Significant rise in service charges without any evidence of works, maintenance. Take no action to any repairs needed or concerns raised. No response to residents unless it is related to money paid to them.
I am very pleased to hear the news that Bellway have terminated the contract with this useless and appalling company due to poor service and ongoing complaints.
Our building is 9 years old and looks really bad. They had to do repainting every 3 years and general refresh every 5 years, just so you know none happened in these 9 years. Garage doors always broken, bin shed doors broken for 2 years and homeless people living there, bike cages locks broken 3 years. Nothing done apart an increase in service charge £££.
Our experience of PBM Property Management has been a catalog of failures, financial mismanagement, and total silence.
Financial Negligence (Section 20b Notices)
The most alarming issue is their inability to produce accounts on time. We have repeatedly received Section 20b notices because PBM cannot manage the audit process within the legal 18-month timeframe. This isn't just "paperwork delay"; it’s a sign of a back office that is completely overwhelmed or incompetent. Administrative Chaos
Invoices are consistently late, making it impossible for residents to plan their finances. When they do arrive, they are often reactionary because the management team has fallen behind on basic scheduling.
Zero Communication
"Management" is a strong word for what they do. There is zero response to site-specific issues. Whether it’s a maintenance request or a query about the development’s upkeep, emails go into a black hole. You can spend weeks chasing for a simple update that never comes.

Phoned on Wednesday following up an email sent 3 weeks ago for an update.
Told dealing with a leak elsewhere and would call back by end of day. Still waiting for that callback from Terri.
The managed estate I live on has got progressively worse , landscaping company do little to no work and the estate is becoming untidy.
Want to increase fees by 60% next period for what. More incompetence and poor management. Do not use at all they are useless and incompetent.
Very poor communication and customer service, with slow responses to serious maintenance issues. A communal leak has been ongoing for 8 months with repeated delays, temporary fixes, and postponed repair dates, and no adequate interim mitigation. Service charges have increased while the condition of the property has deteriorated, which is extremely disappointing for residents.

I’m afraid their service is well below any reasonable expectation. It can take them more than a year to replace something as simple as a lightbulb. They don’t respond, there’s an incredibly high turnover of property managers, and there’s no proper handover between them. It’s disorganised chaos.On top of that, we’ve been dealing with an incredibly toxic smell coming from a communal pipe. We reported it over a year ago, and it’s still being ignored. We’ve struggled to sleep for nearly a year because of the fumes, and they are doing absolutely nothing about it.If you already have a poor company managing your property and think they’ll be the ones to save you, think again. We assumed anything would be better than FirstPort. It isn’t. PBM is just as bad, if not worse.
The building where I've been living for 13yrs has been "managed" by PBM for the past 2 yrs and what a DISASTER this has been!!! Out of order lift, door system not fixed letting homeless people moving in, leaks in communal areas making them dangerous to use... Extremely poor communication but great abilities to find excuses. No care, no management, no service. A bad joke!
