The Most Substandard and Illegal Rental Management in Canada!
1. Illegal Withholding of Deposits: Management consistently fails to communicate or return security deposits after move-out, misappropriating those funds for their personal expenses.
2. Unlawful Tactics & Privacy Violations: The manager performs unauthorized filming of personal belongings within units without tenant consent, later using incoherent personal excuses to mask these illegal entries.
3. Harassment and Noise Disturbance: there is a problematic tenant-an elderly individual from Texas USA-who lacks control over her dogs, resulting in frantic barking around midnight daily. This individual illegally enters other units without permission and creates extreme noise disturbances while making delusional claims about others.
4. Sociopathic Management: The manager exhibits a sociopathic personality, completely ignoring official regulations and solely focusing on "begging" for money. The building constantly suffers from high vacancy rates, forcing them to offer several months of free rent to attract anyone.
5. Substandard Living Conditions: From the start of our one-year lease, we were provided with a broken unit previously subject to eviction. The facility is severely dilapidated with numerous gaps in walls and floors, frequent pest infestations, and constant construction-level noise due to monthly inspections and repairs in neighboring units. The management also forced us to keep staying to rent.

After renting for approximately 7 months, we legally terminated our lease on the signed legal form with the management. And we moved out after. Due to family emergencies and work for a long time in another province, I was unable to notice what illegal activities the management has done before. Additionally the 5-star reviews here are fake and they have paid for such fake reviews.

We are handling the lawsuit with the Ontario law department and law firm now. Don't waste time and money here!

Worst builder ever

Worst builder ever, still after 3 years running after them to fix there unfinished items or improperly fixed items. Never again! I will never recommend minto to anyone!!! There are incredibly unorganized, we would stay home for there work day, miss work and they would not show up or cancel last minute several times. There so much more but I only have so much room to write!

If I could put zero stars i would

If I could put zero stars i would, but i must put at least one. My autistic daughter moved into the apartment in March. Ever since she moved in she had pharaoh ants crawling in her apartment and kitchen counter. Her food. We notified Minto, they did come and treated them. Ants are still there a month later. Minto doesn't reimburse for anything. They consider it a normal standard of living for mentally disabled people.

I purchased a home at the Daytona Beach Margarville.I decided with my new husband to purchase a unit that would be bigger for us.The process has been anything but pleasant.They hide what the upgrades will cost. They did not allow me to use a realtor. The process is not above board, and I am unhappy with the process.

Minto's quality has eroded - Avoid if you can

Minto owns many properties in Ottawa and the surrounding areas, entire neighbourhoods are owned by Minto and there is always more homes being built by them. I have rented with Minto for close to 10 years in apartments and town-homes. My personal experience renting with them has been horrendous. Over the years they have closed rental offices and shifted those responsibilities onto other offices, this has resulted in very poor customer service. Phone calls are ignored and messages are forgotten, emails are also ignored, and a new RentCafe website feature for reporting issues has similarly been ignored. My tickets are left to collect dust and are eventually cancelled without a response from the Minto staff. Myself and my neighbours find the only way to get into contact reliably with the rental office is to drive the 15 minutes to the rental office that is still open, which is hard to do for those that work or do not own cars. I'd like to stress that my issues are not complicated. I sent in a request for a new parking space, or for mold growing in the bathroom, or for squirrels nesting in the attic. These are not complicated requests, but each email, phone call or support ticket only progressed when stopping into the office in person.Friends that worked for Minto on the construction side of things were worried about the corners being cut and the environment made them leave as soon as they were able. In the property maintenance department they were told that their job is "not to fix the problem, but to make the problem go away". This usually results in a denial of parts ordering and an insistence that appliances should be repaired as best they can without spending actual money on maintenance. Similar to the construction end, the friends I had in property maintenance have moved on to other companies as things got worse.Speaking with pest control contractors and snow removal contractors about poor service these last few years, they admitted that Minto has been behind on payments and were difficult to deal with. When the pay came in they sprung to work, but they saw no point in providing a quality service if they had to spend just as much time hounding Minto for payment. It's hard to blame them when I've experienced the same issues from my end.Minto's quality has been quickly eroding, and the competent people that work there are leaving, or are being overwhelmed as positions are vacated with no hope of reinforcements. Though it will be quite expensive to start a new rental agreement elsewhere, it may be necessary for me as maintenance and administration issues pile up.
