Deposited, staked, watched the rewards add up. Went to unstake and withdraw page kept refreshing with errors. Emails bounced back. Sat on it for a while feeling resigned. Then in a Reddit comment chain about similar issues, someone linked their experience with 𝗩𝗲𝗿𝗶 𝘁𝗿𝗮𝗶𝗹 𝗶𝗻𝘁𝗲𝗹. Reached out, provided screenshots and wallet addresses, they followed up consistently and got the funds back after a bit of digging. Quietly glad I didn’t just let it go.
The ordeal began while I was waiting for an unexpectedly delayed train at a small station with intermittent cell phone service. To pass the time, I opened my bank's app and started exploring investment options; that's how I found this broker and made an initial transfer of €21,500. Over the next few days, the dashboard showed consistent daily profits, prompting me to deposit another €11,600. When I tried to withdraw the funds, the problems started: first, they asked for employment documentation, then bank statements, and finally a supposed "international validation fee" of 20% of the total. After paying that amount as well, access to my account was blocked, and the website stopped responding. I filed a complaint with the local police, but the case was dismissed because the company operated from abroad. Finally, the case was taken over by the international agency 𝐙͟𝐝͟𝐓͟𝐑͟𝐄͟, which after several weeks of management managed to get 42,700 euros refunded to my account.

We had the misfortune of booking a unit with two Binghatti sales reps who lied about the booking being refundable. The booking fee was taken without any written terms and conditions shown to us. The RA was signed under false pretence. After giving formal notice that we wanted to cancel the booking and get a refund, there was no response from the sales reps. Upon visiting the CRM office to file a complaint about the refund, we learned that the sales reps had given us false information about the booking being refundable and that the property had already been registered with the authorities and we must proceed without even seeing nor signing any SPA as well no down payment being made. As someone with experience purchasing offplan properties in the UK and developing countries, I’ve never seen such underhanded business practice, grave abuse of trust, incompetence and complete lack of transparency. This major breach of civil code of good faith has been raised with the director of sales for resolution but there has been zero acknowledgement, response and accountability. This appalling experience is definitely not what one would expect from a supposedly well known developer in the UAE. If this is how a well known developer operates in the UAE, I can’t imagine what the smaller developers are like. Definitely won’t be looking to invest in the UAE at all now. Absolutely do not recommend.
Lies, followed by pressure, unfilled promises and more lies. When you pull out, due to the unprofessional conduct, they don't like it. They delay your refund by six months and don't even have a procedure. They also go as far as to give financial advice and tell you to get out of your current investments, highly illegal in other parts of the world. All they're good for is lying, selling off plan contracts like they're desperate, ignoring contact from customers and hosting viewings with bougie coffee and pastries. They have good looking intelligent young women in shopping centres to lure you in to meet the cocky sales consultants. All they do is brag about meeting targets. The biggest investment mistake of my life. A complete tourist trap. Avoid at all costs. It's had to believe they're worth almost $2 billion, they behave like hoover salesman.
We have been residents in Dubai for the past few years and after many visits and much consideration we decided to take the plunge in purchasing our first property. Binghatti is listed as one of the most reputable property developers and seemed like a trustworthy option to look into what they could offer our family, we visited the Binghatti branch in London and spent a couple of hours reviewing a project we had expressed interest in and was offered an option that we felt may be suitable for us. In order to proceed we had to register there and then which wasn’t a problem at all as we are serious buyers, we were also told that to reserve the unit we would need to pay a fully refundable 20,000 AED holding deposit. We then got sent a payment link and was given only 30 minutes to pay the money, which we did. We were told we would then have 30 days to pay a 20% down payment, within this time we stated that before proceeding we would like to go out to Dubai and see the location of the development and visit the show home which was all agreed with the sales rep. We booked a holiday for 10 nights and flew the family out just a week later, I must state that Binghatti were very accommodating in picking us up and taking us to the show home and also showing us the location where the project would be built. At this time there is just a large hole in the ground and foundations are only just being made for the build, I stated that I found it hard to believe they are to complete the full development within 6 months for handover when construction clearly only just began. After viewing the show apartment and discussing the property we felt that it was not suitable for our family due to having young children, we contacted our sales rep to explain that this option just wasn’t suitable for us and asked for our fully refundable holding deposit to be returned. We were then sent a form to fill out and send back to begin this process, but after reading the form it states that upon signing we wavier all of our rights to our deposit being returned in full or even a partial refund, we also can not take any legal action against Binghatti etc and states that once signed we basically do not have a leg to stand on and it’s down to their discretion if they want to give any money back to us at all. I stated that we would not be signing this form as once signed it’s highly unlikely we would get any money back which it clearly states, we are now corresponding with the sales rep who is trying to help us but has said it is out of their hands and we have to send an email which will be forwarded to the head office/finance department. It has now been over 30 days and we are no further forward with having our money returned, we are also slightly concerned that the sales rep has now stated they are leaving the company due to not agreeing with many of the processes. We find it hard to believe that a multi million pound property development company with such a good reputation can not simply return our fully refundable holding deposit of a mere 20,000 AED?? We have sent multiple emails and messages having to chase the company on a daily basis for any kind of update but do not seem to being getting anywhere at all, I have been left with no choice but to leave my review of a bad experience in the hope of getting some answers and having my money returned. Also I want to make people aware of the situation to prevent this happening to other families looking to relocate to Dubai.

Terrible sales service with Binghatti, pushy sales staff who want you to make a decision there and then with out going away and doing any further research. Offering 30% discount on units to get you to buy right now whilst sitting with them, we decided to proceed with a purchase by placing a holding deposit which we were told was fully refundable and were also told the unit would be ready in 6 months. We visited the site where the apartment was being built and were then told that the completion date was in fact nearly 12 months away! We asked for a refund of our holding deposit and are getting no response from anyone via email or phone calls as they state it’s the wrong department yet can not seem to put us through to someone that can help. AVOID AT ALL COSTS! SCAM
