Frustrating Experience with Deed Adjustment

My partner and I have been attempting to adjust our deeds for nearly two years, but we have seen no progress. Since the company managed our home purchase, they should have all the necessary documents to expedite our request. Initially, I visited the office nearby and requested assistance. After some time, we were informed that the local office was too busy and were directed to another location and a representative. After a lengthy period with no results, we were assigned to another individual. As I write this, we are still waiting for help. Given this experience, I would highly recommend seeking assistance from a different service if you are near either office. Consider this a warning!

No traction to complete a document adjustment

My partner and I have been trying to get an adjustment to our deeds for around 2 years now, and to no avail. Since MFG handled our house purchase and would therefore have all the documents they required to expedite our request quickly. I originally went in to the office in Kidderminster which is very close to where I live and asked for the help. After a time they said the Kidderminster office was too busy to help and referred us to the Birmingham office and a Mary McAneny. After a considerable time with her getting nothing got done, we were passed on to a Jonathan Skilbeck on 11th Dec 2025. As I write this, we continue to wait, and wait, and wait for someone to help us. In light of this, if you are local to the Kidderminster Office, or indeed the Birmingham Office, I would strongly suggest that your business will be of considerably more interest to another Solicitor. You've been warned!

Avoid this company

My buyer instructed MFG for his house purchase. Solicitors you would assume have knowledge of building sign offs for properties with a 10 year new homes warranty, clearly this was not part of their training which caused significant stress and additional work for me and im sure the buyer. Equally being advised about an agreement for date of exchange and only sending the contract the night before and deposit on the day in full awareness my buyer works away for periods and cannot always access his phone. I would advise anybody to avoid using this company as they certainly exacerbate stress levels during what is already a very stressful period.

only after a payday do not care about you or the law

My father recently passed away, there was an ongoing section 42 abuse enquiry about the quality of care he was receiving when he died.MFG as the solicitors who my dad appointed as his Estate legal representation. They where made aware at the time of his about the on going case. Everything they do is done so slowly.The local council messed up the section 42 enquiry to point of losing all evidence and incorrectly closing the case down. and also incorrectly told the police they had no concerns. This they later greed was wrong and agreed to rectify with the police. However after a separate but connected case was completed by the police, the police told me they had no record of any information from the local council. when I request this information from the local council when, who and what the told the police they said I would need a letter of permission from the estate executor or legal personal representative. When I ask MFG for this permissions letter they refused. saying“The decision was made to avoid the risk of the estate becoming more embroiled in the issue leading to additional costs and potential delay to the estate. In addition there is no financial benefit to the estate in becoming so involved. I understand that you have been advised that the Executors duty is to protect the Estate.”Or more simply to get paid as fast as they can.As an police investigation is unlikely to stop distribution of the estate. They are putting there payday for the justice system.I was even told by them I had dodgy legal advice, saying they are not the people to give me a permission letter as it is not within the remit. Despite who is reasonable for issuing the permissions letter been on NHS England, central and local government legal websites, continue this line even after I provided the evidence proving it.They also implied it would not be in the best interest of my father or his wishes to disclose this information.

Excellent service

I contacted MFG regarding a dispute with my Management company regarding service charge. From day 1 I felt like I was in good hands! Rachel and Reuben, I can’t thank them enough for helping me with preparing a defence and making numerous phone calls on my behalf, advising me of wording of emails etc. I would not have been able to do this by myself. Very professional, costs were very reasonable and explained in full from the outset. I would highly recommend to anyone looking for legal advice.

AVOID AT ALL COST

This company charged me £4,800 to help me resolve my mom's estate due to Executor declining this responsibility. Alm they did was charge me for every little thing even charging me for preparing phone calls and emails which was not necessary as l am no further forward than when l started. I will take this matter up with the Law Society as l feel they went round in circles and l still have not been able to resolve mom's estate. This is the reason l contacted them. To cover themselves they used the word contentious as if l am stupid. They should ne struck off for how they manage certain issues, as they are all about the money and not about supporting anyone. If the was the chance to put no stars that's what l would have given them, as 1 star is too much.

Thoroughly Excellent Service

We used mfg Solicitors at Ludlow to sell our house in Shropshire and buy a property in Durham. Throughout the process Liz Hulland and her staff were excellent. Correspondence, whether by post or email, was clear and timely, they were at the end of the phone whenever we needed them and we could pop into the office in person if necessary. Thoroughly excellent service throughout.

Avoid using this company

Avoid using this company. Absolutely awful communication, don’t get the answer’s you need consistently going round in circles, always asking for more money in the process been trying to buy the rest of our house for 8 months now! Save yourself from the stress and anger and use another company do your research before proceeding ! ! !
