I had a very positive experience throughout this process. Trini and Nisrine were very attentive and responsive from the beginning. They always replied to my messages promptly and were helpful whenever I had a question.
I didn’t experience any issues, and their communication speed and problem-solving approach were very reassuring. Since this was my first time using this platform, they made the whole experience smooth and comfortable for me.

WARNING: Fraudulent "Verified" listings and severe safety risks (Police Report filed)
I am writing this to warn other students and tenants about my horrific experience with Spotahome and Habyt in Milan.
I booked a "Verified" apartment at Via Ernesto Breda 152, trusting Spotahome’s platform and their professional video tour. Upon arrival on February 23rd, I discovered that I had been a victim of contractual fraud and gross negligence.
The Reality of the Property:
• Safety Breach: The room is on a ground floor, and the window is structurally broken—it cannot be locked and can be opened from the street by anyone. The building's main door is also left wide open.
• Contractual Fraud: The landlord (Habyt) admitted in writing that the video tour used to sell the room was fake and belonged to a different property.
• Health Hazard: The unit has extensive toxic black mold, which was never disclosed.
The Lack of Support:
Despite providing video evidence of the broken window and the written admission of fraud from the landlord, Spotahome refused to cancel my booking with a refund, even suggesting a "70€ cleaning fee" as a solution for a property where I cannot sleep safely.
Legal Action:
I have officially filed a Criminal Complaint (Verbale di Denuncia) for Fraud (Truffa) and Lack of Habitability with the Italian Police (Questura di Milano). I have rejected the keys and am now seeking a full refund through legal channels and my bank.
Do not trust the "Verified" status on this platform. They do not prioritize your safety; they only prioritize their commission.
I had a great experience with Spotahome. The whole booking process was simple, clear, and secure. I especially want to thank Rocio for being professional, and helpful throughout everything. She responded quickly to my questions and made the entire process smooth and stress-free.
The site has a good variety of properties and quite enough information for each property. The only thing that stressed me a little was the time that the landlord had to response to my request. If this time do not exceed the 24h slot it would be great especially for choices under the pressure of time.
Accommodation is not accessible ,lost 902 euro .
I made a single payment of 902 EUR to Spotahome, which included 248 EUR as Spotahome service fee and approximately 650 EUR as rent.
After that, I was asked to pay an additional 150 EUR administration fee directly to Habyt because property was not managed directly by them, but by another intermediary company. So I have to make payments to 2 intermediary companies.
This resulted in duplicate fees for the same booking, which was not clearly disclosed in advance.
Landlord not give me nothing answer from the day when i made payment...
In these conditions when there are no details about the key also check-in ,is not possible ...
Furthermore, no check-in instructions were provided 24 hours before the move-in date, and communication was unsuccessful for several days.
As the booking was never completed, no contract was signed, and no access to the property was provided, the service could not be used.
I am therefore requesting a full review of this case and an appropriate resolution regarding the payment made.
This is a case of service not provided due to undisclosed and post-payment conditions, which legally invalidates any cancellation penalty.
To be absolutely clear:
• I did not complete check-in
• I did not receive check-in instructions
• I did not access the property
• I did not receive the contracted service
The reason is straightforward:
After payment, I was required to accept additional essential conditions (deposit and contract) that were not transparently and clearly disclosed prior to payment, and without which access to the property was denied.
Under EU consumer protection law, when access to a service is conditioned on post-payment requirements that materially affect the contract, the service is legally considered not provided. In such cases, cancellation penalties and non-refundable clauses are unenforceable.
Regarding your statement about “digitally introducing me to the landlord”:
• A digital introduction does not constitute delivery of accommodation services
• No stay occurred
• No access was granted
• No value was received

Spotahome is a very bad service provider, what they care is just the commission. I’m a landlord renting my apartment with the mobile app one year ago. Their app has serious problem. For log in, I have encountered many times couldn’t do it until I remove the app and install again. Also, after I reviewing the contract terms, I cannot get back to the booking page. Moreover, I cannot post all the housing instructions and the details of the house, it have to be done by writing to them in “support” column which was not easy to find. For all these issues, I have written to them many times but the problems stay the same.
Apart from their app, they have no review of all tenants, so you have no control of whatsoever happened of your apartment. I rented out my apartment with them last year but the tenant terminated the contract one month early. As they will deduct all monthly commissions in the first month, so early termination meaning you losing one month commission. At first, they agreed to return the commission for that month for next booking. But then when the next booking had been confirmed but then the potential tenant cancelled afterwards, you got no commission return as the account manager, wrote to me because it’s not a successful booking. So money return guarantee they promoted is a scam, don’t believe what they posted on the ad!
This has to be the most unprofessional assistance ever.
The landlord accused me of stealing, and after I sent the video evidence that I did not steal anything, and they eventually recognized it, the landlord still gave me back just a part of the deposit, and Spotahome's assistance ghosted me.
Do not use this platform; it's better to gift the spotahome fee to charity.
WARNING: UNINHABITABLE PROPERTY & NO SUPPORT! 🚨
I am currently stuck in a property with structual mold issues and no adequate heating (only 2 small electric heaters). I reported this within the 24h guarantee window with full photo/video evidence. You are ignoring my emails while I am left without a safe place to sleep.
