation. However, the apartment I rented in Lisbon was marketed for students and workers (as stated in the contract), yet it constantly hosts rotating short-term tourist stays. As a 21-year-old female student, it is extremely uncomfortable to be sharing a home primarily with middle-aged men who are continually coming and going.Additionally, the apartment was advertised as having five rooms, but in reality it consists of five rooms and two studios, which was never clearly disclosed. Considering the price, the condition of the rooms is also very poor. My wardrobe doors do not close, and when maintenance was sent, they actually broke the door further. My window blind is also broken and needs replacing, but this has not been addressed.The agency is fully aware that these practices are unethical and misleading, yet they continue regardless and show no concern for tenant safety or comfort.
Discovering AMS Coliving was a very positive surprise. The environment is super organized and the atmosphere is perfect for those seeking convenience without giving up a great community vibe. It exceeded my expectations in every detail. I highly recommend it!

I had a great stay in my room, booked with AMS Coliving in Marquês de Pombal. The room was comfortable, clean, and well-equipped, and the location is excellent with easy access to public transport and the city center. The shared areas were well maintained, and the overall atmosphere was calm and welcoming. I would definitely recommend it for anyone looking for a convenient and pleasant stay in Lisbon.
I rented a room in Lisbon for two months through Uniplaces and was later transferred to the landlord, AMS Coliving.Despite confirming my arrival time, the access codes provided by AMS Coliving didn’t work. I was locked out on arrival, and my calls and emails went unanswered. After waiting outside for over an hour, another tenant eventually let me in.What I found inside was shocking and completely misrepresented:The apartment and room were extremely dirtyFurniture was old, broken, and different from the photosBed sheets were stained with yellow marks and hairThe kitchen sink was clogged with disgusting dirty water about to overflowThe bathroom did not match the listing — the shower was in a cold service area, covered in mold and literally propped up with bricksThis was nowhere near acceptable for the price charged.I contacted AMS Coliving immediately and made it clear that I would not stay in the apartment. They offered no immediate solution, no alternative accommodation, and no support, forcing me to book a hotel and later find another place to stay, despite the fact that I was obligated to pay a hefty service fee of 375€.Two weeks after my arrival, AMS Coliving finally called me to say they had “changed a few things” in the room. During that call, they indirectly suggested that I had overreacted, despite the condition of the apartment. They also repeated that I would not receive any refund, even though I clearly stated again that I was not living there.To make matters worse, AMS Coliving continued to send me payment reminders for the remaining rent, despite knowing I had terminated the contract and never stayed in the apartment. When I responded that I would not be paying and requested my security deposit back, they did not react.AMS Coliving showed zero accountability, poor communication, and complete disregard for basic living standards. Their misleading listing, lack of urgency, and dismissive attitude caused significant stress and financial loss and completely ruined my arrival in Lisbon.I strongly advise against renting from AMS Coliving. Based on my experience, their properties are poorly maintained, misleadingly advertised, and complaints are handled in an unprofessional and unfair manner.
