I resided in this property for several months, and sadly, the experience was consistently unsatisfactory. Essential services were unreliable throughout my time there.
Hot water was often unavailable or only lukewarm, occurring at random times. Being advised to “use another bathroom” in a shared house when hot water failed is not an acceptable solution for a long-term rental. This problem persisted despite numerous reports and attempts at “repairs.” Internet connectivity was a major issue.
The Wi-Fi in my room was extremely weak and unstable for a long duration. Multiple technicians came to address the issue, but it was only resolved very late in my stay, after months of complaints. For students relying on internet access for their studies, this was a significant concern. Misleading representation.
The property does not match its online appearance. Facilities advertised as available (like certain appliances) were frequently broken or unusable. The overall condition indicates long-term neglect rather than isolated issues. Management communication was unprofessional and dismissive.
When I raised concerns, responses were often delayed or downplayed. Instead of acknowledging the ongoing issues, I was told that “everything works” while being informed that certain bathrooms were still not functioning properly. At one point, I was simply told to leave if I wasn’t satisfied — not an appropriate response when tenants are asking for basic services to function. Financial focus over solutions.
Rather than proactively addressing the issues, management prioritized rent enforcement and penalties, even when essential services were not consistently delivered. Requests for understanding or compensation were outright denied. Overall, this accommodation added unnecessary stress during a period that should have been focused on academics. I would strongly recommend potential tenants — especially students — to thoroughly consider and ask very specific questions before making a commitment.
DESTROYED MY ERASMUS EXPERIENCE
This has been the most terrible experience I've ever had with a service. I spent four months living without hot water, dealing with black mold in my room that required medical attention, no internet access at all, malfunctioning appliances, and leaks throughout the house (it felt like it was raining inside) with minimal assistance from anyone. I had to book an Airbnb for the final month because the living conditions were unbearable. Don't be misled; the owners of the property are also the executives of the service, which means their priority is profit over helping students. They ignored most of our complaints and tried to shift the blame onto us. I began negotiating to terminate the contract early due to the numerous unresolved issues in my room. They repeatedly denied these problems despite the evidence I provided through photos and videos. I spent over a month sending emails to the owner, only to receive consistently rude and dismissive replies. I even had to involve a lawyer to reach out to her, which she chose to ignore. I lived in shared accommodations with nearly 20 other tenants, most of whom faced similar issues. The property is very old, infested with mold, damaged, and has significant structural problems. They claim to have made repairs, but I believe it should be condemned. I can confidently state that this service ruined my Erasmus experience; a substantial part of my time was spent worrying about dealing with them, living with mold, or searching for a place to take a hot shower. Don't be fooled by the outdated videos they post on social media, where they delete or disable comments. This is a total scam. They should feel ashamed.

RUINED MY ERASMUSThe absolute worst experience I have ever had with a service. Don't be fooled, the owners of the house are the CEOs of Student Room Flat, which means they have no interest in helping you, only in taking advantage of students. They ignored most of our complaints and requests and tried blaming us for most of them. I started negotiating ending the contract early because of the amount of unresloved issues in my room. They proceeded to deny these issues multiple times in spite of the photos and videos I continually sent. I spent over a month emailing the owner over and over trying to reach an agreement, only to receive very rude and dismissing responses everytime. I even had to resort to a lawyer to email her, who she proceeded to ignore. I lived in CAMILO CO-LIVING with almost 20 roommates, most of them had similar experiences to mine. The house is very old, full of mold everywhere, broken and leaking and with strong structural damage. They claim to have fixed it, I think it should be demolished. I can confidently say that Student Room Flat ruined my erasmus, a very big part of my time was worrying about dealing with them, living with the mold or trying to find a place to have a hot shower. Don't be fooled by the years old videos they post on instagram, where they delete or deactivate the comments. Absolute scam. They should be ashamed of themselves.
No hot water, leaks everywhere in the house, mold everywhere.They wouldn't fix anything, they pretended none of the issues were real, and they wouldn't let us leave, even if the conditions there were unlivable...Pretty much scammers taking advantage of people.

As a returning customer planning a longer stay this time, I was concerned about the high booking fee, which was a bit difficult for me to manage.Nicolas not only addressed all my concerns regarding the contract, declaration, and notarization by their property manager, but also kindly offered me a discount on the booking fee. It was truly a delightful and positive experience, and I really appreciate his support and professionalism.
I have been living in Barros Lima (Porto) for a couple weeks now and I´m so glad I chose to live here! The check-in went super smoothly and the people here are very helpful. I also got very lucky with such amazing flatmates as well and I can´t wait for the rest of semester here <3 Totally recommend!
