My experience with this room rental agency in Milan has been absolutely terrible, and I feel compelled to warn other students, especially Erasmus students, who seem to be their main target.
First of all, I was charged €225 in administrative fees for closing the contract, a cost that was not stated anywhere in the contract. Even worse, the agency only allows you to process the contract termination through their app, making it impossible to avoid this charge or discuss alternatives in person. It feels like a deliberately designed system to force tenants into paying unjustified fees.
The customer service is extremely poor. Whenever I had issues or needed clarification, assistance was slow, unhelpful, or completely nonexistent. During problems with the accommodation, the support was basically absent.
On top of that, the rent prices are completely disproportionate for what is being offered. The quality-price ratio is unacceptable, especially considering the additional hidden costs and the lack of real support.
To other Erasmus students considering this agency: be very careful. What may look convenient at first can turn into an expensive and stressful experience. My overall experience was extremely negative, and I would not recommend this agency to anyone.
The apartment was located well, the furnishings acceptable if a little tired. Apartment was surrounded by a building site and according to the fire service the early morning call out in the cold was avoidable and not the first time, culminating in very little sleep. My biggest problem the appalling responses from customer service…..
I think the service was better back when it was cheznestor. Now, I believe something must have happened, like bankruptcy, because they are unable to provide any essential services whatsoever. We have been without a working dishwasher, washing machine, and stovetop for almost a year. We havent had heating for 3 months, and had an electrical outage for 3 days (it took so long because we found out from the electrician that joivy has not been paying them for the past interventions) yet they have the audacity to still ask for full rent and a 600 euro emergency checkout fee.
We also found out two years ago that a check had been done for the boiler, and the plumber found two things needed fixing or else it would fail. They let Joivy know, but for two years they refused to hire anyone to fix this, and inevitably the boiler failed and now we are in a dangerous electrical/gas situation. They are not letting the other roomates change locations unless they pay their 1000euro rents. They have let the house fall into ruin with negligence and often did not respond to emails about issues/or would schedule interventions where the person would not come, or do something completely unrelated like clean the toilets (one of which has been broken for 3 months in a house full of 8 people)
Because of a pipe issue they refuse to fix correctly, gross water is regurgitating from the sinks.
I believe the good reviews being posted are fake. The worst thing is, as the house still has no hot water, heating, or working appliances and a gas boiler that looks like its in a very dangerous state, flooding, and complete disregard, they have put rooms up available for rent. 44 rue danton levallois.
Why do they do this to people?
The representatives are focused on money, charging me 225 euros for admin and cleaning fees, yet the room was not cleaned when I received it. Why should I be responsible for this payment? Furthermore, they billed all six residents in the apartment 100 euros each for alleged cleaning issues, but the apartment has been in the same state since I moved in. The mess was left by previous tenants, and it should be their duty to address it, not ours. Customer support has also been unresponsive; I've been waiting for a reply for four days, and it seems no one cares.
This experience has been nothing short of a scam.
1. They require payment for both registration and reservation fees right up until check-in.
2. The advertised rent is misleading. They inflate prices during peak demand, so you might end up paying 100 to 200 euros more per month than your roommate, not to mention the initial fees.
3. The quality of service is appalling; the rooms, communal areas, and kitchen are in terrible condition (and this applies to more than just the space I rented).
4. You pay for a service that is nonexistent. It’s easy to reach out before making a payment, but once you're committed, good luck getting help; you’ll likely only speak to an automated system.
5. They will try to scam you upon your departure; expect charges for items like pillows, bedding, and blankets after use. Often, they will withhold your deposit. They tend to leave the used items for the next tenant, meaning the bed, mattress, and pillows you receive will be in poor condition, not to mention the kitchenware and bathrooms.
6. It's unfortunate that they hold such a monopoly and exploit young students and workers in major cities where finding housing is already challenging. I would strongly advise against using their services.
Our stay at the top of the hill was truly remarkable! This rental offers breathtaking 360-degree views of the city, surrounded by beautiful monuments. The house itself is charming and has been beautifully renovated, creating a cozy atmosphere. If you have a lot of luggage, make sure to instruct your driver to take you directly to the top instead of dropping you off at the bottom.
My experience with the agency was incredibly frustrating and unprofessional throughout. Initially, communication was persistently poor. When issues arose, the agency avoided accountability and relied on vague procedures. A significant concern was their AI chatbot system: responses were often inconsistent or contradictory, making it hard to reach a real person. When I did manage to connect, the replies were unprofessional, delayed, unclear, or dismissive. From the beginning, there was serious miscommunication regarding my rental dates. I received conflicting information via email and in the contract, and later I was unexpectedly told I had to extend my rental for another full month, despite earlier confirmations. The check-out process exemplified their operational flaws. I initially planned to check out on a Sunday, but was informed this was not possible or that I would incur an extra fee. Consequently, I adjusted my flight to Saturday to comply with their demands. On the check-out day, despite following their instructions, no one arrived. I waited over an hour without any communication, risking my flight. Later, I learned that weekend check-outs typically only require leaving the keys, a fact that was never communicated to me initially. Furthermore, the agency seems to levy fines on tenants at every opportunity, even for inaccuracies. They also promoted amenities that were not available. The apartment was advertised with images and descriptions of a study room that had been closed for over a year. I paid for access to this space but never got to use it. In summary, the agency is very unprofessional, displaying little respect for its tenants, with poor communication, misleading information, and unnecessary stress throughout the rental process. I strongly advise against using their services.
This agency is terrible. They are truly neglectful landlords. Avoid living in any of their properties. We faced broken facilities, hazardous leaks near electrical wires, flooding, mold, and water damage. A toilet was inoperable. There was a clogged waste pipe causing sewage to back up regularly, creating an unpleasant odor. Some rooms had broken radiators, leaving residents to cope with 30° temperatures in winter. Hot water was scarce, and the water pressure was laughable. Despite reaching out for repairs over five months, our requests were either ignored, or they sent someone who did nothing. They often claimed we had never complained when we followed up. Issues with pipes and a broken gate took four months to resolve after a tree fell due to water damage. They even charged a resident 800 euros for a broken key, making her pay for a locksmith. Residents fell ill from black mold, which was painted over, and the previous occupant was charged for the cleanup. Some tenants refused to pay rent due to broken appliances, but the agency insisted they still owed rent and imposed late fees. The staff must be truly misguided. I hope legal action is taken against them soon, as it’s astonishing that no one has been seriously harmed due to their negligence yet. This is the worst housing agency imaginable.
I rented an entire apartment from them. I paid a cleaning fee for a move-in ready space, but the apartment was dirty and filled with spider webs. The shower was stained, the bedroom was dusty, and the balcony was cluttered with dust, leaves, and dirt. By dirt, I mean a thick layer that obscured the trash can's color. The agency informed me that they only clean individual rooms, not common areas, even though I rented the entire apartment and paid the cleaning fee. Ironically, they didn’t clean any part of the house, including the bedroom.
