Have a property in Newcastle and achieved promised 7% returns for 5 years.Now down to 5% with little likelihood of going back to 7%. Problems with cladding which is not being resolved.They may seem professional but I believe the inflated price I paid resulted in 7% returns.I now want to sell and see little opportunity of getting my investment back. Great at selling and offering future returns which cannot be achieved.AVOID

Recently attended investors seminar in Manchester and viewed Affinity Living Riverview, Riverside (where I have a 2 bed) and Embankment West. This was the first time I had seen my investment in the 'flesh' as it were. Having put my initial deposit down in late 2016. The event was professionaly handled and thorough but I still had concerns over the value of my investment with them so it was good to meet. With the first 2 year 6% return guarantee now expired my return is based on rental achievable less management costs (which are reasonable), and the service charges which are high.Having spoken at length with Charlie since the seminar I am still a little disappointed at the net rental received by me each quarter and the sales value he currently places on the flat. However I was encouraged by Charlie's optimism, based on his knowledge of the Manchester market, that we would see growth in both areas (rental and property value) over the next 4 years and a real difference moving on from there. I now accept that this purchase must be considered as a long term investment as opposed to the 'quick flip' which I had originally intended it to be. I look forward to seeing the projected 19.3% cumulative sales price growth through 2023 into 2027 and 20.6% cumulative rental growth over the same period.This is definitely an investment for those who are happy to sit and bide their time The day was extremely enjoyable and the hospitality was very generous.Thank you to Nick and Charlie

Do not go near this Company unless you want to say goodbye to your capital. The only people who make money are them. Your capital is at risk is often said when investing. It will be with this Company. Don’t be fooled by the lovely website & reviews. To be fair, you can make a return on your investment through rent. But this will be negated by the losses that you’ll almost certainly get on selling. You have zero rights, zero input & to reach the NET % income rates you will need to just get your money back will be almost impossible. I would lose £18k on a single investment. If you are in for several units then all I can say is ‘best of luck’.
