Renting through this service was one of the most stressful and concerning experiences I've had as a tenant, characterized by mismanagement, changing lease terms, and serious privacy issues. From the beginning, communication was inconsistent and often contradictory. Expectations shifted over time, and information that was initially presented one way was later revised or reframed, sometimes without clear notice or accountability. A major issue involved a bait-and-switch regarding lease terms. The property was advertised as including landscaping, yet shortly before finalizing the lease, the wording was subtly changed to remove this. When I pointed out the discrepancy, it led to exhausting negotiations and a formal lease amendment process that should not have been necessary if the listing and initial lease had been accurate. The most troubling issue, however, was related to medical privacy. I provided medical documentation solely to request accommodations and repeatedly and explicitly asked that this information remain confidential and not be shared with the property owner. Despite these clear requests, my medical notes were shared with the landlord anyway. When I raised concerns about this breach of privacy, the service did not acknowledge any wrongdoing or take responsibility. Instead, they deflected by suggesting I should “check local laws” and implied they were allowed to share medical documentation, rather than addressing the fact that they violated my explicit instructions. This response felt dismissive and gaslighting, as it shifted the focus from consent and privacy to a legal technicality, without offering transparency, accountability, or remediation. As a tenant, I should not have had to constantly defend my right to medical privacy or explain why sensitive health information should not be shared unnecessarily. The way this situation was handled caused significant distress and diminished any sense of trust or safety in the management relationship. Additionally, the service tried to impose HOA-related fees or penalties that were not clearly outlined in the lease and fell outside of my contractual obligations, often communicated in an implied or threatening manner without proper documentation. During move-out, there was further confusion regarding warranty coverage, with issues that should have been addressed under an existing warranty instead being framed as potential tenant responsibility, adding unnecessary stress during an already time-sensitive process. Overall, the service relied heavily on templated messaging, deflection, and changing explanations rather than transparent resolution. Tenants were repeatedly placed in the position of correcting errors, disputing unjustified charges, and defending basic boundaries. Tenants should not have to worry about last-minute lease changes, unauthorized sharing of medical information, pressure to pay fees they do not owe, or uncertainty regarding warranty responsibilities. If you value privacy, clear contracts, and professional conduct, I strongly recommend steering clear of this service.
I would give this company negative stars if I could. I don't know how they are still in business. Ziprent has been consistently careless, unprofessional, and unwilling to take responsibility for serious mistakes. My tenants moved out at the end of July 2025, and Ziprent claims an inspector visited the property on August 1. When I personally checked the property on August 5, I found the front door completely unlocked and a TV console missing. I do not live in the state and do not even have keys to my own house, so the only party with access was the management company. Instead of providing a meaningful apology and reimbursement, Ziprent attempted to shift blame onto me and suggested that “anyone” could have been given keys in the past, an excuse that makes no sense given this was my personal property before I left the state and started renting it out. You know it's a great business when their motto is to blame the customer :) This isn't even the end. I visited my property again on October 10 and the keys in the lockbox worked (thankfully). Afterwards, I terminated management service and Ziprent sent another inspector to replace the lockbox with a new lockbox. In the process, they lost my house keys entirely!! When I returned on November 1, the keys in the new lockbox did not unlock the property. I had to message my prior tenants for the garage code and enter through there. I also had to replace the front door lock myself, and my mailbox keys remain missing. At every turn, Ziprent avoided accountability, acted confused when confronted, and offered no meaningful resolution. If you are looking for a management company that will leave your home unsecured, mismanage your keys, refuse to take responsibility, and attempt to blame you for their negligence, Ziprent will meet those expectations. Otherwise, avoid this company. My experience has been unacceptable, stressful, and deeply unprofessional, and I am sharing this so other property owners can avoid the same issues.
Ziprent is amazing as a property management and tenant placement company! In a tough rental market in San Francisco, they were able to find very qualified tenants within just two weeks. They help manage vendors to address issues that tenants raise, and I have used them for years! i’ll continue to utilize Ziprent for my property!

We used Ziprent for tenant placement and currently have them for property management. Overall I was impressed with the service received. They were proactive in reaching out after we had low turnout. Their suggestions worked and we were able to get tenant soon after. My initial concern was whether it was safe for prospective tenants are touring without an agent. They have a pretty good processes in place ensuring the home is safe. They have a flat fee and no monthly admin fee for the tenant - which is great. One does not add to have multiple fees on top of the rent.
