A Wonderful First Experience Renting in England

This was our initial experience renting a home in England, and we felt anxious due to the pre-holiday season when many were unresponsive. We are grateful to the team for their exceptional and prompt service. They provided help and support in securing all necessary documents. Everything was straightforward, quick, and transparent. Thanks to their efforts, we found a new home just in time for Christmas.

Building management lacks professionalism and communication.

The building management is extremely unprofessional. They do not communicate with residents and seem unaware of the rights that residents and homeowners possess within the properties they oversee. They consistently favor the developers they are associated with and never challenge them. Maintenance is inadequate, and ongoing issues are not addressed with the developers; instead, they are dismissed as tenant problems. For a building that is only 18 months old, we should not be experiencing repeated system control failures. Attempts to reach out to the leadership yield no response, and their budget management appears to be nonexistent. We received a letter indicating an anticipated operating cost overrun in the millions, yet they cannot provide financial documentation to support this. They clearly do not prioritize the tenant experience, and I would recommend avoiding any building they manage.

Extremely Frustrating Experience

I usually refrain from writing reviews, but my experience over the past five months has been so stressful and anxiety-inducing that I feel it's important to share. In July, I submitted a request to change the sharer because I needed to vacate the property by September. I followed all the necessary steps: - I notified the agent in writing of my move-out date.
- I adhered to all procedures they outlined.
- I even paid the fee for the sharer change, which was accepted right away.
- A new tenant moved in with their full knowledge and consent. I genuinely believed everything was settled. However, as of December, due to their administrative delays, the new tenancy contract for the new occupant has still not been issued. Instead, I am informed: "The tenancy is on a rolling basis, so it remains legally in your name." How is that fair? The new tenant has been living there for months. The company was aware I was leaving. They accepted my fee for the sharer change. They promised a new contract would be issued. Yet, I am still held legally responsible. This situation has caused me ongoing fear and anxiety. Knowing someone else resides in a property under my name, while I have no control, access, or protection, has made my life incredibly stressful. With major life changes, visa deadlines, and work relocation approaching, their negligence has left me emotionally drained. For five months, I trusted they would handle things properly. Instead, I find myself potentially liable for a property I no longer live in, all because they couldn't issue a simple contract promptly. I have never encountered this level of mismanagement with any letting agent before. Now, I am forced to contemplate formal complaints and legal action just to safeguard myself from a situation they created. If you value your peace of mind, legal safety, or overall well-being, I strongly recommend reconsidering renting anything managed by this company. They may leave you facing the consequences of their delays, as they did to me. This entire ordeal has been devastating and utterly unfair. One star.

Deposit Problems

I lived in a small one-bedroom apartment for a year and was charged nearly £400 for a cleaning fee, including a 'bulb repair' for a light that didn’t even work before I moved in. They gave me just two weeks' notice to leave after initially saying I could extend my lease for another year. It's been three months, and I still haven't received the rest of my deposit back. I agreed to pay the amount because I was unsure how much longer it would take to get my money back. I repeatedly requested another fob for a whole year, only to be told each time that they would 'sort it out.'

Caution with cleaning fees

My son vacated his rental studio room in Liverpool four months ago, and it took three months to get our deposit back. They deducted £222 for a deep clean of a single studio room, which he left mostly clean except for the boiler cupboard and skirting. Charging for deep cleaning is illegal, and the fee is absurdly high for a single room, indicating a complete lack of negotiation with the cleaner. Additionally, I mistakenly overpaid one month's rent and am still waiting for reimbursement four months later. Despite multiple emails and complaints, I have yet to receive a response. Do not trust this company.

Cold and dissatisfied with the situation

Update: Still dealing with open louvres and the same excuses ('we are in contact with subcontractors'). I've spoken to three subcontractors, but nothing has changed! The walls, entrance carpets, hallways, and stairs are soaked with water and leaves everywhere. I wake up with a sore throat due to the cold! How does anyone from this company feel when they come home to open louvres in this chilly weather? I have developed a terrible cough and throat infection, and the cold at night is worsening my condition.
