As an international student, I relied on the photos and online viewing provided, where the property was presented as high-spec. What I moved into was completely different and in a very poor condition.
From the start, the property had ongoing and unacceptable issues:
- Heating not working for a long period
- No hot water completely at the start, then at times.
- Broken toilet and repeated plumbing failures
- Kitchen flooding on multiple occasions
- No basic setup such as a proper place to eat
- Poor cleanliness and lack of upkeep throughout
These are not minor problems they made the property difficult to live in on a daily basis. Despite repeated issues, response times were slow and problems often took far too long to be resolved.
On top of this, there was a lack of transparency around tenancy terms. The automatic renewal into another fixed period was not clearly communicated, which caused significant financial pressure and made it difficult to leave when planned.
This experience has been extremely stressful, especially during an important academic period. It is not what was advertised, and not what a tenant should reasonably expect.
If you are considering renting through this agency, don’t do it.
I am currently exploring raising these concerns with the local council.
I would not recommend this agency based on my experience.
I am a landlord in one flat in Haria House in Bradford and its been one year now and hasn't earn anything from the flat that I purchased. All of their expenses liquidated to £0. Plus, I am paying a ground rent which is more than £500 GBP annually. I am regretting why did I make this investment, very bad choice.
I have been renting for a few years now and what you think would be standard professional practice does not apply to this company. The phones lines are barely picked up and information is not consistently communicated with all team such as when deposits are returned as I was told by the end of the week and over the phone was then told two weeks. The representative I spoke with was incredibly unprofessional and dismissive after I had said I wasn’t interested with the room due to how unclean the property was and sent over photos of the front porch littered with rubbish and all sorts. Following this I made a complaint about this and the customer service team informed her which prompted her to confront me about my experience with her which is insane. The worst part about this whole situation was the holding deposit I paid to secure took far too long to be returned. I had asked for a simple email confirmation of this but the representative I was in contact with did not provide one and the team I spoke with over email could not get a response from whoever was managing the finances. I spent over two weeks trying to get some form confirmation for the holding deposit until they randomly sent it back with no confirmation email. Be very wary as they don’t use a deposit protection scheme.
I lived in this property for almost three years and I am very satisfied with the experience overall. Louise, who manages the property, was always responsive to any questions or concerns and acted quickly whenever something was needed, which I really appreciated. In general, the flatmates I lived with were good and the atmosphere in the house was pleasant. Overall, I am very happy with the service and my time there.

Everything went wrong from the beginning. I had to move out of the accommodation in the end. It was depressing. A few of the staff were nice but the others acted like they were not human at all. I am still waiting for my deposit to be paid back to me. From the other reviews, it looks like this is a common problem with this company.
