Advance Block Management has been extremely difficult to deal with. I am currently in the process of selling my property, but the sale is still pending after months of avoidable delays caused by their lack of responsiveness. They have consistently failed to provide even the most basic information and documentation required for the transaction, despite repeated requests and follow-ups.Their ongoing delays, incomplete responses, and poor communication have caused unnecessary stress and financial impact. It appears there is little regard for how their inaction affects clients, and getting any meaningful response is an uphill battle.Honestly, one star is generous—if it were possible to give zero stars, I would.Based on my experience, I would strongly advise anyone against letting Advance Block Management take over as your property management company. If you have any say in the matter, do not let them manage your building.If you are experiencing similar issues, I strongly recommend escalating and filing a complaint to the Property Ombudsman.
I bought my flat nearly 3 years ago and still don’t have an online account set up for service charge payments. I’ve tried so many times to get in touch — emails, phone calls, even their Fixflo portal — and either got ignored or told someone would get back to me (no one ever did).Despite all of that, the only letters I’ve ever received from them were:1. One in July 2024, saying I owed a balance — I paid it immediately.2. Another today, a final demand threatening legal action over a "late payment" and adding a £120 admin fee and a £150 court preparation fee.I never received anything in between. If they actually replied to any of my messages or sent proper invoices in the first place, this wouldn’t have happened. The whole thing feels like I’m being penalised for their own failure to communicate.If you're thinking about buying a place managed by AdvanceBM… good luck.
In my personal experience, the management of my building over the past 6 years by Advance Block Management has been deeply disappointing.The building's safety and cleanliness have repeatedly been neglected. For example, the dry risers do not appear to have been serviced since 2022 (photo attached if trust pilot allowed photos to be attached), and serious security issues with unauthorised access to the building are ongoing. One recent example includes someone sleeping in the bin shed. Photo attached (if trust pilot allowed photos to be attached) showing the scene, which includes what appears to be human faeces. This raises serious concerns about the company’s commitment to residents’ welfare.Despite repeated promises, the communal carpets have not been replaced, even though the service charge budget has included around £20,000 for carpets each year for the past three years. To date, no visible progress has been made, and residents remain concerned about the lack of transparency. I've attached a picture of the current carpet condition for reference (if trust pilot allowed photos to be attached).I have made multiple complaints about the service levels, none of which have been properly acknowledged, let alone responded to. Communication is consistently poor, and any replies received have been unhelpful and dismissive.To my knowledge, Advance Block Management is currently not listed as a member of either of the government-approved redress schemes (The Property Ombudsman or the Property Redress Scheme), despite it being a legal requirement for property management companies in England to be registered with one. This leaves residents with no formal route to escalate complaints.I don’t normally leave negative reviews, but as Advance Block Management have not had the courtesy to respond to multiple complaints — and are, to my knowledge, not registered with a government-approved redress scheme as required — I feel I’ve been left with no alternative. I have now moved out of the property, in large part due to the ongoing stress and frustration caused by ABM’s management. This review reflects my genuine experience and is shared in the hope that it may help others make an informed decision.
We have been in the process of trying to sell our property in a block of flats that Advance Block Management run and I can't begin to describe the frustration that they are causing. They just don't reply to any enquiries and this has caused massive delays in the sale of our flat. The lack of communication is mind blowing - I would never recommend them and cant wait to be out of the property so we don't have to deal with them again.
Absolutely shameful this organisation they owe me money. Ignored me as if I don’t matter well on this occasion I will be taking them to court. The business model is to take your money for nothing. It’s not fair that they can do this with no repercussion's. I’ve contacted bbc watchdog. I’ve forwarded on all the reviews off here.
I posted a previous 1* review because they haven’t responded to the many issues I raised in private with them. Rather than reply to those issues, Tanya and ABM decided they would send me a threatening cease and desist letter. When that didn’t work, they flagged my review and it got removed. They will not provide evidence they have insured your building, so do not assume they have. Email them every day until they provide it. If there’s a flood or fire, it’s you out of pocket for potentially tens or even hundreds of thousands, not them.They will not provide you any financial information you have a legal right to see, so don’t trust they have it.They will not answer basic questions about the service charges, so don’t trust their figures without evidence.They will not provide the required information to make changes to your management company’s filings on Companies House, but promise to give it after you pay them.If you are a client already, find another agent ASAP. If you aren’t, avoid at all costs.
