My first time letting out a property in the uk and was very apprehensive doing it without an agent involved. Howeve the payment to the agent just didnt work financially for the rental. Open rent made the process so very easy with step by step guidance and easy to use dashboard systems. I am really impressed. Lots of add on services and no pushy sales people, I could pick and choose what suited me. Customer service was also brilliant when I needed help with something. Highly recommend based on my experience so far.
I have been using Open Rent for 13 years now, I had 2 properties at first but now I only have 1. I am not a "professional" landlord and when I first started I was concerned that I didn't know all the legalities around renting a property. Open Rent are there every step of the way at an incredibly affordable price. The website is user friendly, the e mail contact is super efficient if you have any queries and the support and information they provide is exceptional. They offer trade services at competitive prices and ensure you meet all the latest legislation by keeping you informed but giving you a choice as to using their services or sourcing your own. All the tenants I have found so far have been through Open Rent and have all been excellent, they have stayed in my properties for between 3 and 5 years until they have been able to get onto the property market for themselves. I would highly recommend Open Rent and share my experience of them with friends and family who are considering buying rental properties. Why anyone uses high street estate agents is completely beyond me! Thank you Open Rent you make the process of renting out a property as simple as it can be.
I have use Open rent on several occasions at properties I let. The app is very easy to use and this makes the whole process of marketing, referencing and contracts simple. I always carry out the viewings myself as I prefer to meet prospective tenants before making a decision. Having used high street estate agents previously it's amazing the cost savings are when using Open rent and with very little difference in the service received.
I had a positive experience with OpenRent. One of the most popular benefits is that tenants don’t have to pay agency fees — The app lets you filter for things like pets, DSS acceptance, students, etc., and you can quickly express interest or book a viewing online.
The portal works well for private landlords and the service is really good. Additionally it’s quite cost effective and you actually get good number of viewings for your property if you list on right move and other similar portals. Which you can do through openrent package. They do good contracts and reference checks and really more cost effective than using an agent. The products they offer additionally to support landlords are really great and helpful. I fully recommend them and have been using them on and off across for 10 years. Will continue.
I opted for the management plus service. The boiler failed two weeks ago, and it remains out of order. They escalate the issue but take no action and provide no follow-up. With the temperatures in the UK being so low, it's unacceptable for a company to show such a lack of urgency.
We manage just the one property but had found local high street agents both expensive AND hopeless. We're about 6yrs into renting our property and OpenRent is our third agent (second online agent) so have some experience of things. We've found OpenRent to be extremely competent and have absolutely no regrets after 2x 12 month tenants (just going into our third now). The idea of a 'distant' relationship does seem daunting initially; but it really isn't, and the savings are significant (no 10%+ monthly fees + vat for a start!). We found that meeting/interviewing prospective tenants was an absolute must in any case (our worst experience of a tenant was one that the high street agent had found/interviewed/checked....and I never want to repeat that experience again.....expensive AND woeful!).
Most of OpenRents costs re up-front - advertising, handling enquiries, referencing, holding deposits, contract etc but the costs are very reasonable. In terms of on-going costs - £10p/mth for rent collection is entirely optional as is the £300 for annual Rent Guarantee Insurance but that's about it. They have a full suite of landlord services (if you don't have your own) for the likes of safety certificates, check-in/out inventories etc etc - all reasonably priced from my experience.
If I were to offer any feedback to OpenRent I think I would suggest some initial 'hand-holding' just to overcome that perceived hurdle of making the switch (especially for new or inexperienced landlords); but if you do feel that way - it is well worth making the effort in our experience and once you've done it I don't think you'll ever go back!
As a landlord, I've been attempting to regain access to my account for several months. Even though I've paid for their rent collection service and provided identification, they still refuse to grant me access. It's absurd that it only took them a day or two to verify my identity for a Subject Access Request, yet they acknowledge I'm the account holder and still deny me access to the service for which I'm paying. This situation is completely unacceptable.
Initially, I had some reservations about using the service to promote my son's rental property, doubting it would match the professionalism of a letting agent. However, I am incredibly pleased that I took the plunge! Right from the beginning, it was straightforward and user-friendly. The platform guided me through each step, leading to successfully signing tenants in just three weeks. I wouldn't consider going back to letting agents again.
This service is a solid choice for landlords, though there are some issues that require attention. For instance, my tenants are employed at a law firm and due to data protection policies, they are unable to access the links provided by the platform. Additionally, the platform does not allow emails containing the necessary information. It was a frustrating situation where it felt like a classic case of 'computer says no'.
