Difficulties with claims process

I hold two policies for my mother, who passed away on January 11, 2026. I submitted my claims on January 12, 2026, yet I have not received any payment from the company to date. I am questioning how they expect me to handle the funeral expenses, as these policies were intended to alleviate my burden during this challenging time. Currently, I am managing the funeral without any financial support due to the delays from this insurance provider.

Long wait for promised kitchen update

Having lived in this flat for 30 years without a new kitchen while others were updated, the company finally promised a new kitchen with a waiting period of 2 years. I’m still waiting.

Neglect and poor service

They are completely neglectful and indifferent to their tenants. They used to provide good service, in my opinion. I reported a roof leak months ago, but nothing has been done. They've inspected it, yet no repair has occurred. I have a bucket under the leak. My window mechanism is broken and cannot close a 4ft x 4ft window. I called and was given an appointment for January, as it's on the first floor. It's freezing, and at 65 years old, I feel the cold acutely. My front door is also compromised due to their negligence, yet it remains unrepaired. We are dealing with mold, among other issues.

I would give no stars if that were an option. There are issues with management that need to be addressed. The company will soon face scrutiny.

Corruption and poor communication

Extremely corrupt and difficult to contact. They neglect properties even though tenants pay high service charges. Don't trust anything they say, as they frequently lie. It's best to avoid this company.

I found them to be unreliable. Be cautious of the manager, as he seeks personal and bank details even before showing properties. I felt this was very suspicious.

Warning for future tenants

I’m sharing this review to caution international students and immigrants about this agency. My experience was very challenging and disappointing. The property I rented was in poor condition: the kitchen floor was greasy, the refrigerators had an unpleasant smell, toilets and sinks were often clogged, and there were leaks from the kitchen to the entrance. The bathrooms showed signs of mold, and it took over a month to fix the broken shower. There were also significant pest issues, including rodents. The agency's response was slow and unhelpful, with maintenance requests often ignored. There was no gas or hot water for over a week when I moved in, and reimbursement took about a month after multiple requests. I strongly recommend thorough research and reading various reviews before engaging with this agency.

Frustration with ongoing issues

Since 2017, I have been trying to resolve a leaking roof issue in the flat I co-own with the company. Over time, the roof has undergone numerous incompetent repairs, leading to serious damage to both the interior and exterior of the building. Inspections by both the company's inspectors and independent contractors have condemned the roof since 2024. Yet, they have not replaced it, forcing me to live under a condemned roof with a damp and moldy interior. The company's approach makes it impossible to make any real progress on this serious issue, and they do not uphold their promises or policies.
