Matthew restores faith that not all Estate Agents are awful ! Matthew was honest from the start about a property we were intrested in. We recently purchased our first house through Garreth at Rok Marsh Estate Agents and were very impressed with the service offering all round. After months of looking for the right first purchase we came across the property that was everything we were hoping to find. Time was of the essence for us and Garreth accommodated an evening viewing for us immediately. We fell in love with the property and offered there and then at the door. He got back to us very quickly with the good news that’d we’d been accepted :) the process from there was nice and smooth bar a couple of bumps outside of Rok Marshes control but both Gareth and Matt stayed highly contactable through out my panic and always came back to me with any update of information.All in all, super happy with the service and we are very grateful to Gareth, Matt & the Rok Marsh team for seeing us through one of the most exciting yet nerve wracking moments of our lives so far! The process of selling a home can often be stressful, however here at ROK Marsh we offer a personable approach in guiding you every step of the way, to ensure a smooth, successful and stress-free process.
-So how does it work?
We are here to accommodate your needs from front to back, offering a whole range of services all under one roof, alongside our well-established independent, whole of market brokerage, RBM Solutions.
-Valuations – One of our property experts will visit your home to provide you with a free, no-obligation market valuation, using their experience and knowledge of the local area. You will then receive a detailed valuation report explaining how this figure was achieved. Remember the market value will not always be the same price that your property is marketed for. Your agent will discuss with you your motivation for selling, and your future plans, this will help us to decide upon the best way to market your property.
We also understand, given the present Covid-19 conditions, a virtual valuation may be required. While physical surveys are always preferred to get a real sense of the property, we have highly experienced staff with great knowledge of the area to complete a virtual valuation for you.
-Professional Marketing – Once you are happy to proceed, the agent who visited your home will then create an advert with your input, to market your property, this will involve taking some professional photographs and drawing up a detailed floor plan. Your advert will then be added to our website and social media pages such as Facebook and Instagram, but more importantly Rightmove and Zoopla, where 98% of buyers begin their search! With your permission we will then come out and erect one of our For Sale boards.
-Mortgages & Conveyancing Certificates – If you need a hand sorting a mortgage or finding solicitors, our in-house team at RBM will be more than happy to arrange this for you. We have excellent pre-existing relationships with several solicitors which is key in a smooth transaction.
-Viewings – You are welcome to host your own viewings or let one of our agents take care of this for you so you can sit back and relax, focus on the next steps, or even just sit and enjoy a nice cuppa!
-Negotiating – Your agent will handle offers & negotiations to achieve the best price. We would already have had a conversation to establish the price you are wanting to attain.
-Other Services – We can assist with Energy Performance Certificates and Specialist Surveys, and recommend local decorators, removal companies and waste clearance services.
-We are here for you! – Your agent will be with you every step of the way until your property is sold. We are available outside of our usual office hours to assist with any queries, to ensure peace of mind in the moment.
