Avoid This Company at All Costs

As the Director of a Right to Manage company, I regret choosing this management company for our properties. Over a year of minimal activity and numerous follow-ups led to our decision to dismiss them. They charged us for virtually no service, including failing to collect service charges. Despite attempts to end the relationship amicably and request a proper handover, they have not complied. They are holding onto our funds and details, and we are still waiting for what was promised to avoid litigation. Save yourself time and money by avoiding this company.

Significant Letdown

I regret having to leave this review, but this company genuinely deserves a one-star rating. After a challenging transition from a previous management company, we hoped for better service but were met with empty promises. Not a single service outlined in our contract was fulfilled. Despite assurances of a dedicated manager, that never happened. Their lack of cooperation during the handover to our new management company has been frustrating, with all communication being ignored. This is a serious warning: avoid this company at all costs. Their incompetence makes them a poor choice for property management.

I wish I could give no stars

I'm a leaseholder in a block of flats they manage and I've been waiting nearly 3 years for them to repair a roof that leaks into my apartment. Not only do they not fix it, they usually don't reply to messages about new leaks or damp on the walls caused by the roof issue. They have even lied to me twice, telling me the repair was scheduled when it wasn't. Now the windows are also rotten, contractors have broken one of them while doing something else and I can't get any response at all about when they're going to repair these. To add insult to injury we just paid £16k in maintenance fees for one year and they wrongly tried to charge me eight times the ground rent due for this half year. They have at least apologised for that.

attempt at double charging... terrible incompetence

Crikey... where to start. They asked permission to go into a vacant flat, which I gave them, saying "I assume I won't be charged anything"... and then they said I owed 720 pounds for something that had already been done. I complained, they stalled, and said they would get back to me... and nothing... until I discovered they had smuggled that charge in under a service charge arrears itembut it got worse... I told them something had already been paid, another conversation started, they again disappeared off promising to revert to me... and didn't... their contract with the block of flats then came to an end and they passed both charges on to the new agentsand they have badly mishandled the complaints procedure, while the new managing agents blame them for the mess (probably quite rightly)... an appalling experience generally

Appalling appalling appalling. Minimal level of service led to intense frustration, flat sale almost falling through and thousands of pounds of extra costs borne by myself and my buyer. They simply don’t give a damn about leaseholders, are near impossible to get hold of and regularly lie - ‘we’ll get back to you’, ‘we’re on to it’. Our previous managing agents, FirstPort were ineffective in a corporate way, but LBM were simply hopeless. Avoid, avoid, avoid.

If I could give 0 stars I would. If you’re buying a property and these bandits are assigned as your management company - you’re in trouble. The fact that this ensemble can poison my enjoyment of my own living space makes me feel physically sick. Myself and fellow residents have not had a working lift for SIX MONTHS. I won’t bother expanding a list of problems from that (there are MANY) I’ll just leave that as a headline.

LBM is absolutely useless

LBM is absolutely useless, they don’t even provide a poor service, they provide nothing at all and charge you massively. We have had the misfortune to be mismanaged by them for the last few years and they have proved consistently to be useless and lie and make up everything as they go along. No matter who you contact, no one will ever get back to you, they never reply to any emails, and their usual trend is an auto-respond that the person is on annual leave, their directors also seem to be permanently on annual leave, not surprised considering their charges.So, avoid this useless company unless you want to be totally mismanaged and charged majorly for nothing whatsoever by a bunch of cowboys.

LBM is awful, avoid like the plague

LBM is awful. They charge a lot of money and don't even do the bare minimum. They don't reply to emails and when you call, your person of contact is always away or in a meeting and never gets back to you.They haven't paid contractors they were supposed to, they don't tend to leaks causing apartment damage, they won't even respond to energy providers when they enquire about something for months on end.

The worst block management company out there. Trust me!!

The five stars on here must have been bought. Terrible communication, terrible management, not enough staff members within there ranks... They ignore everything. I can't even find words. We changed our former managing company to LBM and now residents are begging us to bring the former managing agency back as LBM was like jumping from frying pan to fire. They will frustrate the f out you. No reasonable person who have actually used there services would rate them above 1 star. Save your self the stress - Avoid!!! Run!!!!

THE WORST - AVOID

I deeply regret to express my profound disappointment with London Block Management. Their alarming lack of responsiveness to correspondence has left residents in a perpetual state of frustration. Issues within the building persist for extended periods without any sign of resolution, often stretching for months or even years.Adding to the dismay, the company's failure to promptly issue charges showcases a blatant disregard for their duties, causing undue stress on residents. Their incompetence hits a new low when contractors remain unpaid, leading essential service providers such as cleaners and maintenance workers to abandon their responsibilities, resulting in a neglected building.For over four agonizing months, we have grappled with a broken lift, unsecured entrance doors, and unsanitary communal areas, all posing significant safety risks. It is evident that London Block Management lacks the fundamental competence and professionalism needed to fulfill their obligations effectively.
