I email he boss Anne Ridge normally replies did not emailed again week or so later emailed again nothing still waiting for original question bad service

HML were our management company until…

HML were our management company until we did something about it…..and now they’ve gone.This year, our new service charge and reserve fund is £1000’s less.I read these awful reviews and sympathise with everyone,we experienced exactly what you are now going through. Whoever is writing the 5* reviews,needs to change their writing style as they all seem very similar !!!!Our properties were virtually impossible to sell,their value decreased whilst HML continued to ramp up the charges. Their listed contractors were completely out of financial control and were making a packet out of us.It really is easy to change your management company,and I urge all leaseholders ( with the HML chain around their necks ) to get together,do some online research and contact several management agent companies.My tip on that choice,try your local reputable estate agents who have a rental side to their business. If they can’t help,they will probably know someone who can.You will need to be organised,determined and be prepared to put in a long shift to turn everything around,but with the help of a good local management company,you’ll achieve it.Your first mission,find out when the contract with HML expires. You must give 3 months written notice that you ( as residents) will NOT be renewing it. Your new chosen managing agent will then take over everything…..it’s a bit like changing banks I suppose.The sooner you act on this the better,as you might be within that 3 month notice period. Then you’re stuck with them for another year.The more leaseholders that act on removing this awful company,the better….hopefully on a national level after reading this.Do it,I promise everything will improve if you do. 🙂

Absolute Morons

Nothing like hidden costs - lol , I was selling my property (no Cain to. Fist time buyer ) because of the morons at HML it took a year for the sale to complete , you have to purchase their bullshit sellers pack (about a much use as a happy meal) then a variation the the lease was required for £2300 event though the deed was worded as as per the inclusions related not one of the morons had the bollocks to sign it so had to pay another £900 for their trumped up legal dept to review ,,, if you value your poetry then stay well clear of HML , they couldn’t manage a piss up in a brewery

Very poor experience

Very poor experience with issue management, communication, and value for money.I’ve been dealing with an ongoing noise and flooring issue affecting my property for around a year. During this time, emails and portal messages were often left unanswered for long periods, deadlines were repeatedly pushed back, and the issue was passed between multiple property managers with no clear ownership.Despite repeated follow-ups and formal complaints, opportunities to resolve the issue were missed, including when the property above was vacant. After more than a year of being escalated through different people and processes, I was ultimately told that nothing could be done.On top of this, the service charge is extremely high and has increased every single year since I’ve owned the property, which makes the lack of effective management and accountability even more disappointing.As a property owner, I expected a much higher standard of service.

Avoid at all costs – service charges feel abusive and deliberately opaqueMy experience with HML has been nothing short of disgraceful.Service charges are issued with staggering figures, minimal explanation, and what feels like a deliberate lack of transparency. When challenged, HML either ignore correspondence, delay endlessly, or respond with vague, meaningless statements that avoid answering the actual questions being asked.There is no accountability. Costs appear to be dumped on leaseholders regardless of whether they arise from historic defects, poor original construction, missing documentation, or failures entirely outside residents’ control. HML show no interest whatsoever in protecting leaseholders — only in issuing demands and chasing payment.Communication is abysmal. Emails go unanswered for weeks. Phone calls lead nowhere. When responses do arrive, they are dismissive, evasive, and written in a way that feels designed to wear people down rather than resolve issues.What is most concerning is the complete imbalance of power. HML operate as though leaseholders are simply a revenue stream, not clients. There is no transparency, no justification, no engagement — just invoices and threats if you question them.If you value fairness, clarity, or a managing agent that acts even remotely in residents’ interests, do not touch HML. This is not management — it feels like exploitation dressed up as administration.

Draft budget riddled with obvious errors (again)

The draft budget for 2026 prepared by HML Bristol for our management company was riddled with obvious errors: an amount of £3,600 appeared twice, an amount increased by 37% instead of 9%, the amount for building insurance wasn't updated, amounts didn't add up to the totals, etc. The approval of the budget was an extremely painful process as a result. This is the second consecutive year that this has happened. I asked HML Bristol for some financial compensation for their poor service, but they are refusing.

HML East Malling…

Having worked with the East Malling branch of HML for a few years now I have always found them honest and fair. Helen Johnson has been a pleasure to work with, communication is good, getting all info needed and chasers if we don't get there quick enough! Working with Helen I get the impression HML have an ethos that values and understands their contractors are a key part their management role and keeping residents and their clients happy.

Outrageously high service charge

I own a two bed property in Kent which HML and they are absolutely criminal. My flat is situated in a relatively small block and this company keep hiking up the Service Charge without consulting the residents. The electricity bill for the communal area has increased by £2000 in 2years, they've included a £3000 gardening fee. The new annual service charge is almost £3000, it's outrageous and more than council tax. It's causing a massive amount of added stress to the residents of my block in an already tough time, and anyone trying to sell is finding it incredibly difficult because people are put off by the high service charge.Avoid these people at all costs!
