This company is the most unprofessional I’ve ever come across. They are running a very big scam and I would warn all potential creatives that are looking for a space to rent for their business to avoid at all costs.

I rented a studio at their building Standard Road in nw London. My contract with them started 1st July 2024 and I left the company end of November 2025. The communal areas were a joke, cleaning hardly done the front door was left cracked and mashed up for my whole time being there and maybe longer. Toilets were always dirty never cleaned and the communal areas smelt, these issue were raised numerous times and nothing was done. This was my main reason for leaving as well as the increase in rent and service charge which was not justified. Since leaving I have not been sent back my security deposit. They ignore all communication which includes all my emails, dms and phone calls are impossible, not sure why they even have a number. It has now been three months and still no return of my deposit which ridiculous.

It appears that this has happened to so many others which is terrible, they need to be investigated as they think it’s okay to run away with tenants deposits, thinking it will be forgotten about.

I will now be taking them to court and having them investigated, please do not waste your time with this company and spread the word !

STEALS DEPOSIT , STOPS COMMUNICATION

Was promised that the deposit would return 40 days after our move out date, I emailed the finance team around that time and they advised me that it still had not been 40 working days and told me to wait until 16/02/2026. The deposit still was not refunded on this date and I sent emails to find out what was happening. I asked what deposit scheme the deposit was held under and “Cheryl” from the finance department stopped responding and has not responded to my emails since. When we contact via mobile and get through to the finance department, they either keep me on hold for over 2 hours or they hang up as soon as they answer so I don’t get to speak to them. From looking at other reviews it looks like this is a common scam that they are involved in, stealing innocent tenants deposits. Rent was paid every month and the deposit was originally paid the same day as the viewing. They are quick to take your money but slow to return it because they’re thieves. I have spoken to Citizens Advice and will be taking them to small claims court and their director as well as Ealing council will be informed. I advise that nobody books a studio with this company unless you want to lose your money. There has been zero communication regarding the deposit and we still have not received a penny. They take advantage of tenants and the building is also neglected (Standard Road), reports were made about the cleanliness of the common spaces and the bathrooms and they advised that they have a cleaner there once a week. I have never seen cleaner in the building and noticed the same big ball of dust and hair on the stairs in the same exact place for weeks, just showing how filthy the building was. The bathrooms are cleaner in Asda and McDonald’s than the bathrooms in the studio, mould on the walls, dirt all over the floor, overflowing sanitary bins, no toilet roll, filthy sinks, it’s disgusting. They’re stealing deposits and not even pouring it back into the business. They will not be getting away with this.

AVOID! Deposit taken & communication STOPPED.

I would strongly advise exercising caution before entering into business with this company.Our experience began when we dealt with John Buena and his colleague, Chaz, regarding a unit at their Oxgate building. We were offered the unit at a discounted rate on the condition that we paid a deposit within 3–4 days. Before proceeding, we requested a second viewing of the unit, which was not arranged. We also asked for updated images of the unit, but these were never provided.During phone conversations, we were reassured that the deposit would be refundable and that images would be sent the following week. Based on these assurances, we proceeded with the deposit payment. However, once the deposit was made, communication from their side ceased. A contract was eventually sent to us, and we raised several queries regarding its contents. Despite multiple phone calls, emails, and text messages, we received no response.Our proposed move-in date was 03/01/26, yet there was no communication or confirmation from their team. Due to the lack of clarity and unanswered concerns, we did not sign the contract.By February, having still received no meaningful communication, we formally requested a refund of the deposit. It is important to note that no contract had been signed at this stage. On the same day as our refund request, John contacted us to state that the deposit was non-refundable under the terms of the contract. However, as mentioned, no contract had ever been signed.Despite repeated attempts to resolve the matter amicably, we have received no substantive response to our queries, nor have we been provided with the requested images of the unit to this day.We are now forced to escalate the issue through the other channels. Based on our experience, we would recommend that others conduct thorough due diligence and ensure all documentation and communication are clear and complete before making any financial commitment.S Ghimire & A Shaikh

Long term tenant experience, rising costs, declining standards, and poor management

I was a tenant at Warwick Works, run by Artistic Spaces, for around five years.When I first moved in, the building was already run down, but it was usable and affordable, and it worked as a studio space. Over the years, rent increased and the service charge went up, while the condition of the building steadily got worse.Basic maintenance was consistently neglected. The toilets and bathrooms were poorly maintained for long periods, and the shared kitchen was regularly filthy and in a very poor state. These were ongoing issues, not one off problems.Eventually, Artistic Spaces chose to repaint the building and install a glass entrance door, seemingly to make the space look more attractive to new tenants. This made the building more visible from the street and was followed by multiple break ins. During this time, the company did nothing meaningful to address security and instead blamed tenants for the outcomes.Communication was consistently poor. Emails often went unanswered, and it was extremely difficult to get hold of anyone when there were problems. After I had clearly informed them that I was leaving, both by email and in a phone call, I was sent a new contract the following week that would have locked me into a further three year term. This showed a clear lack of awareness of individual tenants and suggested that administration is outsourced and poorly coordinated, with little understanding of what is actually happening in the buildings.When I eventually moved out, my departure was not acknowledged until the final week. A checkout call was completed and I was told everything was fine. Despite this, my deposit was held for around three months. Even after that period, it was not returned until I spent several more weeks chasing their accounts team, with the delay blamed on internal bureaucracy.Throughout my time there, it felt like the focus was on opening new sites and increasing revenue rather than maintaining existing buildings or supporting tenants. At Warwick Works there were serious issues, including waste from toilets leaking into other studios, repeated break ins, and ongoing neglect of shared facilities.Since moving to a different workspace, it has become very clear how poorly Artistic Spaces treated their tenants in comparison. Based on my experience, I would not recommend them to anyone looking for a well managed or well maintained studio space

I was a tenant at artistic spaces for 2 years in the Paynes Wharf location, and personally I had a great and easy experience in AS.The team were lovely with me, never had any issues with them directly and when I had a leak it was dealt with quickly and efficiently.I truly am only leaving because I found a place that works abit better for my services but I would be more then open to renting off of them in the future and couldn’t recommend them more if it’s within your price range.I would be abit more skeptical of the reviews as I do feel I heard a lot of complaints in my building but the issues aren’t directly AS issues. We are all adults renting the spaces so I feel like toilets and stuff should be upheld to a certain standard which in my opinion isn’t met but that’s a tenant issue in my opinion because if we left the space how we would like the space to be this wouldn’t be an issue. Only thing I would also just recommend being mindful of is Business rates as I didn’t actually need to pay them but just be aware of this when Inquiring about a move in. But I would overall say if you ask all the relevant questions and cooperate with all the rules you will have no problems renting with artistic spaces.For those who have said about the deposit not being returned I will have to update my review about this going forward as I have 40 business days until I should be concerned about them not returning but I will be back to give my honest feedback.

they prioritise new locations whilst neglecting the old. I use to have an old spot here but I flagged so many health concerns as a building. I moved out and they held my £1.2k deposit and stopped replying.The main guy 'chaz' will smile when touringu. Then disappear when u acc need something fixed. There are so many other creative and great studios in London for creatives whose building owners care. Please look elsewhere.They will lie and say they kept the deposit because they had work to do but there was no work to do that warranted keeping a 1.2k deposit. Their response of the move being ‘sudden’ is a lie and I had sent hundreds of emails explaining my disability and health didn’t allow me to stay in the building. All ignored. I’ll now be taking up with court and so have other tenants. Do not go here

We’ve had an excellent experience at Artistic Studios, and a big part of that is thanks to Glody, our building manager. He’s always available, incredibly responsive, and consistently goes above and beyond even outside of regular hours to help, reassure, and make sure everything runs smoothly.Glody is a key reason why we chose to stay and expand into additional units. He’s been a constant source of support and a real asset to both the building and the wider Artistic Studios team.And to top it off… he’s an Arsenal fan! It doesn’t get any better.Highly recommended!
