Very disappointing service. I repeatedly asked whether I needed to take any action and was clearly told not to, as everything had been handled and the refund for my withdrawn visa application would be processed. After waiting a long time, I am now being told to contact the Home Office myself regarding the visa withdrawal refund.
I paid for professional legal assistance to avoid exactly this situation. Poor communication, inconsistent advice, and a complete lack of accountability. I would not recommend their services.
I strongly advise against using this service for conveyancing if you aim to move into your home within three months. The team is unprofessional, and the case worker fails to respond to calls, leaving you in the dark about your situation. The expedited service fee feels like a scam, as no additional efforts are made. It will disrupt your peace of mind. I found myself calling them multiple times daily just to get my matter resolved, and thankfully we managed to complete it in the end.
Please do not go with them atleast for conveyancing if you want to move into your home within 3months. Unprofessional people and the case worker will not respond to your calls and you won’t be knowing what they are upto. Expedition fee is a scam as they wouldn’t do anything different. You’ll lose your peace. I was calling them multiple times everyday to get my job done and we were through at the end by god’s grace.

The WORST company I’ve ever had the misfortune of dealing with. Avoid at all costs. I’m not one to leave negative reviews (this is my first). But I I have an obligation to warn people away from this so called “solicitors”. Legend turned what should have been a straightforward sale into one of the most stressful experiences in my life. We had no chain with no complications, yet our buyers chose Legend Solicitors and everything fell apart from that point onwards. They were impossible to contact, ignored emails and calls from both our solicitor and our estate agents which caused weeks of unnecessary delays. Queries that had been answered were suddenly being raised again months later. Our solicitor had to resend the same information repeatedly because Legend simply didn’t seem to know what they were doing.They refused to agree to any realistic completion date, then demanded we complete within two days - despite not even having requested their client’s deposit. Days before completion they still couldn’t be reached, even hanging up on our solicitor when she asked for assistance. We only exchanged at 4.30pm the night before completion, leaving us in complete limbo.This firm cost us money, time and unbelievable stress. Trustpilot is full of people with the same experience. If anyone in your chain is using this company, insist they change immediately. We were lucky there was no chain. Should there have been other buyers/sellers involved I am certain houses would have fallen through.
Where does one begin? If your a home seller & your buyer selects this conveyancing firm, or the other way around: RUN don't walk.We had the simplest chain possible - Our empty Freehold property, with probate granted & First Time Buyers in rental, no chain. This solicitor ignored their own clients wishes, ignored us all & dragged the process on for over 14 weeks, 3 times exchange delayed so their clients were 6 days away from being homeless & it was me that was stressed for them, not their own legal agents! My solicitor has vowed she will never work with them again. Key issues below:1, The buyer asked if everything was in place & their re-signed contracts had been received & were told yes, they instructed their solicitor to exchange & were told "NO you will exchange & complete next week on Tuesday" (Ended up being Wednesday, due to solicitors going non-responsive) They never asked us or their client about the date but set it like a dictator on our behalf. They would only do everything at once, this added extra uncertainty & stress on all parties, despite the buyer wanting an overlap. Do not expect for your wishes or their clients to be taken into account, you simply wont be listened to.2, The buyers were sent & without guidance, signed & returned the wrong contracts! this was picked up the day before exchange, pushing everything back an additional week, while they sent out the contract via post untracked & refused to send it via email.3, This solicitor said our property, whole city & area were a flood risk but admitted to never visiting here, the property has never flooded in 95 years. They told the buyer they HAD to pay for an additional flood report, even though the buyer said they were not worried but they thought they had to go along with solicitor, so a needless expense for the client & extra two week wait time for no reason, as the buyer did not want it.4, This firm would not speak with my solicitor, the estate agent ended up having to forward on any messages to my solicitor from them & she was also called "Sirs" The brief one line correspondences sent every 6 weeks, were poor beyond belief & never answered any questions raised.5, The buyer was asking the estate agent to chase their solicitors as they were getting fed up. Agent told me she felt more ignored than usual, for every 30 emails, maybe 1 response? The reception team blocked anyone from speaking to the solicitor & often gave 100% wrong information, for example: saying they were waiting on outstanding enquiries from my solicitor & me but we had an email from their conveyancer saying "All enquiries received and satisfied" talk about lies, this firm seemed to go no contact to hide their own mistakes & inadequacies at every turn & should simply not be practicing UK property law.6, The day before exchange & completion, the buyer was never contacted back by their solicitor, despite calling & leaving a message to confirm deposit amounts to be sent over. A call came through at 9/10pm from someone at the firm to confirm but we had all gone to bed, expecting it would be pushed back again. Even the estate agents said, normal practice is the solicitor runs through amounts & details with their clients in advance & that the buyer & seller set date expectations not the solicitor - they said it was the first time a conveyancer had everything in place & simply said "No" when instructed by their client to exchange & pushed everything back an additional week.My solicitor advised me to be thankful that for us is was "Just stressful" because they had witnessed this firm make whole chains collapse, by demanding everything be done in one day & expecting all other parties to comply, with no negotiation & believe me they will ignore emails & calls. This firm are truly awful, I am glad that we were in a position to make it over the line & will never have to deal with them again but I feel badly for anyone involved with them in future, because the stress is unreal. This firm needs to be reigned in & regulated, to avoid the stress that comes with power mad companies because like us you wont get a firm date to exchange or know what is happening until the final hour.
Do not use this company for conveyancing. The buyers of our property are using them. I’ve moved many times and never come across such incompetence- they do not know what they are doing. They are very slow to respond - a chain free sale which is still not done has taken 6 months. Their clients who are first time buyers don’t seem to understand that this is madness and incompetence.DO NOT USE.
Absolutely shocking. I cannot begin to describe the amount of stress caused by these so called solicitors. We’ve just moved house in what was a really simple chain- no upward chain, and first time buyers below. Unfortunately our buyers decided to use these solicitors which has caused huge delays, with absolutely no communication. Our solicitor advised we’d be able to complete end of September/ start of October. We were all done our side, but the buyers solicitor was impossible to get hold of. Each week would come and go, with our solicitor maybe being able to get one or two responses from them that wouldn’t move things along at all. They started sending queries at this late stage, which had already been answered back in August. Our solicitors had to answer the same things multiple times.At this point they were being chased daily by our solicitors, and our estate agents but they always struggled to get through. We were stuck in limbo for so long. All our solicitor wanted was for them to communicate where they are at and agree to a completion date to work to. They at no point agreed to any date we put forward. Then, when they decided they were ready they had the audacity to chase our solicitor saying completion needed to be urgent and suggest a completion date in 2 days time. I felt very sorry for the buyers because they were led to believe they would be completing on that day but clearly that isn’t possible without their solicitors giving ours any notice to get things ready. You would think being solicitors themselves they would be aware of the process and that it would take a few days/ a week to get things in place. But I really don’t think they have a clue what they are doing. Our solicitor sensibly agreed a date of the following week to allow time to get everything done. But when it got to 2 days before the completion date our solicitor still couldn’t get hold of them to exchange contracts. We then get to the day before completion, incredibly anxious about getting things sorted, to find out they hadnt even got the deposit from the buyer yet. In what world did they think they could complete the previous week when they hadn’t even requested funds yet!! It then got to the day before the proposed completion date and we still hadn’t exchanged but our solicitor STILL couldn’t get hold of them. They even put the phone down on her when she asked if anyone else could help as it was urgent. Eventually we exchanged at 4:30pm the day before completion. I cannot explain the stress this company put me through. Its absolutely beyond me how these are getting away with this.They cost us money and caused us an unbelievable amount of stressSomehow their google reviews are positive but their trustpilot tells a different story, full of people who have had the exact same experience as usHonestly as someone else has said, if you’re aware that someone in your chain is using these solicitors, make sure they change or you’re in for a very long, stressful experience!!
