I was recommended to JustMortgages by my Estate Agent. It was 13th of March when I got my offer accepted on a new build (ready to move). I asked the EA if we could be fast as I had hopes to beat the stamp duty deadline and they said it might be possible if I went with "their guys". The initial process was ok, although I was annoyed that they were overselling insurance when I clearly had coverage from my employer benefits. Nevertheless, the problems started happening on their interactions with the lender (HSBC) on my behalf. The lender never approved my application and keep asking for additional documents because they didn't like the wording on my employment contract (which is a standard American multinational contract). Even though I appealed many times, JM took the lender's side and said I would have the same issue with any lenders. In the end, after wasting almost 3 weeks, I decided to go on my own and get a mortgage directly with a lender. To my surprise, I had my offer approved in less than a week, no questions asked about the contract. Also I got a better rate than HSBC / JM were offering, which makes me both happy and mad, as if I got this approved in less than a week, I could have beaten the stamp duty deadline without JM in the way. I've requested my money back, but they are being as efficient at refunding me as they were at getting my mortgage approved. Huge disappointment. Lesson learned: go directly to the lenders!
We were hoodwinked into using these cowboys by our sellers solicitors, under the guise of coming in for “an affordability check” then suddenly pushed into mortgage brokering, then found out at the last minute we would be charged £700 for the privilege. In addition they don’t shop around for the best deal, they chose the deals where they get paid the highest commission and will push high rate mortgages and life insurance onto you. They promised to check for improved interest rates before we exchanged and I ended up stuck with a high interest rate mortgage when I could’ve done better going online and arranging my own! Don’t waste your money with these charlatans. Oh and our mortgage advisor stunk of alcohol too, and spent most of the first appointment talking about how much his house is worth..very professional…😏
I honestly can not thank Charlotte Innes enough. She has secured me a fantastic mortgage offer, she has been a massive support throughout the whole process and I can’t recommend her enough.
