Reports are also undertaken when the client has noticed a structural problem which may manifest itself in the form of cracking or movement.

    The most frequently issues referred to us, requiring a Structural Engineers Report are:
    Cracking, settlements and distortions: is it subsidence related or some other structural problem, or is it simply a consequence of normal minor non-structural movement?
    Circumstances that could increase the potential risk of future subsidence, such as close-proximity trees, requiring a subsidence risk assessment.
    Roof framing problems; structural movement, heavier replacement tiling, alterations, or an unofficial roof conversion.
    Structural alterations, such as the removal of a load bearing wall, without approval under the Building Regulations.
    The partial removal of a chimney breast without the provision of adequate support, again without Building Regulations approval.
    Movements in landscaping structures, particularly retaining walls.
    We offer impartial professional advice. Work of this nature generally demands a fast turnaround and, typically, for a residential property we will inspect within five days and issue the report within a further two working days.

    If significant issues are found, we will clearly identify them and give recommendations for remedial or precautionary works, as appropriate. We also give budget estimates for remedial costs. A potential purchaser may then negotiate the terms of sale taking account of the conclusions and the recommendations of our report.See more
