These guys have a broken website and app that cause a lot of headaches. They have *major* penalties for any sort of odd infraction. It doesn't matter if you are right or wrong; the penalties will never be refunded.
This company routinely raises rents by 25% or more within 90 days of signing up with them. This partially pays for discounts they issue to new suckers whom they vacuum up and suck dry.
I have been storing in the same until since 2006. The original price was $150.00 per month. Over time the price has gone up and was staing right around current rental pricing. Then four or five year ago it jumped from the current rate of approximately $300 a month to nearly $600 a month, then 12 months later it jumped to $735 per month. Now they want to raise the cost to $845 per month when the normal rental price is $345 to $450. I asked why, they said improvements, and that they could not lower my price because I was grandfathered. So I guess the fact that you closed both restrooms in the unit and are using them as rented storage is an improvement for the managers wallet. I am not sure. I asked again about the price being lowered and was told "well you can move allof your stuff to another open unit in our space and we can give you the current rate of $355 per month. So my recommendation is never rent from Cubesmart on Pulaski Highway, near Golden Ring in Baltimore. They do not keep the place up and do not care about the customer. All they are doing is raising the price higher and higher so they can get more money from you. Take your business to their competitors. Clean locations with working restrooms, and oh yeah, my new rate will be $215 a month for the same size unit I have at Cubesmart, and they rate will never be raised higher than the current rental price for a unit.

I rented a unit at CubeSmart expecting a long-term arrangement. Three months after move-in, my monthly rate was increased by 33%.Yes, their agreement allows increases and labels the starting price as “introductory.” But in practice, this felt like a teaser rate designed to get customers in the door, then hit them with a major increase almost immediately.I moved out on principle and transferred everything to another storage company. Even after paying movers, the total economics were better than staying with CubeSmart at the new rate.I have friends in the area actively looking for storage, and I will be telling them to avoid CubeSmart based on this experience. If you only need very short-term storage, maybe this model works for you. If you want pricing stability and a company that values long-term customers, look elsewhere.
I starting renting a covered parking spot for my Class C Mobilehome at CubeSMart on 980 FM 664 in Ferris, Tx back in October 2025. Got a letter in December that my rate would increase, starting in January2026. By this time the front desk employee had change to the third new person by the name of Charles. I spoke to this employee who was at time rude and incoherent to what was discussed. However, we got it worked out and I made my increase payment. I normally check on my RV often but due to the bad weather in Texas I was not able to get to the storage to check. So I went on 2/10/26 to check on my RV. Guess what my RV has been stolen. How does someone still a Class C RV Mobilhome from a Gated Storage unit with an attendant "Charles" on it. I have made a report and I feel this is an inside job. Ferris DPS is investigating and I can't wait to get the outcome. I am also contacting an attorney to file charges against this storage company. Something is very fish about this company and the people they are hiring. Don't use any of Curbsmart storages. There are others out their that makes your stuff secure. Shawn
This Cube Smart has been on a steady decline since Cube Smart acquired the facility. The staff is incompetent and smokes weed during work hours. The units have frequent water damage that goes unaddressed. The management is obsessed with money and overcharging but not keeping the facility clean. I have trash that has been sitting outside of my unit (left by the cleaning staff) for over 9 months. This was reportedto the manager 9 months ago. Horrible. AND I pay $3600 for a commercial space. They could care less.
I just got off the phone to report a fraudulent use of my information, which was taken when my unit was robbed. Three cards were taken out thus far. Here is a scenario for the crime junkies out there; 1. a storage company has in-house insurance that only covers a robbery of a unit if there is a sign of forced entry. 2. They also only permit the use of locks sold in their office. 3. Entry does not appear forced to the robbed units. 4. Supposedly it is secure, but after a robbery, no way is provided to access a recording of the incident; nor does anyone seem to be able to look up who might have accessed that particular floor; when supposedly the access codes only open an particular floor. 5. Items that are left in robbed spaces are blatantly damaged, but again, no forced entry. 6. The unit was clearly professionally robbed because of the waya they slashed open the boxes AND left behind a bit of their own trash for a real kindness in an otherwise very organized unit. 7. The inhouse insurance askes for a valuation that the employees all can see. 8. They also use your card and therefore have access to your card number. 9. They have address and email and phone and ID... And again, for those not tracking it YET; the locks are theirs; the insurance is theirs; the security system is theirs; they know their way around all of the above; and the entry must not appear forced for a dime to be covered. Now they are not only responsible for the loss of my belongings and the supplies I had gathered with funding I had received to start a business, but they also now carry responsibility for my identity being stolen and for damage to my credit report. Branden told the cop who looked at my unit that he had theories about how "they" were getting in... From the reviews, I do not think anything is being done by anyone who works there - or by the cops for that matter - to actually stop "them".
I rented a 10x30 unit. I am selling my home and buying a new one. Everything I wanted to take was moved to the unit. They gave a price of $208 a month. After having everything moved in and waiting for my new home to be available they raised the monthly rate to $278 a month. They know you have no alternative now. This is very predatory. These people have no values. No morals at all. Please do yourself a favor and never use them. I rented the unit on November 18th 2025. On January 16th I receive am email it is now $278.
You can improve by keeping the rates more steady, increasing the rate by almost $15 dollars ever six month is not good. The turnover of customers is unbelievable. Yeah getting them in at a good price then raising the rate every six month doesn't make sense to me
⭐ 1 Star – Predatory Rate Increases, Zero Added ValueCubeSmart’s business model appears to be nothing more than systematic price gouging. They raise rates every six months by more than 25%, with no explanation, no added services, and no increase in benefits whatsoever. The unit stays the same. The access stays the same. The service stays the same. Only the price skyrockets. There is no justification for these increases other than exploiting customers who have already moved their belongings in and are inconveniently “locked in.” This is not inflation. This is not market adjustment. This is a deliberate, recurring cash grab. What makes it worse is the complete lack of transparency or accountability. No improvements, no upgrades, no communication—just a notice saying “pay more or leave.” That is not customer service; it’s coercion. If you value fair pricing, honesty, or basic respect as a customer, look elsewhere. CubeSmart treats long-term customers as targets, not partners. I will not be renewing and strongly advise others to think twice before doing business with a company that rewards loyalty with repeated, unjustified rate hikes.
