If i could award no stars i absolutely would Absolutely terrible property management. The building is constantly falling apart and nothing ever gets properly fixed.
Several doors in the building are broken, communal areas are disgusting due to the doors not being fixed, letting anyone access the building the lift breaks almost every week complete issue for anyone with a disability & is basic needs for anyone with a disability, and the car park barrier has issues constantly The fire alarm also goes off all the time for hours for no reason, often in the middle of the night, which is incredibly disruptive.
The worst part is the so-called emergency out-of-hours number — nobody ever answers when you actually need help.
For a company responsible for residents’ safety and maintenance, the level of service is shocking. Completely unacceptable.

When I moved in to my new house . Built by Keepmoat. The sale team explained to about the service charge which would be around £12 pcm it’s not the case it currently £40 pcm I’ve ask them to do some works on a manhole cover which is loses and dangerous over a year ago nothing has happened they’ve even changed us for works that haven’t been done I’ve have the footage to prove it now there charging us for any reason picking up litter we’ve not seen a gardener sins last year if anyone is thinking of buying a property that has blue property don’t these properties are supposed to affordable housing there just ripping people off
Honestly, no matter how desperate you are to find a property, avoid these guys at all cost. I cannot stress this enoughFew things:- Their response times are atrocious when you need something. When they need something, they suddenly remember how to communicate- They are inherently dishonest about everything. I'm not sure why- Staff are not equipped to help as with the above, they report issues inaccurately causing a constant back and forth with communication that leads nowhere until you literally have to provide them with evidence to back up your points

If you question charges, the burden is placed entirely on you to challenge a system that is structurally stacked against residents.My advice to anyone considering a home on a privately managed estate:Ask very direct questions about estate charges, future increases, and who owns the land.Get everything in writing — verbal assurances are meaningless later.Understand that “freehold” does not necessarily mean freedom from ongoing, uncapped costs.If you are already living under this arrangement, keep records, challenge everything in writing, and seek independent advice early.This is not what most people understand freehold home ownership to be — and it has caused ongoing stress and frustration for many residents.
Words cannot describe how terrible this company is. If you are thinking about buying a home and these guys are involved, run for the hills. They've embedded themselves in the deeds of our house and we can't get rid of them. This practice of selling fake freeholds is being investigated and I just hope the government puts a stop to it.
I contacted Blue Property to discuss my property’s. I was in contact with Sam McShane. I was dealt with very professionally and she answered all my questions fully. Having dealt with several companies It makes a change to speak with someone who was polite and new her job
Very poor in communication and correspondence, takes ages to respond to email and the credit control team behaves like they are your sworn enemies. Hikes the charges without any justification even after several calls to them to provide clarification and resort to threats to get the money from you. It seems our developer didn't do their due diligence before handling over to them. Avoid them for the peace of your mind sake. I wish I can give minus star.
