In the building owned by Southern Housing, I report at least once a month that the tenant of flat number 5 leaves rubbish in the communal corridor. It smells and poses a threat to life. And for the owner, Southern Housing, it is simply sad that rubbish is being left in the communal corridor and nothing is being done about it. It is an absurd company. Please, can someone tell me what I should do to make Southern Housing start responding to reports from tenants in their building.

Also fixed problems that I didn't know I would face after the outcome of my current issues. So she has saved me from a lot of headache and anxiety that I was facing. Additionally she calmly explained what to expect in the future regarding my on going issues so I now have a clear plan ahead. Thank you

Frustrating and Ineffective Complaints Process

I have gone through yet another frustrating complaints procedure due to the incompetence of the staff involved. One representative even claimed in writing that my tenancy started in 2022, which is incorrect. That was when an anti-social tenant moved in above me. Additionally, he stated he has no record sheets, which is false. I have previously sent emails and hard copies through recorded and special delivery. Why can’t he take the time to find and review them? This ongoing issue dates back to when I first reported chronic rising damp in my ground floor flat shortly after moving in, back in April 1997. It’s rising damp, not condensation damp as has been incorrectly stated for nearly thirty years. My health has suffered due to this, with issues like arthritis and asthma, and damp mold has affected all my belongings. For the record, my dehumidifier extracts FIFTEEN LITRES OF WATER EVERY TWO DAYS from just one room, with humidity readings above 50. This is clearly not condensation damp. For nearly thirty unbearable years, I have been blamed for this. The organization has acted like a criminal enterprise. If they had been held accountable even once during my tenancy, I likely wouldn’t be in this situation today. And let’s not forget the ongoing rat infestation.

“You can't market defective products successfully” After going through yet another complaints process, the representative wasted my time for months, only to incorrectly state that my tenancy started in 2022. This is false; that was when an anti-social tenant moved into the flat above me. He also claims to have no diary sheets, which is incorrect. I have previously sent both recorded and special delivery diary sheets. What happened to those? This seems to be another controlling narrative from the organization, tracing back to my initial complaint about chronic damp issues in 1997. For your information, my dehumidifier extracts FIFTEEN LITRES OF WATER FROM ONE ROOM EVERY TWO DAYS, and the humidity level is over 50. This is not condensation damp. For nearly thirty years, I have been unfairly blamed. If the housing association had been held accountable at any point during my tenancy, I would not be in this situation. Additionally, I have received no response to my latest email, further indicating a lack of accountability from the organization.

I have gone through yet another complaint process, and after wasting my time for months, a representative made the incorrect claim that my tenancy started in 2022. In fact, that’s when a problematic tenant moved in above me. He also stated he has no records, which is incorrect. I have previously sent diary sheets via email and recorded delivery. So, what happened? This appears to be another narrative from the organization, dating back to when I first complained about chronic damp in 1997. For the record, my dehumidifier removes fifteen liters of water from just one room every two days, and the humidity level is over 50%. This is not condensation. For nearly thirty years, I’ve been blamed. This organization is a criminal enterprise. If they had been held accountable at least once during my tenancy, I wouldn’t be here today. I have also received no response to my latest email.

If I could rate them 0, I certainly would. A representative was ineffective with repairs, broke my toilet, and removed screws when questioned. They were verbally abusive towards residents. Others in the office displayed a complete lack of concern for repair issues. My problems have persisted for months, and I've been called outrageous names. I feel bullied and threatened by the staff.

Avoid. Utterly disappointing.

After owning a property with this organization for eight years, I can confidently say they are the worst company I've ever dealt with. Throughout my time with them, there hasn’t been a single competent individual, and the high staff turnover means I never knew who was managing my case. Issues remain unresolved, repairs take indefinitely, and the lack of response to emails is overwhelming. For instance, a leak at my property took two years to be deemed 'fixed' even without a tradesman ever being sent. The recent sale of my property was chaotic; despite providing photos and floor plans, it took over a month to list it, another month for the first viewing, and three weeks to confirm a buyer had made an offer two weeks prior. The sales team appears clueless about the process, and I would rather face a bucket of bees than deal with them again. Consider this a warning.

I want to express my gratitude for the exceptional help I received from a staff member who works at a local office. Her assistance was refreshing and greatly appreciated. She went above and beyond to support my wife and me, remembering every detail I mentioned during our conversation. She arranged case and complaint numbers for us, giving us hope that we might finally see progress. The organization should invest in staff with the same professional standards as her to improve their overall ratings. Empathy is more crucial than merely checking boxes. Southern Housing is the worst organization...

This organization is the worst in the UK. Since they stopped regular management visits to estates, everything has deteriorated. Scaffolding has been left for months, and the repair department seems unaware of job statuses. The scaffolding company is profiting while the organization pays them weekly. Illegal dumping has turned into a mountain of rubbish. The ground team is unclear about their cleaning responsibilities due to a lack of communication regarding property boundaries. Rubbish accumulates in various estate areas, and necessary repairs inside buildings remain unattended for months due to absent management.
