This service is inundating users with spam. It deserves to be reported to the authorities. We already receive an overwhelming amount of spam daily—there’s no justification for a U.S.-based entity to engage in this behavior.

save your money for extra "services" - they are not real.

weeks of asking for closing cost estimation, I was eventually told I needed to call the title company myself ... even though I paid an extra $595 for help with closings. I did not receive any help on offers or counter offers. the "help" is a blank form that is emailed to you. I hope you know your legal address! They delayed the change of home price by over a week. Didn't return phone calls for people who wanted to see the house and did not return calls to the title company when trying to set up a closing date. Do not pay for any bells and whistles with this company.

I am in the midst of using this service…

I am in the midst of using this service and I cannot even get my email log-in fixed so I can upload an offer myself. Beware of these companies that report they have online support 7 days a week. I've tried to get my email address changed as it is missing an e. I've tried twice now. I can't access my listing dashboard to even upload the contracts or update my listing!! In real estate time is of the essence. Not with this company! Hope you don't have bigger issues than getting your email updated.

Do not pay for any upgrades

So if you decide to use this company, the only they are good for is the very basic service (Gold or Platinum) to get your listing onto MLS. Otherwise, do NOT pay for any upgrades, especially the Personal Transaction Coordinator or the Contract Prep & Review services. They have slow support response times, and multiple agents that contacted them ended up having to contact me directly as they got no response. Even an offer that was submitted to them, never got passed onto me at all.

Multiple failures at multiple points of contact

Their website makes it difficult to find your listing. A prospective buy has to go through several steps just to find a listing. They don't make it easy to communicate with buyer and trying to contact customer service on the phone is impossible. Follow Up: Since my initial review, (now waiting for the contract to expire and go with a different broker) I’ve encountered multiple additional issues. I purchased both the Gold Package and Contract Preparation & Review service to receive professional guidance on offers I received. Unfortunately, their closing team has consistently failed to follow up in a timely manner—if at all. Several offers expired before anyone responded, despite my repeated requests.It wasn’t until I escalated the issue to a manager’s supervisor that I received any meaningful follow-up on an offer. Even then, when I asked a straightforward question about a standard contract, I was met with silence. Based on my experience, neither the contract review service nor anything else this company provides is worth your money or your time.

Watch out for Scam - Not Flat Fee - You Have To Pay Commission (don't miss tiny fine print)

Almost did a flat fee MLS listing with them, rates were decent, slightly higher than some other sites like flatfeebyyou.com but then ListWithFreedom has this TINY small print that says you have to pay .25% or .5% for compliance fee! This is FRAUD. There is no COMPLIANCE fee for any of these MLS services. So I'm about to list a 1.5m home (below appraisal value) so then I would have to pay them $7,500? This is not a flat fee, this is called COMMISSION. Flat fee is just 1 price and that's it.

Terrible service from an overseas call…

Terrible service from an overseas call center and you can’t even understand what is being said. If you ask for someone you can understand you will be socially shamed just for even asking. This is a bad experience just waiting to happen.. Serious people should take their business elsewhere.

    The Traditional method of selling a home works like this. You hire an agent to sell your property. You agree to pay that agent and their firm a fee to sell your home and complete the transaction. That agent, in agreement with their local board, agrees to share that commission with any agent that brings in a buyer and completes the transaction. Your agent markets your property by using the Multiple Listing Service (MLS). The MLS is a Board which acts as a meeting place where buyer and seller agents meet to conduct business and trade buying and selling sources. Once your property is listed in the MLS, your selling agent has agreed to share their commission with anyone who will bring a buyer to the table and complete the transaction.

    By law, real estate commissions are negotiable. What this means, is that commission rates are determined or set independently by individual real estate companies (brokerages) and are not set by any governmental body, real estate board or association.

    Additionally, some real estate companies will allow their salespeople (agents) a certain degree of latitude in negotiating the commission rate to sell your home. This is of course no different than Ford or General Motors suggesting a retail price for their vehicles and then allowing a certain amount of bargaining at their dealers. So, just as it is prudent to shop around for the best deal when you are buying a new car, it is equally important to shop around when you are hiring the services of a Realtor.

    Each and every day, home sellers and home buyers employ the services of real estate professionals. However, as a home buyer, it is unlikely you would ever be asked to pay any portion of a real estate commission. Since it is doubtful your Buyer’s Agent is working for free, how and by whom does this Realtor get compensated? In almost every home sale, the entire commission payable to both the Listing Agent and the Buyer’s Agent is paid by the seller.

    How this works, is that through the MLS, the Listing Brokerage offers a percentage, usually around half (2.5% to 3%), of the total commission to the Buyer’s Brokerage. The two agents involved share credit and commissions in the sale of the home. The majority of all home sales are transacted this way.

    As a home seller, therefore, you will be called upon to pay commission for both sides of the transaction. While this may not seem fair, it is fact. For this reason, it is essential to secure the best possible commission rate with your Listing Agent when selling your home. Paying a high rate of commission, such as 7% on $100,000, will not make it sell any faster.

    There is absolutely no correlation between the total amount of real estate fees you pay and the time it takes to sell your home or the price you get for it. Paying more simply means paying more. “Paying a high rate of commission, such as 7% / $100,000, will not make it sell any faster.”

    The good news is that real estate commissions seem to be falling. The monopoly that Realtors have held over the MLS system is weakening as a result of comprehensive Web Sites that enable the public to access this information. Web services are creating new competition to the industry which will ultimately lower commissions rates. More specifically, it is the listing side of the commission that is feeling the downward pressure.

    The role of the Listing Agent in the sale of a home is more like that of a property manager than a salesperson. Speculation suggests that one day the Listing Agent will be completely replaced by the Web in that the public will pay a flat fee to place their home on a national MLS site. The emergence of “buyers only” brokerages throughout the United States certainly lends credence to this theory.
