We recently stayed in one of this company’s Lincoln City properties. While the home itself was attractive and well located, our experience was significantly impacted by the lack of basic utilities.
For the first two days of our stay, the home had no heat and no hot water. Maintenance was sent out on two consecutive days; however, the issue was not resolved during that time. Being without heat and hot water on the Oregon coast was extremely uncomfortable and disruptive.
We were initially offered an alternative property located approximately 45 minutes south of Lincoln City, which we declined as we specifically chose this location for our stay. We were then offered what was described as a “better” home. Unfortunately, the replacement property did not have an ocean view and was not comparable in quality or amenities. It was also listed at a lower nightly rate, so referring to it as an upgrade was misleading.
Relocating two days into our vacation required us to repack and move, further interrupting our trip. When we inquired about compensation for the lack of heat, lack of hot water, and the inconvenience of relocating, we were offered either early checkout or an $85 refund. We did not feel this adequately reflected the disruption to our stay.
VRBO did attempt to assist and provided a $100 OneKey credit, which we appreciated. However, our experience with the property management company fell short of expectations.
We ended up receiving no compensation of any kind from anyone.
We hope this feedback encourages improved communication, transparency, and responsiveness for future guests

I have concerns about the extra fees that are being added; especially, the booking fee. The booking fee increases exponentially as the number of nights increases, which makes longer stays much more expensive. For the past eight years, I have stayed at Waters Edge Condominiums three to four times a year, but recently the fees have become excessive.I was planning to rent a unit at Waters Edge from 11/23/25 to 11/30/25. Currently, there are 15 rental units, and the average weekly cost was $1,493 just a week ago; now, the average is $1,455. Despite this drop, only 4 of the 15 units have been booked, and those are for just 2–3 nights each.By comparison, I booked a room at the Best Western; about half a mile north of the Waters Edge, with a balcony and partial view of Siletz Bay, a fireplace, daily cleaning, hot breakfast, gym, and pool, for a total of only $638.97, including ALL fees and taxes.
I booked one of their properties through Airbnb. 2 weeks before my trip, the company messaged me and cancelled our reservation due to an "emergency" at the property. They also claimed they called me, but I had no missed calls in my call log, for either contact number I had in the booking. After looking for other houses to rebook, I found the same property immediately relisted, on the same dates I originally booked, for just under 3x the price I had ALREADY paid for the booking.I sent a message asking for explanation for them canceling. I received a response that they would reach out to the property manager for an explanation, but it's been radio silence since then. The only other change I've seen was them pulling the listing from AirBnB, but the house still shows up on their website (still more expensive than what I originally paid) for the dates I originally booked. Clearly, they just want to scalp a higher rental price for the house and were willing to throw a wrench in my vacation plans to do so.Not. Pleased.
This was our second time using this company for our family vacation, and I say without hesitation that our stay this time was nowhere near the standards of cleanliness, customer service or pleasant as our first. When we checked into our place at 1521 Franklin St in Seaside, OR. We immediately noticed the washer had a tape placed over the lid with writing on it saying “ Do not use, I leak”. This was very disappointing because we specifically looked for a home with this amenity as we have children and it is a necessity. We called the company because we were NOT told prior to us “seeing” it on our own that this was not in working order. When my husband called the rep on the line stated she would contact maintenance and call us right back, we got no call back that day or evening. I even texted an after hours line and still no response. The very next morning my husband called again, the rep stated in the notes maintenance looked at it. He told her nobody came to the house as we were there all night. She then stated she doesn’t know that is just what’s in the notes and that the washer needs to be replaced. Again, very disappointing. Second, I noticed the home was not very clean. There was a small pile of dirt that was swept up against the counter by the bar stools, there were dust bunnies in the corner of the first bedroom, and when my son dropped his shirt on the floor and picked it up, it came with some unswept garbage (third bedroom). There is a standard of cleanliness and this was not it. We could not walk on the floors without shoes because you could feel the dirt on your feet. The home looked as tho the beds were made & toilet paper was stocked and that was it, no cleaning at all. Thirdly, our 14 year old child was putting her stuff away and found a sex toy and lube in the night stand that was left by a previous guest. That is both disgusting and embarrassing. We are vacationing with our children and for them to see that and have to explain that was embarrassing. This proved the house was not clean to ANY standards. The next morning (Wednesday) my husband called first thing in the morning since nobody called us back regarding our first issue of the washer. When my husband told her about how the home was not cleaned and how we found a sex toy left from a previous guest, she put him on hold to laugh, then came back on the line and said a member of management would call us back. Again, not to our surprise nobody called us back. Having to wait for a phone call regarding the broken washer, the dirty floors & unsanitary items left in this house put a huge damper and stress on our family vacation. Our stay was short but everyday that we were there we called the company a couple times a day to get these issues resolved but our calls, text, and emails went unanswered.Between the conditions of the rental property and the poor, or lack of customer service we received from this company is disappointing to say the least. If you want a relaxing vacation then do NOT go with this company.
The person who said Telina cut the cleans times should get her information correct before posting lies!!! Telina HAD NOTHING to do w the clean times that was higher up, she had NO say in the matter and actually worked to get them increased again!! OBV is a great company to work for!
I was a housekeeper for Oregon Beach Vacation Rentals. I quit my job after they hired a new supervisor named Talina. She cut all the time allowed for cleans per home in more than half. A house that took 4 hours to clean was cut back to 1 hour. It’s impossible to properly clean a 3 bed, 2 bath plus kitchen, laundry, living room, decks, vacuum, mopping and etc. I take pride in my cleaning so instead of getting fired for not staying in her time frame I quit. Booked for 4 nights at Thanksgiving. Hot tub as a main consideration and 4 bedrooms.Deceptive rental description. Broken hot tub? No heat in living room, TV room or pool room. 2 space heaters provided. Ammenties stated walkin shower. Baths are small and from the 90's. Bedrooms and kitchen had based boards. Floors, rugs and furniture were filthy. Blood and urine stain mattress and sleeper sofa. Security cameras in main living room. Half the games were broken. But kitchen was good and views were spectatula. Mydaughter descrped as Grandpartens meet frat boys house. Billing practices are deceptive. Was supoose to get one night free due to a 2 night credit from a previous rental that had a severe ant infestation. Ended up telling me only a discount for the night and not free after the fact. First night was offered at a specail rate of $252 due to not being booked.Ended having to remind them ended up paying $3,600 when it should have been $2600 including booking and cleaning fees. Ridiculous. Like a similar review below, they ran my card multiple times and said each time the card was declined when the funds were already pulled from my account. Called my bank and they assured me that the funds were on the companies end and have been pulled from my account and that the company needs to give me the rental or offer a refund. After talking to various people, got told there were no funds on their end, therefore no refund necessary. The money was literally pulled out of my account (THE BANK SAID SO) and is on my statement. Bye vacation, hello fraud claim.
