I honestly have to warn people: their management is unbelievably bad — I strongly recommend avoiding this company. The building rules are basically meaningless; they don’t enforce noise policies or basic cleanliness in common areas. If you have awful neighbors who make you feel like you're in India or Pakistan,management won’t do anything about it.
Most of these problems could easily be prevented just by sending notices to tenants by email or posting announcements.
The only thing they’re efficient at is sending you bills.

We toured Elan Crown Point with Manuela, and the community itself is beautiful. Before applying, we were upfront about being in an active Chapter 13 bankruptcy and asked whether this would automatically disqualify us. Manuela assured us that credit was only one factor, that other criteria were considered, and that as long as those areas were strong, approval was still possible. She instructed us to submit documentation related to the bankruptcy, which we did—including a full Credit Explanation Letter, which any realtor or lender would recognize as a legitimate supporting document.
After submitting everything, we were denied and were told that, in order to move forward, we needed to contact the credit reporting company to “change” the approval decision. We knew this was incorrect, but we called anyway. As expected, the credit company confirmed they do not—and cannot—change approval decisions. They simply provide the credit report. They also clarified that the denial came solely from the property management team due to the bankruptcy.
This made it clear that Manuela either misunderstood the policy or provided inaccurate guidance, and unfortunately, none of the information she gave us was helpful. We lost the $70 application fees, and now we’re waiting up to 30 days for the $150 security deposit refund to be mailed.
Because the situation felt questionable, I did some research and discovered that Greystar has a long history of similar complaints—prospective residents being misled, denied for unclear reasons, and in some cases never receiving their refunds. At that point, it no longer felt like an isolated issue but part of a larger pattern.
I wasn’t planning to leave a review because the property itself is gorgeous, but after reading so many similar experiences, I felt it was important to share ours. Bankruptcy already carries enough stigma, and most people have no idea what someone may have gone through to get there. Companies like Greystar contribute to that stigma by treating applicants as if their situation is a personal failing rather than a hardship they’ve worked to overcome. And dismissing a formal explanation letter as “not a document” is especially concerning coming from someone who claims to be a realtor.
In the end, we’re actually thankful our application was denied. After reading the many negative reviews, we realized we do not want to experience the issues others have faced. Elan Crown Point is a beautiful community, but if you want to save yourself time and money—and you have a bankruptcy or anything similar—do not apply. Greystar will not work with you, despite what is stated during the tour.

Safety concerns, like a non-functioning front gate, remained unresolved for months, leaving the property vulnerable and unsecured. Each time I sought updates, I was met with vague responses or no timeline at all. It was only after I submitted formal complaints and referenced tenant laws that repairs suddenly became a priority, revealing that the ability to resolve these issues was always there — it just required pressure to act. Communication regarding maintenance has been just as inconsistent. I've dealt with long delays, scant updates, and situations where issues seemed to vanish unless I followed up multiple times. No resident should be forced to escalate problems or reference laws to ensure basic safety and livability standards. What concerns me most is the lack of transparency and initiative. This is a large, well-funded company, yet it often feels like the responsibility falls on tenants to monitor, request, and escalate issues rather than management taking ownership and providing clear communication. I am sharing this review in hopes that the company reevaluates its communication strategies, accountability measures, and focus on resident safety. The quality of the apartments isn't the problem — it's the management structure and how concerns are addressed. Residents deserve prompt responses, clear communication, and a management team that takes action before issues escalate, not afterward.

Harassment and Retaliation Concerns

I felt compelled to reach out to the company regarding my fear for my safety due to recent retaliatory actions. My movers were verbally assaulted by representatives of the management in an apparent attempt to provoke reactions that could justify false claims about our moving vehicle. Thankfully, my movers recorded the incident, which clearly showed no damage occurred. It seems the management staged a scenario to elicit a response. In one recording, a representative suggested that a mover should be trespassed, which is discriminatory and inappropriate. This behavior appears to be retaliation against me for my complaints related to a Storage Unit Audit, which I believe was targeted. I have reported this to the Department of Justice as further harassment has occurred. I also informed the management of my intent to move out, and they have no right to enter my dwelling without proper notice or in the case of an emergency. A routine fire inspection does not constitute an emergency. Any attempt to forcibly enter my home would be unlawful, and I am prepared to take legal action if necessary. I feel unsafe and am concerned for my supportive staff and movers. If this situation escalates, I hope all evidence collected will ensure justice prevails.

Highly Unsatisfactory Living Experience

This has been the worst living experience I've had. While the first unit wasn't terrible, the additional fees kept increasing. When we transferred to a smaller unit, we were charged a $1000 fee for the move and an extra $191 for using both units on the move day. When we finally saw the new unit on move-in day, it was in terrible condition — unclean, with cabinet doors improperly hung and damaged floors. The thermostat was also non-functional. We are now leaving for good, but the management falsely claims we were evicted to keep us from moving. We left the previous unit in excellent condition, even steam cleaning the carpets. They took our deposit claiming they replaced the carpets, but we later discovered they upgraded to tile without informing us. My deposit was $2600, yet they deducted $500 without explanation. They charge a deposit for damages and add a monthly fee for potential future damages, which seems redundant. The office staff is friendly until the lease is signed; afterward, they become unhelpful. I advise anyone considering renting here to have sufficient savings to cover unexpected charges. We are leaving town entirely due to the lack of support for renters.

Lack of Response from Management

My experience with the company, particularly the property management team, has been nothing short of appalling and deceptive. If I could assign zero stars, I would. Over a month, we received multiple unfounded and completely inaccurate notices left at our door. On one occasion, they falsely claimed we owed money for renters insurance and a late fee, despite our insurance being on file and rent paid on time. Their demand to 'pay or vacate' was simply intimidation based on misinformation. Later, they issued another false notice accusing us of failing to clean up after our pet, which was entirely untrue. This notice threatened lease termination if we didn’t comply within seven days. Following their instructions, we vacated the apartment within the specified timeframe. Shockingly, we were then charged a hefty fee for 'abruptly ending the lease,' despite their own notice demanding our departure. This practice is predatory and utterly unacceptable. Additionally, the apartment itself was in disarray upon move-in, violating standards for a safe and habitable living space. We faced issues like a roach infestation and malfunctioning appliances, all attributable to negligence. The overall environment was unsafe and uncomfortable. Between the false notices, unsatisfactory living conditions, and the unjustified charge, this has been the most unprofessional and distressing rental experience imaginable. I urge the company to retract all false notices, remove the unjust charges, and take responsibility for the unit's condition. For anyone considering renting from a property managed by them: proceed with caution and document everything.

Unacceptable Communication and Charges

My experience with the company has been incredibly frustrating! They avoid communication at all costs, likely because they know they are charging unfairly for moving out fees. I left numerous messages and emails over several weeks, but received no responses. I cannot recommend them at all! They withheld my $500 security deposit and sent an email claiming I owed $900 for carpet and stove top replacements, which I believe is unjustified due to normal wear and tear. My requests for pictures and receipts went unanswered, leading me to feel completely disregarded. They deserve zero stars.
