Review Time
Very slow and too much information required for a Ltd Co BTL. Took a lot longer than other ltd co BTL lenders. It should be much more straight forward. The customer was not happy about this and is hesitant to take out another BTL with Fleet even though you have favourable rates. She would rather go with a more painfree option on the current project she is working on.
The best aspect of dealing with Fleet is that first point of contact with the BDM (Donna Spence). If she is not available she always returns calls. Her product knowledge is most useful whilst I am deciding where to place a case.The worst aspect of dealing with Fleet:1) the restricted panel of Solicitors available for Ltd Co. applications ( the main reason you don't get as much business as you might).2) the intransigence of underwriting when they don't understand complex accounting.3) the lack of justification when underwriting don't"feel comfortable" with a case.I feel sorry for Donna and her peers as, if they were better supported by others in Fleet, their initial hard work would be better reflected in more business.This is my 38th year in this business, i know what I'm talking about.
Please stay away! Unfortunately I read the other reviews too late.After 2-months to process the file + a change of solicitor to be from their recommended list which cost thousands + £200 on survey fees £200 there fees and £1500 other paperwork they rejected the case due to unreason and totally your time and money wasted just finding excuses for rejecting the application in my life first time I see this fraud company please keep away from this fraud and scam
The key thing to understand about specialist lending is that often the cases are not straight forward and may not fit with alternative lenders.
