Tricon Residential is not merely disorganized — their practices are predatory.
Our eviction case in Osceola County, Florida was voluntarily dismissed, and on Jan 5, 2026 Tricon’s own attorney confirmed our balance was $0.00 in writing.
Less than 24 hours later, Tricon issued a fraudulent 3-day notice demanding $9,472.19, while ignoring thousands already paid (including funds in the court registry). They continued billing for disabled “Smart Home” services, demanded legal fees for a dismissed case, and blocked our resident portal for months — making payment intentionally difficult.
Only after state complaints were filed and negative reviews gained visibility did Tricon suddenly admit “system errors” and apply a $1,000 “goodwill credit.”
Let’s be clear:
This was not goodwill.
This was damage control.
That $1,000 appeared only after Attorney General and FDACS complaints were opened and Google reviews exposed their accounting fraud. It does not cover medical bills, does not undo months of harassment, and does not compensate for the documented psychiatric emergency their actions triggered in our family.
Their pattern is consistent:
inflate balances → restrict payment access → issue notices → apply pressure → offer small credits once exposed.
Emails were ignored for months. Action happened only when the situation became public.
This is not a glitch. This is systemic.
Multiple Florida agencies are now involved. All documentation is preserved.
If you rent from Tricon: save every receipt, screenshot everything, and never rely on their ledger.
Human lives are not line items.

If I had the option to give a negative star rating, I would. They are a neighboring property and employ the rudest contractors who invade your space without permission. Right now, they are disturbing the neighborhood at night, which is unacceptable. Work should be done during the day when people are awake. It’s unfortunate I can’t share pictures, as I have both photos and video.
This is the worst property management I have encountered. Unexpected charges were added to my rent with no explanation, and the account balance was incorrect, leading to late fees. The billing team instructed us to pay a specific amount but failed to mention any outstanding balances, leaving us unaware until move-out. When trying to resolve this, the billing team was unhelpful and rude.
I strongly advise anyone considering renting from this company to reconsider. Since moving in, I’ve faced ongoing plumbing and septic issues, preventing me from using the washing machine for nearly a week. Previous tenants reported the same problems, and despite the service company's advice to replace the system, the management opted for temporary fixes. I've made numerous attempts to contact them with no response, and my garage has flooded multiple times, damaging my belongings. This week, I had to buy clothes for my kids and spent hours at a laundromat—all while paying full rent for a home I can’t fully use. This is unacceptable.
As a homeowner living next to a rental property, I witnessed a service worker from the company climb over my gate to inspect the fence at the back of the rental. He did not ring the bell, and the fence cannot be accessed from my property. This behavior is quite inconsiderate.
The management is lacking, with poor communication and customer service. At one point, I went without hot water for two weeks, receiving little to no updates from the company despite numerous calls and emails. They refused to reimburse me for my high water bill due to their delay in fixing the heater. They act as if all costs fall on the tenants. The only reason I’m giving one star is because I have to, but they truly deserve none. Terrible experience!
DO NOT TRUST THIS COMPANY - Discriminatory and Irresponsible Practices. I applied for a home and was initially approved, but the property remained untouched during renovations. Just days before moving in, my application was canceled without a valid reason, which I believe was discriminatory, leaving my family without housing. This company lacks professionalism and empathy. I urge others to heed these warnings. They do not deserve even one star.
From an HOA perspective, this company is not managing well! They are overdue on HOA assessments and have stalled payments despite multiple emails. They keep requesting documents that are already accessible through the HOA's management website. While they log in frequently, they still haven’t settled invoices or late fees. We are preparing to place a lien on the property due to their negligence.
