Payed £400 for a caravan last week with in a day it was cancelled by the owner and now I’ve messaged called tried ringing the camp site to no answer it’s a total sham I’m informing the bank that it’s a fraudulent set up Mr Duffy Booking cancelled 9F2YI-25-Sa

Ive made a booking which was cancelled…

Ive made a booking which was cancelled by the owner as it was already booked. Been trying a week to contact someone to arrange a refund. No reply from messages, emails and the phone never gets answered. Im now being reminded to pay the balance for a holiday i know I cant have. The new site is rubbish. Cant contact anyone until balance is paid for a holiday I know im not getting. Change back to the old website as this worked fine for every other holiday ive booked. i need to speak with someone urgently regarding this.

Awful service simnce the website change and absolutely no help

I am writing to raise a serious and urgent complaint regarding the recent website change and its impact on my holiday rental listing.When you moved to the new system, I was assured that all previous bookings made by my customers would be transferred across. This has not happened. As a result, I now cannot:•View or access any of my existing bookings.•Contact guests who have already booked, leaving them without vital information such as the property address, check-in details, and key collection instructions.•Arrange cleaning and changeovers, as I no longer know when the caravan is occupied or when guests are due to arrive or leave.•Add future availability, which means I am unable to accept new bookings and am actively losing revenue.This situation is completely unacceptable. Not only is it causing me extreme frustration and sleepless nights, but it also risks damaging my reputation as a host and spoiling the holidays of guests who have already booked in good faith.I require immediate action to:1. Restore full visibility of all my existing bookings and guest details.2. Ensure that my listing is updated so I can manage availability and accept new bookings without further disruption.3. Provide urgent clarification on how you intend to support hosts who have been severely impacted by this failure.Please treat this matter as a priority and respond within 48 hours with a clear plan of resolution. If I do not receive a satisfactory response, I will have no choice but to escalate my complaint formally and consider alternative platforms.I trust you understand the seriousness of this issue and will act immediately.I have called and waited on hold twice for an hour at a time just to be told that no one can help me, I have also emailed but I am yet to receive a response.

Since sykes ctges took over…

Since sykes ctges took over everything's gone down hill,hard to understand there website,got no bookings till June last year which I was surprised at as I was right on front overlooking sea and my prices were very cheap,then realised they'd greyed out my calendar,if I tried to put a booking in Mon to Fri it wouldn't let me book next person in until the next day,such a stressful time,then they charge 10% that's more than an estate agent charges to look after a tenanted property just pure greed that 10% was the only money I made after other bills were paid,had no choice but to sell it,since covid everyone's gone greedy

Caravan falsely advertised

Caravan falsely advertised. Difficult to get in touch with owner. Ignored for 1 week, then eventually replied how to get keys, night before, upon arrival, had to contact again upon arrival, to ask for caravan address, and to say the WiFi doesn’t work. What attracted me to book 38 kintyre view, was sea view, WiFi, & TVs in each room, & the nice twinkly lights around the decking at night. All we got was the sea view, & decking, with lights that didn’t go on. The caravan was not cleaned properly, stains on bedding, metal curtain tie back, fell off, when opening curtains, and some of the furniture a bit worn. I booked this for my 14 yr old son, and 3 of his friends with additional needs, to have a gaming wkd, which I specifically bought a mini pc for ( not cheap), & the owner knew this. I only complained about the biggest issues, as I wanted them sorted for that wkd, which did not get sorted, leaving miserable kids all wkd, complaining non stop about how rubbish it was. I was shocked to see the owner had kept my deposit, & made false claims that we had trashed the place & even stole a pillow and a pair of their personal slippers. We are not thieves or liars, & we certainly did not trash the place. I’ve posted videos all wkd of the kids and I all taking part in cleaning the dirty caravan every day of this wkd. The owner for his evidence, included a picture of inside of the hoover, to show dirt, but infact it only shows his intent to mislead caravans U.k, that we were dirty. He showed a pic of a portable fan, on its side, not damaged, just lying on its side, that yes I placed there, in a hurry, in the corner, as the owner was waiting outside, whilst I was still cleaning. I had to clean his caravan upon entering, we cleaned everyday, and upon leaving. He also showed a picture of his sofas with messy cushions. After cleaning the living from, I placed the cushions neatly stacked, at each corner and in the middle, as they were, when we entered. He messed them himself to make it look like we had trashed the place. He showed a picture of some left over chocolate residue, in the corner of the workshop, from the kids baking a cake. He said it was blood, which I can assure you, is have known if anyone bled. The worktops were dark in colour, so maybe a I did not spot that, when cleaning. He said I broke the metal tie back, which it shouldn’t be that easy to fall off, opening curtains. The fridge is not new, it had some debts in it, when arrived, and other people’s food and a bad smell. He said we dented the fridge. I have video evidence to prove all of his slanderous claims in his attempt to keep our deposit and stop me claiming compensation. Other caravan owners told me he has just bought the caravan from previous owners of which there’s been a few. On first glance the caravan looks nicely decorated, but it is far from perfect, and few things needed updated, and proper cleaning needs to be done, before new arrivals. He’s not getting away with blaming us, especially when he’s blatantly tried to mislead with his evidence. Caravans U.K, instantly gave him the £100, deposit, before even speaking to me, to hear my side, or see any of my evidence, of which I have plenty of time stamped videos to show he’s lying. I’m now going to open a civil case, and post a real, honest, factual video of our experience. I’ve previously only posted positive ones, of the kids all cleaning etc, or us just trying to make the best of it, having no TVs, or WiFi. One of those videos at 16k views now, and we all know negativity on social media attracts ten times more attention. I normally would not post anything negative, but to accuse me & my group of additional needs kids as thieves and trashing the place, has really got my back up now, and he’s not getting away with it

Extortionate fees for caravan owners

I have advertised my caravan with ukcaravans4hire for over 12 years. In recent years it moved away from charging a listing fee to a commission based model where 10% is charged per booking on top of a booking fee (which goes to ukcaravans4hire not the owner). This represented a huge increase in advertising costs and the advice I received at the time was to pass these increased costs onto prospective customers or to let my caravan out more to cover the increase. It was stated that our contact details were visible so that customers could contact us directly and bookings could be taken that way to avoid commission and booking fees for the owner and customers to offer lower prices - which we and many others did. This move from a listing fee to a commission based model was done without any consultation or notification to owners as indeed was this latest move to Sykes cottages. This sees commission increase to 16% if you wish for a 'platinum' service with priority listings. A listing fee - now called a membership fee - will also be reintroduced from October 26 and so quite how some of the replies to similar posts on Trustpilot from ukcaravans4hire say costs aren't going up for owners and their customers is beyond me. Gone is the possibility of prospective customers contacting owners directly until a booking is confirmed and so bookings outside of the system, to lower prices for owners/customers, are gone. On top of this a £75 fine is issued if the owner declines a booking for even a valid reason. For example, Sykes accepts bookings with up to 48 hours notice but that wouldn't be sufficient time for an owner, like myself, to have my caravan clean and ready for a new arrival - this is after all a private caravan with personal items in and I live hundreds of miles away so would need more than 48 hours to prepare my caravan. Being a responsible owner I'd have to decline the booking but I'd be fined for that and for some reason, which ukcaravans4hire say is due to marketing costs, the £75 goes to them and not an inconvenienced customer, for example. A double benefit for ukcaravans4hire when an alternate booking is made on their website with commission plus a booking fee and even insurance etc. That is why it's my belief that fees for owners are now extortionate and when I explained this to ukcaravans4hire, despite being a loyal customer for 12 years, they weren't interested. They've lost their way I'm afraid and seem very greedy now which is costing us owners and holidaymakers more. I'll be advertising my caravan elsewhere moving forward and so for lower prices would encourage customers to look elsewhere.

Shockingly bad customer service

I have used ukcaravans4hire.com many times and always been very pleased with the service. However things have clearly changed since Sykes Cottages have taken over. I have recently booked and paid in full and although I've had emails and texts saying key collection details are available the details are blank. Therefore I have no means of contacting the owner to find out how to access the accommodation or make arrangements to buy play passes for the site! The biggest issue is trying to contact ukcaravans4hire.com as the WhatsApp link on the site doesn't work. I've tried Sykes Cottages live chat...no help just AI messages. I've submitted a complaint via their complaint page but have been told to expect a response within 30 days....my holiday is in less than 30 days. I can see they have responded to some reviews here recently so I hope they see this and get in touch with details of how I can get help with my booking. Shocking level of customer service.

Easy to book. Good communication, especially as our booking was during a period of transition for the company. Direct communication with owners of the Lodge we booked (Roy) was superb. Will use this company and location again in the future.

A warning to all owners using this…

A warning to all owners using this platform to rent out their homes. They’ve been taken over by Sykes. They now charge more fees but they are in complete control of your bookings including offering dates you can’t fulfil. If you try to cancel a booking, you get charged a large fee. You need to give them a min amount of dates and notice to use your own home. It’s really worrying that this was all in the small print without making it clear to owners that these changes would mean losing control of your home. Edit to add - read the small print, it’s all there. Also I’ve looked on their website and they’re offering dates when the sites are closed! Ukc4h response is just as misleading as when they emailed to say they’re merging. It makes me even more angry that they’re misleading owners. They’re also trying to dispute bad reviews rather than accept they’re letting down their owners

Terrible website

Terrible website. Advertises places that aren’t available, only to notify you once you’ve paid your deposit. I’m not the only one, same issue with friends who have used the site. And good luck trying to get hold of someone for a refund. Almost 2 months after paying and still waiting for my refund.
