Review Time
I rented my home through a management service for four years, treating the property with care and ensuring it was always clean and well-maintained. The landlord seemed satisfied with our tenancy. Before moving out, I dedicated two full days to cleaning and expected to receive my full deposit back. I even allowed the service to send their own cleaners. Their representative confirmed the property was in good condition upon inspection. However, after we vacated, the company sent photos of minor dirt on a radiator and kitchen surface, using this as a reason to claim the property was not cleaned adequately. Ultimately, they withheld £700 and returned only £400. This was particularly upsetting for us as we have a three-month-old baby and many new expenses. We were relying on that deposit to support our family, yet it was unjustly taken from us. The stress and disappointment during this vulnerable time are hard to express. Based on my experience, I strongly recommend others to exercise caution when dealing with this service. Regardless of how well you maintain the property, they may still find reasons to retain your deposit.
In the 1980s, a television program aired a segment with the shocking refrain, "kill an estate agent today." Over the years, I often wondered how such a sentiment could arise towards UK estate agents. If this company had treated someone less patient than I, those words might resonate more. Deceptive advertising, intentional confusion during property viewings, incompetence, dishonesty, and intimidation seem to be this service's standard practices. --Did you know that three coat hooks near a front door can be labeled as a "cloak room"?
--Items mentioned in promotional materials may or may not actually be included in the deal. You pay your money and take your chances with them.
--A description of “a modern kitchen with appliances” doesn’t guarantee that the most essential appliances will be present once you’ve paid your deposit.
--I even received a council tax bill for the "weeks" I supposedly occupied the property, which I never did, as I only inspected and rejected it. Yet, the council tax was sent and paid. After their elaborate ruse, this company decided to further tarnish their reputation by withholding my 3500 GBP deposit, suggesting I should be thankful I wasn't facing legal action for breaking the rental agreement. Looking back, it’s fortunate I didn’t agree to their initial demand for a year’s rent upfront! From this experience, it’s clear that I won’t be returning to this company. Others would be wise to heed this cautionary tale and avoid them to steer clear of the understandable sentiments reflected in that program.
After losing three offers elsewhere, my partner and I found our luck changed; they proposed a creative bidding strategy, identified inspection issues early, negotiated repairs, and celebrated with us outside the notary’s office, leaving us thankful for their expertise, patience, and humor on a sunny spring day.
I was apprehensive about relocating alone, but the team organized virtual tours, scouted neighborhoods based on my commute, and even recommended a reliable moving service, transforming what could have been chaos into an exciting new beginning!
