I honestly cannot recommend this builder enough. From day one, he was extremely punctual and always on time, which immediately gave me confidence in his professionalism. Communication throughout the entire project was excellent — everything was clearly explained, updates were regular, and any questions I had were answered promptly.
The team he brought with him were highly skilled and clearly very experienced. Every worker took pride in their work, and it truly showed in the final result. The overall finish of the extension was immaculate and completed to a very high standard.
The underfloor heating was done perfectly and works beautifully. The skylights were installed flawlessly and have completely transformed the space. The kitchen was finished really nicely with great attention to detail, and the garden panelling was done neatly and professionally, adding a lovely finishing touch to the whole project.
This was a big job and it was handled smoothly, efficiently, and with care from start to finish. I am beyond pleased with the outcome and would 100% recommend this builder to anyone looking for reliable, high-quality workmanship. Thank you to the entire team for such an amazing job.
We had Stefan do work on our bungalow. We had no issues and it was a smooth build. His quote was not the lowest but also not the highest. He was approachable and very easy to deal with during the build as we ended up adding and changing a few things and was glad he didn’t add extra to the quote. We especially liked that he was easy to communicate with via WhatsApp and always willing to discuss what his next steps were. We did; rear extension 6m, side extension, loft, and full internal alterations up to finishing, this included 3 bathrooms, 5 bedrooms, kitchen, underfloor heating all over inc loft and laundry room. So it was a big project. We were happy with his team who were all professional at what they did and always left the site clean and tidy. Very happy with end result. Thank you.

I ask you to carefully study the reviews below and research this company thoroughly, including SIMVIK, the company he dissolved.The work is shockingly substandard and I shall be including more detail once legal proceedings against this company have concluded.YOU HAVE BEEN WARNED! EDSS will always shy away from the truth, this is a 100% genuine review. The response from EDSS is prefabricated and has been used multiple times before. The company has refused to engage directly which is why legal action is being taken. I would be very suspicious of any company that has a pre-written response denying accountability ready for submission.Monies were requested (demanded) well in advance of commencement of future work for both materials and labour. Once that money was received work on the original project became so sparse and dreadful that it was no longer practical for the contractor to continue due to legal reasons. This left me with an incomplete project and tens of thousands out of pocket.
After trusting this builder and his company with a loft conversion and further work to my property I wish I never started it.A loft conversion that should have taken 8 weeks as the contract said this actually ran to 20 weeks and still work is not finished. The payment to secure the job was paid more than a year in advance and then the start date was delayed for 14 months.The wet room is definitely that! Water spills into the bedroom. Painting door doorframes, hinges, and latches were painted around showing the original wood, frames were not sanded….and this was meant to be high quality!!I have lots of unfinished work to my property. I feel he is great at demolishing, this is a good skill but the after care and thought is left out.Endless excuses and delays for the work not being completed, workers not available or having to go to a different job. Never was an agreement was made for this or why there were delays made. We just had to put up with it.We had to always chase to get the work done. Money was always paid on time and up front as he wanted, sometimes intimidating and bullying.Worst part of all this, we have paid for goods that have not been delivered and are being kept by the builder and also labour money for jobs that has not been carried out. We were never in any debt with the builder in actual fact he is owing us the money and refusing to pay back. As I cannot reply I am adding on my reply to his statement.When the contract was terminated it was the director who decided to terminate. I can provide evidence for this.For the plumbing it was an atrocious attempt at trying to use copper piping, as he said he prefers push fit. Having plumbers see the work they all agreed with was unsatisfactory. It was the builder / director who said to have someone come and we will need to pay. This breaks Comsumer Law 2015.The breach of contract is not owned up here I see too.The loft is not complete, the silicone is still to be done, radiator bars to fitted, plumbing, electrics, vents in the socket boards, guttering, plastering, switches, radiator valves, the correct ones need fitting, painting…all that can be proven in photos.As for the money I have evidence of money being taken more each week to what the contract said, demands for money even when we didn’t have it. All this too can be provided as evidence. Yes, there were weekly payment plans but this is not supported by what the builder says.The staircase and bespoke glass which really isn’t having spoken to many suppliers. This was never delivered or the suppliers name ever given to me. Access to “the rooms” is irrelevant in this case, the staircase is for a hallway, access from the front door was ALWAYS available!The adhesive and underlay this is still outstanding, we paid for the rooms to be done and haven’t received this. We paid for materials in full. The two bedrooms was a separate job taken on by him. The underlay and the adhesive for these 2 bedrooms was paid for separately and is a separate job from the loft. These items were not delivered as the builder / director says. Adhesive and underlay which we had paid for separately was used for the loft. This as the director / builder knows was paid separately and is holding back delivering the adhesive and underlay for the bedrooms.If any outstanding goods are not refundable and outstanding then they should be delivered as per our request. We have evidence to prove this so there is no slander here against your company He says he is willing to resolve, on numerous occasions we have tried, formally writing to him. Have now been ignored for 2 weeks and as soon as I write a bad review he replies. Do your research before committing. We have no option now by go down the legal route and provide our evidence against.
Disappointing Experience – Would Not Recommend this company I hired EDSS Ltd for a full home renovation including loft, kitchen extension, driveway, outbuilding, and garden. The original project timeline was 17–19 weeks but extended to over 16 months, with several key areas still incomplete or unsatisfactory.While there were some changes to scope and delays (e.g. tenant moving out late), the lack of project management and missed deadlines became a major issue. There was no clear schedule, and expensive materials like kitchens and bathrooms sat unused for months, impacting warranties.Throughout the process, I experienced repeated requests for payments at inappropriate times, and there were long absences without notice, which delayed progress further. On an occasion, a future EDSS client was brought to view my property without my permission.The quality of workmanship fell short in many areas. For example, drainage issues led to multiple visits from Thames Water, and I eventually had to hire another company at significant cost to correct problems with the pipework. The garden, driveway, and outbuilding were left unfinished, and poor sealing allowed rodents access to the property.Despite ongoing issues, I was pressured for further payment, even where work remained incomplete.The contract was cancelled because the owner tried to charge 1k for services without telling me the price first and wouldn't come back unless I paid 1k yet I was left without a basic functions such as drainage working adequately with toilet waste leaking into the garden, and there was ample time to remedy issues and he had access from Feb 2024 until June 2025. I've reported this company to Trading standards via citizens advice and have asked for compensation for costs which they have refused to pay, it cost me over 10k to fix all the isssues he left behind. I also have all the evidence of threatening emails and pictures of works not completed to standard and the missing materials and damage. It's also funny how the Director has dismissed all claims but I have emails and whatapp message where he accepts responsibility and am happy to send to Trust Pilot to verify.Unfortunately, my experience was stressful and costly. Based on this, I would not recommend EDSS Ltd for any renovation projects. If you look at the reviews on here there is a consistent pattern of behaviour and if you Google reviews of the company (which has been shut down) or mybuilder.com or the next-door website or the previous company (Sim Vik Ltd) associated with the Director you will not want to take the risk, there are so many horror stories. There are many of my neighbours he has caused so much stress too, honestly would avoid at all costs.If anyone ever wanted to get in contact via Trust Pilot I would happily share my details and would show 4/5 references where this company has caused significant stress and issues and all the horrible emails recieved, be warned, avoid at all costs.I've managed to now move on with my life and have peace from the EDSS nightmare, until today now that I have a leak in my new roof so now more things to fix.

This was followed by threats of legal action.This is not an isolated dispute. The director previously operated another company, SIMVIK Ltd, which has since been dissolved. Reviews for SIMVIK remain online and describe similar problems with delays and unfinished work. Readers should be aware of this history when assessing EDSS today.It is also worth noting that EDSS’s original Trustpilot profile was shut down after negative reviews, and they are now operating under this new profile.EDSS have also misused photos of properties they didn’t work on, including my neighbour’s house and my own interiors, uploading them to their website without permission. Other homeowners have raised the same concern.Whilst the company likes to portray itself as reputable, my experience — and that of several other recent reviewers — shows a consistent pattern: delays, excuses, intimidation for money, missing goods, and work left unfinished or defective.If you are considering EDSS Construction, please do your research first. Look up SIMVIK Ltd, read the reviews across platforms, and ask for genuine recent references. My advice: save yourself the financial loss, the wasted years, and the stress.
