Worst company ever to be renting off don't fix any problems that are wrong then won't give ya your desposit back when ya leave run lads!!!!!

Truly abhorrent company

Truly abhorrent company, no service, send invoices out at random, try to charge you for things you services you have never received. Tried to scam all the residents with a huge bill and send letters from their "legal department" for random things they cannot provide an invoice for. True scammers.

One star is generous

One star is generous. They are simply appalling. Over charge every single year. Hundreds of pounds to put bins back, charging to service a satellite dish our building doesn't have then refuse to acknowledge that they invoiced it as they say it says satellite not dish. To say they are a con would be an understatement, I’m now seeking legal representation to have them removed.

Unethical way to conduct business.. someone needs to stop them

It is a shame the way this company conduct business... very poor service, poor communication and there is no customer service. If you get delayed to pay the annual service fee (wich you actually dont see any service at all) they charge you an extra admin fee that is almost half of the annual fee... £55 just for admin fee (which the service they provide costs £178 annually).... it is just insane to even think about those admin charges in proportion to their annual service fee ... when I intended to call the customer service and after I explained this situation, they couldnt explain themselves and they refused to remove the extra admin fee! Then they tried to reach back to me to ask me to remove my negative comment!! outrageous!!

Nothing short of immoral behaviour at this place

Nothing short of immoral. Every year they try get more money in rent charges to our 50 freehold properties and provide nothing by way of service. Despite having a cap agreement on our charges they try and charge more. They try confuse home owners with negative replies and then write to Lenders citing home owners are not keeping to rent charge agreement as per the TR1 document. Making £55 and £99 extra fee charges for doing nothing. They do no landscaping or ground work and claim the fees are mainly for management and insurance charges, nothing of which is any benefit to home owners.

Dishonest, unprofessional, bad value

Our building manager Jason has been caught out lying with evidence, instead of Blue removing him from his post or disciplining him, he's left to do his "job" which seems to be hiding somewhere and failing to acknowledge correspondence. Security door for the building was broken for nearly a month, all it needed was a new lock which took a 24 hour locksmith 20 minutes. Cost of building maintenance has gone up this year by nearly 30% but the standard of maintenance is still exceptionally low. They were told by a judge at tribunal that their administration charge was too high, they responded by making it even higher. Blue deny it's their job to maintain our bike shed. Carpets and walls have not been cleaned/decorated in years. Windows don't get washed and costs continue to spiral. Interestingly 2 of the 3 positive reviews here only have a single review, very likely accounts linked to the company. Avoid this company at all costs, how they are allowed to continue to trade is unfathomable to any of the residents in my block and seemingly many others when looking here and on Google.

Beyond contempt

--> We are a site of 76 Freehold Homes and Blue Property are the owners of the Management Company responsible for Managing our Landscaping.--> Blue Property have been responsible for "managing" the Landscaping in the Common Parts pertaining to our Freehold Houses for over 5 years now.--> We have continuously made them fully aware of the defects with the site landscaping since they sent their first invoices in 2020, which they will be aware of beyond reasonable doubt.--> They have not been adhering to the legally binding Section 106 Landscaping Management Plans which are conditional to the planning permission of the site.--> They are implicated by Keepmoat in the TP1 to follow the Agreed Landscaping Plans stated in the S106 Agreement, and that no other landcaping condition is acceptable.--> As part of this agreement (16/03861/FU@Leeds), any failed planting within the Common Parts in the first 5 years is supposed to be replaced at Keepmoat's cost by The Management Company, within the next available planting season.--> Most of the 50+ trees in their care on our site are now dead, and / or were never alive since planting, and our annual bills have more than doubled in the last 5 years--> They say they're not paid to water the trees. But they are paid to keep the trees alive in the first 5 years, and if they die they need to replace them.--> When we complain Blueproperty say we should speak with Keepmoat to rectify this and that Blueproperty only have to maintain what was left by Keepmoat, and that Keepmoat won't work with them to rectify issues in the Common Parts, whereas our TP1 contract with Blueproperty (c/o The Management Company) and Keepmoat suggests otherwise.--> Per the TP1 and S106 Agreement, Keepmoat are liable to cover replacement of any failed Landscaping planting in the Common Parts within the first 5 years of site completion and you would have thought this would fall under Blueproperty's remit as Landscaping Managment Company to arrange this with them, as part of their normal duties, as the assets within the Common Parts which they are overcharging us to manage are covered per the conditional Planning Permission.--> This is just the latest incident where they clearly are not able to manage our site properly, and on that basis I would not recommend them at all and cannot believe that we are stuck with a company that is breaking Planning Law yet the Law still seems to protect the (in)actions of this shameful company over innocent homeowners who have been tricked into this scam by being told lies in the sales process by the housebuilder Keepmoat, and had concerns downplayed / ignored by both Blueproperty and Keepmoat ever since.

I found the group to be very quick to respond and their responses were informative, helpful. Working at a solicitors I have to deal with a lot of management companies and Blue Property have been on one of the most efficient and professional and I have had the pleasure of working with.

Avoid if you can

I would not recommend The Blue Property to anyone. They are unprofessional, unreliable and do not keep their promises.
