Unfair Deposit Withholding Despite Contract and Loan Denial – Avoid Magnolia Homes by Brookfield

I’m extremely disappointed with how Brookfield Residential handled my home purchase cancellation at their Magnolia community in Arcadia (4252 Marigold Lane, Homesite 208).Despite working in good faith to secure financing, and receiving a formal loan denial from their own preferred lender (BRP Home Mortgage) on July 2, 2025, Brookfield has refused to refund my $23,600 earnest money deposit. This is despite protections clearly outlined in Section 4.2 of the purchase agreement, which allows cancellation and refund if financing cannot be obtained despite reasonable efforts.Instead of honoring the contract, Brookfield has repeatedly tried to pressure me into accepting a 50% refund, citing default clauses (Section 11) that simply do not apply. I’ve since filed a formal complaint with the California Department of Real Estate and requested that escrow freeze the funds while this is resolved.Throughout this process, I corresponded professionally and repeatedly with Sylvia Yang, Deanna Allan, and Stacey Kinoshita, all of whom ignored the contractual terms and continued to misrepresent the situation — even after I provided the lender’s denial letter and cancellation notice.I strongly caution anyone considering buying from Brookfield — especially at Magnolia — to review the fine print carefully and be aware that they may hold your deposit hostage even when you follow the contract. This experience has been stressful, unfair, and damaging.

Brookfield properties has become a poster child for corporate greed and mismanagement, they've forgotten they have customers. Former Wells Fargo people chased out of the banking industry for fraud made their way into "Crookfield" with all too expected results.

Very disappointed in the Westminster CO…

Very disappointed in the Westminster CO location. This company took over for property management. Disappointment is all I can express here. The maintenance crew was amazing, before they took over. There is a maintenance crew member that is lazy, doesn't work, sleeps on his golf cart for hours. There are mice and cockroaches in the apartment complex. There have been three inspections in the last six months, including the one today. We were all informed that Housing Authority would be present. I called Housing Authority and there is no one due to be on this property today, or in the future. Inspections are for nosey office staff only. There is no way that you can conduct three in six months, for legal purposes. Yes I have talked to an attorney about this. Alex was in the office, he was worthless so they moved him elsewhere. Now Hillary is there, she does nothing. There is so much to fix and repair around here, nothing can be afforded they stated. Maintenance was informed they can use duct tape where needed. Let alone the maintenance crew that expressed to a tenant that the carbon monoxide alarm is fine, batteries changed but still beeping. They informed the two ladies that "they are just fine". However, fire department came out and inspected the area and apartment, guess what, carbon monoxide was detected (numbers were high)! The property continues to rent to individuals who only stay a few months and leave. I have seen three in the last year that have left, just up and left. Do I blame them? NO!! Its ridiculous! This place is ridiculous and needs to be changed. Housing Authority has been called, local TV crews have been talked to. Can't wait to see the changes! Brookfield please do not say "come in to our office and we can help you" because I have and I have proof of this. Just fix things.

I live in the community in Las Vegas I have lived here for more than 8 years this new management company Brookfield properties are absolutely incompetent they don't know how to manage their books when it comes to money they are way overpricing these apartments they tell you you get renovated and you get all these amenities but the amenities don't work I haven't been able to use my gym for over 4 years I haven't been able to use the pool for over 2 years on top of that this apartment complex thinks that it is okay to allow a person that has completely infested their apartment with roaches and has infected the apartment next to them their solution oh we'll just move them oh no not kick them out they'll just move them to another apartment on the other side of the complex so that the other places can get roaches so if I were you honestly the rent is too high you don't get what you pay for it's nasty because they let roaches just Roam and they don't care and it's not safe there are break-ins there are thefts and if you have children and you want to be safe don't move here

Zero Integrity!!!

We found out our favorite store , Squishables is being by Funko Pops, because they liked the space. Squishables has a 5 year lease and they're being kicked out of Fashion Place Mall before the lease is up without probable cause. I hope Squishables takes them to court!!!

I regret to say that my experience with Brookfield Properties Management during the apartment rental process for the 1110 Key Highway # 712 property was nothing short of a nightmare. Here's why:1. Communication Breakdown: Repeated attempts to get clarification on critical issues were met with silence or inadequate responses. Days became weeks without answers, making us panic as our move-in date loomed.2. Contradictory Information: The leasing process was fraught with inconsistencies, from conflicting statements about key provisions to requiring ID verification a second time without any credible explanation.3. Unexplained Third-Party Involvement: The unexpected involvement of Rhino regarding the security deposit added to our anxiety. Receiving repeated confusing emails after already paying the deposit was both unprofessional, unsettling, and seemed like a scam.4. Unfair Handling of Security Deposit: Despite the complexities we faced, including your poor communication, your refusal to refund our security deposit is unfair and unreasonable 5. Total Lack of Transparency: Your practices regarding ID verification, security deposits, and key provisions are unclear and inconsistent. We were left feeling deceived and mistreated.I strongly urge prospective tenants to think twice before dealing with Brookfield Properties Management. The lack of communication, the confusion, and the stress we endured were entirely avoidable. This experience has been a harsh lesson in the importance of transparency and professional integrity, and sadly, Brookfield Properties Management fell woefully short on both fronts.
