The valuation we received was nothing short of outrageous. The valuer spent under ten minutes in our home and produced a figure that ignores every piece of real‑world data. Bought for £210k in 2022. Zoopla estimates £226k. Monzo estimates £240k. Instead, he simply copied our 2022 purchase price as if the market has been frozen in time.This lazy, baseless valuation has cost us our remortgage product and wasted weeks of our time. If this is the standard of “professional” assessment they provide, I wouldn’t trust them with a garden shed, let alone a property valuation.Avoid at all costs.

use only if you want a property down valued

Like many other reviewers here, we have now lost our buyer as a direct result of an overly exaggerated and, in parts, inaccurate survey report, along with a shocking down-valuation.Even our estate agents raised concerns about how OTT the report was, stating they had not seen a survey so exaggerated in a long time. While we are willing to accept that some aspects of any survey are subjective, several points raised were, frankly, ridiculous.For example:“Decking slippery when wet” was flagged as a risk. The survey was carried out on a day when temperatures were -2°C with snow and ice present, yet this was still written up as a safety concern.The en-suite toilet is a macerator toilet. We explained it was fully functional, but—as advised by both the installer and our plumber—it should not be flushed during freezing temperatures due to the known risk of pipes freezing. The surveyor acknowledged this was a common issue and agreed with us, yet still stated in the report that the toilet does not work or needs replacing.Kitchen units were flagged as wear and tear with comments about the cost of replacement—something that applies to virtually any kitchen and adds no meaningful insight.Interior wooden doors were marked as unsafe due to glass not having protection, despite us living here for 18 years without a single issue. Despite all of this, the property was then down-valued by £15,000, completely ignoring current market conditions and comparable sales. As a result, the buyer’s lender is now unwilling to lend the required amount, leaving the buyer either demanding a further reduction (after already reducing their offer by £5,000) or pulling out entirely—which is what has now happened.Out of curiosity, we Googled “best surveyors to down-value a property” — Countrywide Surveyors appeared third on the list. Sadly, based on our experience, that feels very telling.This entire process has cost us time, money, and ultimately our buyer. The report does not feel balanced, fair, or reflective of the real condition of our home. We would strongly advise others to use this company with caution.

Surveyor report

I am absolutely furious with the service we received from this surveyor. We paid a substantial amount of money expecting a professional, detailed inspection of our home. Instead, they failed to identify a major and dangerous structural defect: a chimney stack had been removed with no support at all.The surveyor briefly “touched on” something in the report, but completely missed the real issue. This wasn’t hidden. You can see the problem the moment you put your head into the loft. Yet they failed to recognise or report that the stack was left unsupported — a situation that put both our home and our neighbours at serious risk if it had shifted or collapsed.We are now having to involve structural engineers, builders, and building control to put this right, costing us thousands of pounds and causing huge stress. After speaking with the structural engineer, it’s clear the house should never have been sold in this condition. Any competent surveyor would have flagged this immediately.We trusted this surveyor, and they let us down completely. The service was terrible, the oversight was dangerous, and we’re left paying for a problem that should never have been ours to fix. Avoid, avoid, avoid.

Anybody using these please please stay…

Anybody using these please please stay well clear, I’m more then sure the report that has been done on property isn’t my report or the surveyor walked around with his eyes closed. I can list a number of things that was listed on my report that don’t fit with my house,One being he couldn’t really say much on the the inside walls as the property had heavy duty wallpaper on, all my walls have been re-plastered and painted, the wallpaper I have is feature wallpaper on a couple of walls. He also advised that trees and shrubs should be cut back from the house, again I don’t have these,The main one was I had massive damp and timber rot, which this is what caused our house to become unmortgageable, I was advised to get a specialist out to do a report on this, which I did in fact I got two out to double make sure, both said the exact same absolute nothing wrong with the property. Unfortunately for some reason my buyer wouldn’t except this to be true, and spoke to countrywide who have convinced him it is damp, he has now pulled out the sale of the house. I’ve no understanding what this company is all about and how it keeps sending these cowboy surveyors to house and keep getting away with it.

Extremely Unprofessional

I had an extremely poor experience with Countrywide Surveying Services.The surveyor, Uvejs Cerimi, attended the property on behalf of Barclays for a change of deed mortgage. I received an SMS from Countrywide confirming the appointment time as 8:30am–10am.As I do not live at the property, I travelled extremely early to ensure I was there by 8:30am. After waiting with no communication, I had to call Countrywide at around 10am to find out where the surveyor was. Only then was I told that he would arrive at 11am!The surveyor eventually arrived after 11am, meaning I waited for over two and a half hours! No explanation or apology was provided for the delay. The fact that I had to chase Countrywide myself just to get an update was extremely unprofessional.In addition, it took over 3 weeks for Barclays to receive the valuation report because the incorrect work was initially carried out. Barclays had to chase Countrywide and request a revision, causing further unnecessary delays to my mortgage process.Overall, this experience was unacceptable. If I had a choice, I would NOT USE Countrywide Surveying Services again. I will also be submitting a formal complaint to Barclays.

If I could rate this 0 stars I would. Brand new property built 18 months ago undervalued MASSIVELY!! Do not use this company as a seller. Absolutely ridiculous. Undervalued by 20k and potentially lost my buyer and my future buy. AVOID

AVOID IF POSSIBLE

Very unprofessional gent who came to value my home, basically tried to barge his way into the house when i opened the door without a simple morning or introduction and then looked puzzled when i stopped him. Completely misvalued the house too which judging by the other reviews is not a surprise....AVOID.

Do not give this company your details

Unfortunately made the mistake of asking for an online quote, the quote came out more expensive and after reading other reviews thought best not to use them. Now I'm constantly being bombarded with phone calls and messages despite asking them to leave me alone!
