There are a lot of things that happened since my first Mortgage with UHM, and I have been dealing with this for 14 months now since December 2023. I overpaid an entire year and now that money has disappeared and nobody can give me the answer on where it went. On top of that my property tax just increased by 60 dollars for the year 2025, but they increased my mortgage by 500 dollars with little to no notice (less than 2 weeks) The actual increase is 250 but need to pay double till my escrow is back to a positive balance. But 250 extra a month does not = 60 dollars for the increase in taxes, yet that is what they claim.
I met Troy when he was working at a dry cleaners. He told us he was a loan officer so my wife and I hired him to originate our new mortgage. We gave him all our information. We waited 3 months then I called to get a status. The processor said Troy was admitted to a rehab due due his terrible heroine addiction. We went to the closing in 2 weeks and the rate and fees went up. Boy we were screwed. I would not recommend Troy rabidoux to anyone.
Rep was nice and helpful, but the company policies are "corporate af" and stingy. Within a week of signing up, I was receiving spam calls... UHM sold my information! And now a data breach? I requested my data be deleted, but they don't even provide a mechanism for that. AVOID AT ALL COSTS. You will find a more trustworthy mortgage company at any street corner, not hard!
It has been a complete nightmare. To say the least. If I can say anything is do not trust them, go with someone else. I have been lied to many times by the loan officer RC and then by team lead Audrey Zeleznik. RC the loan officer said I would get a 1 time close on my construction loan he reassured me hundreds of times every time we spoke on the phone that it was a 1 time close and for that reason, once approved I didn’t have to worry about providing End of year taxed or proof of income or anything again. I was looking into other mortgage companies and they all said once the construction is done then we have to reapprove you. I talked to RC and asked him if this was the case for UHM too and gain he reassured me no more documents would be needed. I decide to go with them because I love this idea of 1 time close only having to be approved once. We start construction and the builder is not going to be done by the 12th month. I get worried and call RC to let him know the situation and ask him if this is going to cause any issues with the loan because construction is delayed, and I am also about to file taxes for the year and they are going to be lower. He said it was not a problem at all its a 1 time close we won’t ask you for documents again. But meanwhile I did have to pay $2000 every month for the rate lock extension and interest on the loan. I was very stressed but that’s what I did. When construction is done at 17 months, they start asking me for ALL the documents for the recent year again and for the end of year taxes. I am worried and don’t understand what is happening. I call RC he says not to worry he doesn’t understand why they are asking me for all this if is not necessary a week goes by, I don’t hear anything, but I get another email asking questions and saying they can verify my income. Again, I call RC he said don’t worry it has been approved you just need to sign and we are good to go. A few days go by and I don’t receive the email to sign I have to reach out to them asking when the documents will be ready to sign. SURPRISE there is no approval and they are having a hard time approving my loan! I already sold my house and have moved into my new house and I don’t have a mortgage but meanwhile I have to be paying for extension and interest every month Almost $4k every month. I ask them to please help me get this resolved. A month goes by no one has reached out to say anything I have to reach out for help they tell me they are waiting on corporate; weeks go by and again nothing. I reach out they say they will transfer my file to corporate and they will help me. Thats when Audrey calls me says Corporate is working on my file and they will have answers for me by the end of the week or early the following week. I tell her I am going on the third month and I am stressed put paying extensions every month she tells me don't worry you don’t have to pay for the extension and your rate will remain lock. Are you sure?! she said yes absolutely you don’t have to pay it. End of week comes I haven’t heard anything I start to worry what if just like with RC she is telling me one thing and it’s not true. I send her an email can you please confirm out conversation today regarding the rate lock. No response. Monday no response. I send another email again no response. I start sending email to everyone I can copy and explaining what Audrey has said to me. No one can reassure me anything. Mid-week Audrey never called me with an update like she said she would and only sent me an email saying she can make NO commitments until I pay for the interest. Which I am fine with but why didn’t she tell me that last week when she reassured over the phone that I didn’t have to pay for the extension. I responded letting her know was not a problem to please call me to make payment and if then she could commit to what she previously said. the only response was "I am waiting for senior management as previously mentioned and I can advise" Again on the phone she tells me one thing and by email another thing. I can tell you doing business with UHM is the worst mistake I could have done. Ever since that day I have been worried every day. All day I wake up worried and I go to sleep worried. Waiting to hear from UHM.
We have purchased several homes and this by far was the worst experience we’ve been through. Very unprofessional team with a lack of knowledge that has cost us fees, time, and an inability to continue to purchase more houses due to dragging their feet. It’s better to pay a higher interested than use them.
Chose UHM to service mortgage when buying home, under recommendation of realtor. One question I asked to the UHM rep was if UHM sells their loans. Got a very emphatic "no". Now, a year and a half later, not only have they sold my loan, but they sold it to absolutely one of the worst lenders in the industry...I am *not happy*.
In 08/2020 I closed on a home loan with UHM. During the process, my home was valued at $250,000. My resulting monthly payment to UHM was approximately $1388 for mortgage principle, interest, and escrow for property taxes and insurance.In 07/2021 UHM reached out with the promise of lowering my interest rate and monthly total payment through a refinance. The refinance closed in 09/2021. During the process, my home was valued at $280,000, and my resulting monthly payment was $1288 for principle, interest, and escrow for property taxes and insurance.In 04/2022 I discovered UHM had not paid one penny of my property taxes, and that the tax bill due had increased from $3,551.77 to $4,297.66 due to penalties and late fees. At first, UHM denied any culpability despite underestimating the property tax on a home they valuated just a few months earlier, and for a county whose tax rate they knew. With much wrangling, UHM finally agreed to pay this bill.On 06/01/22, UHM auto-debited my monthly payment from my checking account. To my surprise it had increased from $1288 per month to $1866 per month without any notice whatsoever! This is an increase of almost $600 per month from my promised lower monthly payment just 9 months earlier during refinancing! Refinancing with UHM has likely cost me my dream home, because my initial mortgage’s payments increased by $500/month as a result, and the refinanced monthly payments increased $600/month. This represents a 45% increase! For their mistake! From what they put into my closing contract in 09/2021! Despite the clause that states THEY will be responsible for any underestimation of property taxes, within the closing contract.Thanks to choosing UHM for my mortgage and refinance, my monthly payments increased almost 50% within 18 months of purchasing my dream home, meaning I’ll likely have to sell it within 12-18 months, despite all the money that I’ve sunk in it, in the meantime.
