Review Time
This is the definition of a classic London slumlord. Extremely difficult to reach, when they get in trouble they cut off their phone lines, when you need a repair, they pretend they never got your 10 emails. When you want any money back, they disappear. Please please please do not rent with Spaces, especially if you are younger in school or an intern - They will take advantage of your lack of experience renting. It is not okay for agents to hold your money. Please do not use Spaces. (not to mention the house is a dump).
I was a tenant with Spaces in two different properties for 5/6 years. I liked that they included yearly deep cleans, and weekly communal cleaning. This is very important when you don't have the time to clean and don't want to cause unnecessary conflict with unfamiliar flatmates around cleaning rotas. The 2nd older property I stayed in would've benefited from a coat of paint to keep it fresh looking towards the end. They were fair with the deposit money which I appreciated. If you speak to them about issues they will make a point to resolve them, just make sure you follow up, they may forget as they manage many properties. Sometimes there's a disconnect in communication between maintenance people who visit to sort an issue, and it doesn't seem to get back to HQ. I couldn't have afford central London otherwise - the ex-council properties I lived in benefited from friendly and kind neighbors. Do negotiate on price though, as my rent was raised after contract end in most cases, and the raises were higher than what you'd get in a typical job. It would have been nice to know any raises in rent was simply due to that specific property being invested in (coat of paint, new toaster, etc).
I rented a property in zone 1 of London. They provided a good looking room at a decent price and a very professional service that I was genuinely pleasantly surprised by when I compared it to other landlords I dealt with in London. They would often reply to communication on their Skype account within an hour and when they failed to do that, they would always get back to me via e-mail in a matter of days. Although some of the kitchen appliances broke down during my stay and some of the walls of the property were not in the best condition when I arrived, all it took was some pictures and details about the problems I had and they would fix it quite quickly. I was very glad to find out that unlike all other landlords that I stayed with they owned up to these flaws and did not deduct any of my deposit money for these matters.I have changed a number of landlords in London and I have encountered some horror stories where they would never reply to me after I signed the contract, they wouldn't send their cleaners or fix stuff such as the internet connection and the hot water going out. I've even had to sue one in order to get my deposit money back. This usually happens in London because people do not know about the government deposit protection scheme or the fact that landlords over there get away with it because there will always be someone to fill up their properties regardless of their sub-par services. I am happy to say that none of these happened to me while I stayed with Spaces which is why I am writing this review.I would highly recommend them for their professionalism and great service which is head & shoulders above most other companies of the sort in London.
Spaces Life is onto something and has thought of a service that - at the click of a few buttons - could especially help internationals arrive and settle in London. The first encounters with customer service were absolutely fantastic (the video tour is definitely worth booking!); after I had transferred deposit and first rent payments, however, communication severely slowed down and all information regarding application processing, identity check, and key collection had to be asked for via live chat which was time consuming and a little nerve wrecking. I've arrived at my new home now and everything worked out fine after all! Still convinced that this is a very practical and straight forward way for internationals to move to London!
Positives: convenient option, can do everything online so good for people who are moving from a different countryNegatives: Slow to respond back to emails. You have to email twice to get some things done properly. Rooms sometimes aren't accurately reflected through the website. My room was very small and had one outlet. Check in was terrible as the management team didn't clean the room before I moved in.
Where do I start? It started really well, very easy to move in. - We had problems with the toilet, therefore had to go to the nearby Tesco to use the toilet. No compensation was offered. This was an ongoing issue. It then was temporarily resolved, but the plumber has left the toilet with grubby solution all over the walls etc. Therefore myself and my housemate spent 3 hours disinfecting the whole area and spent a lot of money on cleaning products. - the cleaner does not come every week. When she does come I don’t see any difference. - Some agents from spaces then visited the property and all the rooms without written notice/consent. I have been battling with them for weeks now about this. However all they give is an apology. Contract has been breached on their end, of which they have confirmed and still no compensation or gesture of good will from them. They had come in and moved some of my stuff, as of course the room wasn’t prepared for visitors. My intimates had been moved - ew!! I will be taking this further with the court. - we also had 12 people view the flat this week all at once. The rest of my housemates were told about this, however I was ‘forgotten’ to be CC’d in. I was off unwell, so therefore In bed. As you can imagine having 12 people come into your room and different times whilst your in bed, is not ideal. I feel like everything is handled very badly; I have been corresponding with the team about their issues for weeks about them breaking contract to then have them ‘forget’ to CC me in is so bad and inconsiderate. It shows that nothing is handled correctly with this company, and they like to take a long time to sort out issues it at all. I would urge you to not sign up with spaces. It will feel great when you move in, they are attentive and kind. However once you’re in they don’t care about you. I’m nervous about getting my deposit back. My room is immaculate, however I know they are trying to take money from me. Appalled by the service I received. I will not be recommending this poor company to anyone.
