I have police statements, bank records, and photographs of the damage to my father’s home. The emotional impact of this ordeal is something my family will never fully recover from. I never want to see this man again, nor any of the workers who treated my father’s property like a dumping ground while a neighbour’s house was being built. Please also before you say "Stefan" you tried to "FIX" this DO NOT LIE MORE THAN YOU HAVE!!! I will call the police should you approach me or my family!!!
My 92‑year‑old father hired EDSS Construction Ltd and dealt directly with the company director, Stefan Vasilie. What should have been a simple job turned into a nightmare that left my father frightened, confused, and deeply distressed.
A boiler was installed without any discussion about what type he wanted or how it should be set up. When it began to malfunction, instead of helping, Stefan told my father he must be “senile” and had caused the problem himself. My father’s roof was replaced after Stefan insisted it “needed doing,” and he took my father’s reliable car and cash as payment — again, without giving him any real choice.
Throughout the project, Stefan repeatedly demanded large payments while major parts of the work remained unfinished. One of the most disturbing moments was when he took my elderly father to the bank, stayed with him, and persuaded him to withdraw his savings. Bank staff were so alarmed by what they saw that they contacted the police to check on my father’s safety. When my dad returned home, shaken and vulnerable, the police were already waiting for him. Despite this, Stefan still entered the house while the police were present. It was as if my father’s wellbeing meant absolutely nothing.
Despite receiving substantial sums of money, the work was left incomplete and in places badly done. We had to hire another contractor — at further cost — to fix and finish the job. Stefan made promise after promise that everything would be put right, but those promises were empty. He acted sympathetic when it suited him, then vanished when we asked him to address the damage — including when his workers sat on my father’s shed and caused it to collapse. He asked for photos, claimed he would sort it out, and then simply stopped responding.
My father is a gentle, trusting man. To see his kindness repaid with pressure, manipulation, and a complete lack of professionalism has been heartbreaking. He was taken advantage of at a time in his life when he should have been protected, not exploited.
Based on our experience, I urge anyone considering this company to be extremely cautious. Put safeguards in place, ask questions, and do not hand over money until you are absolutely certain you are protected. No family should ever have to endure what ours did.

Stefan was recommended by a previous owner of the house I moved into. He is professional and clearly outlines the work to be done, answers questions and works to a high quality. He and his team are punctual and also sometimes go beyond there commitments to help when a customer needs additional help. To date Stefan has created a new patio, remediated damp on the ground floor of my house and put in new electrics. I have trust in him and have now also started to leverage him for my mothers house. I happily recommend Stefan and his team.

Disappointing Experience – Would Not Recommend (this company has multiple accounts, I wonder why ?)I hired EDSS construction for a full home renovation including loft, kitchen extension, driveway, outbuilding, and garden. The original project timeline was 17–19 weeks but extended to over 16 months, with several key areas still incomplete or unsatisfactory.While there were some changes to scope and delays (e.g. tenant moving out late), the lack of project management and missed deadlines became a major issue. There was no clear schedule, and expensive materials like kitchens and bathrooms sat unused for months, impacting warranties.Throughout the process, I experienced repeated requests for payments at inappropriate times, and there were long absences without notice, which delayed progress further. On an occasion, a future EDSS client was brought to view my property without my permission.The quality of workmanship fell short in many areas. For example, drainage issues led to multiple visits from Thames Water, and I eventually had to hire another company at significant cost to correct problems with the pipework. The garden, driveway, and outbuilding were left unfinished, and poor sealing allowed rodents access to the property.Despite ongoing issues, I was pressured for further payment, even where work remained incomplete.The contract was cancelled because the owner tried to charge 1k for services without telling me the price first and wouldn't come back unless I paid 1k yet I was left without a basic functions such as drainage working adequately with toilet waste leaking into the garden, and there was ample time to remedy issues and he had access from Feb 2024 until June 2025. I've reported this company to Trading standards via citizens advice and have asked for compensation for costs which they have refused to pay, it cost me over 10k to fix all the isssues he left behind. I also have all the evidence of threatening emails and pictures of works not completed to standard and the missing materials and damage. The owner will come and dismissed all claims and say he has references etc about his excellent work but I have emails and whatapp message where he accepts responsibility for his mistakes especially the drainage and am happy to send to Trust Pilot to verify if required.Unfortunately, my experience was stressful and costly. Based on this, I would not recommend EDSS Ltd for any renovation projects. If you look at the reviews on here there is a consistent pattern of behaviour and if you Google reviews of the company (which has been shut down) or mybuilder.com or the next-door website or the previous company (Sim Vik Ltd) associated with the Director you will not want to take the risk, there are so many horror stories. There are many of my neighbours he has caused so much stress too, honestly would avoid at all costs.If anyone ever wanted to get in contact via Trust Pilot I would happily share my details and would show 4/5 references where this company has caused significant stress and issues and all the horrible emails recieved, be warned, avoid at all costs.I've managed to now move on with my life and have peace from the EDSS nightmare, until now that I have a leak in my new roof so now more things to fix.

Over 4 Years of Delays, Excuses, and Unfinished Work – Avoid EDSS ConstructionI hired EDSS Construction Ltd in early 2021 for a full property renovation. Over four years later, the job is still unfinished. Despite paying a substantial amount of money for labour and materials, I’ve been left with an incomplete property, ongoing stress, and now face tens of thousands in additional costs to get the work done by new contractors.Throughout the project, the owner would disappear for long periods, miss deadlines, and ignore communication. Each time he resurfaced, he offered new excuses and hollow promises to “complete everything soon.” After years of this, I eventually formally requested to terminate the contract and a refund for the many unfinished jobs. In response they’ve suddenly claimed I owed £80,000 for unpaid labour and VAT — a figure never mentioned before — followed by threats of legal action. This felt like a clear attempt to intimidate me and shift attention from the fact that they failed to deliver what was paid for.Even more troubling, this isn’t a one-time issue. The owner previously operated under another company: SIMVIK Ltd. He has made efforts to erase this history, but as we all know, some things stay online forever. I strongly advise anyone considering hiring him to Google “SIMVIK Ltd review” — you’ll find other customers with similar complaints. I’m not allowed to post examples. This is a pattern — not a one-off mistake.The picture he has used on his company websites background is not even his own work- it’s my next door neighbours house which was carried out by another builder. This further more shows his dishonesty and incompetence. I can prove this if anyone is interested can contact me. He has also posted pictures of the interior of my house online without my permission. Both of these actions will be reported in due course. Whilst he has seemingly garnered positive reviews over the last few years I assure you this has all been to my detriment. With promises of anything to try and get your money. If you’re thinking about hiring EDSS Construction don’t. Save yourself the financial loss, the wasted years, and the stress. Check the facts first — Google the owner, read the reviews, and protect yourself.
I'm so grateful to Stefan and to Elvin for fixing up my bathroom and making good on damage caused by leakage. It was a small job for them, but they were so professional and reassuring, and were attentive to every detail. Tidy, polite, professional and friendly. I have no hesitation in recommending their work.

I feel so lucky to have found Stefan and his team! Stefan sincerely cared about the project, wanted everything to a high standard and did the due diligence I would normally expect to do myself. He bought in all the right tradesman at the right time and managed everything, taking a huge weight off our shoulders. We agreed the price upfront and the payment in agreed instalments. Stefan was really flexible and understanding when things went wrong unexpectedly and did everything in his power to help us. He also was flexible around our living arrangements making it as easy as possible for us - for instance cleaning up all mess, sometimes changing working hours so our baby could sleep. We were grateful to have a team so considerate in our home for the extended period of time they were with us. They did carpentry, electrics, removed walls, built walls, removed and replaced floor, removed and replaced the kitchen. He was true to his word and delivered the work for the price agreed up front even when changes came about. He was available round the clock for questions and helped guide us on what to buy when we needed it. Renovating is stressful and I’m just so pleased we found the right builder for the job to make it a better experience. I wouldn’t hesitate to recommend this company.
