I am a resident at 2500 Hill Rise Court, Oshawa, and my experience with ICC Property Management — specifically property manager Leona Lott — has been very disappointing.
In my case, the first communication regarding a garage door issue already confirmed that the order had been placed, without any prior written notice or opportunity for me to respond. This does not align with the expected process outlined in the bylaws.
The panel installed also does not match the original color, and additional work is now being discussed, which adds further concern.
More importantly, multiple follow-ups have gone unanswered. The lack of response and accountability makes it very difficult to resolve issues or even get basic clarification.
I have also spoken with other residents who have faced similar concerns around communication delays and lack of transparency.
Overall, there is a clear need for better communication, adherence to proper procedures, and timely responses to residents.
I recently had an issue regarding a plumbing charge that fell into a grey area of responsibility. They ultimately made the fair decision to cover the cost. I truly appreciate their willingness to listen, review the details carefully, and act reasonably. This experience showed confidence in their commitment to fair and transparent governance. No prior written notice was given, which does not align with the bylaws that require notice and reasonable time for the owner to respond.Despite this, the cost was directly charged back to my unit without proper explanation or breakdown. The amount charged for a single panel is extremely high, close to what a full garage door would typically cost. To make matters worse, the panel installed is a different color, and now additional charges are being discussed for painting.What is even more concerning is the lack of response. Multiple follow-ups have gone unanswered, leaving me with no clarity or resolution.This is not an isolated issue. Several residents have experienced similar problems — lack of transparency, poor communication, and being pressured or threatened with legal action when simply asking for clarification.Residents deserve transparency, proper notice, and respectful communication. Unfortunately, that has not been the experience here.

My ICC property Manager Benjamin Zwarych had been done a great effort to deal with my condo unit power suddenly loss issue, he did a fully explanations to the knowledge which I didn't know in advance. He reacted to my request and allow me to make a decision to either get a electrical technician to fix it within two hours. Finally, the unit electric power restored. Thanks to my responsible property manager, and also I have to stress out my deeply appreciations to his through wonderful helping and considerations.
ICC owners and managers don't allow any reasonable voice to have a say, the whole system is flawed and corrupted. They care about their big paychecks and expensive lifestyle. The process stars with the Cities and the developers and trickles down to how they get the contracts. Even the board elections are tampered with and they are aware of this. Corporation lawyers are another big scam, they empower the aggression of the wrong people. Most municipalities are corrupted, Of course, there is corruption everywhere, but more so in the GTA. Not to mention that my city of Vaughn is one of the most corrupted regions and it's well covered up.
ICC has really let us down in the Studio on Richmond West. We had a "water escape incident" that shut down the elevators, among other problems. 48 hours later, none of the elevators are working yet, which is pretty bad for a building with 32 floors. There's no estimate as to when they'll be back online, other than "as soon as possible," which I could have guessed, and no one in the on-site management office is answering the phones or responding to emails. Totally unacceptable and unprofessional.
