Stay as far away from student cribs as possible, I lived in one of their leeds houses for a 2nd year student tenancy. They conduct inspections with 0 notice and illegally look through your belongings when you are away, going through your drawers and under your bed looking for anything. During winter our boiler stopped working and was left with no heating or warm water for 3 weeks in -1 degree weather, we all had to go out and buy heaters for our rooms as student cribs refused to fix the boiler for 2 weeks until we threatened to take them to court for negligence. They don’t respond to maintenance requests on their portal as they seem to just not care. They call themselves student cribs yet are not student friendly whatsoever. STAY WELL AWAY

Avoid this company. They were great during the majority of my stay in one of their cribs, but that’s likely down to their contractors who make their company look better than it is. God forbid you have a problem that requires you to call them. After my tenancy in May I got a lovely letter in the post saying that the bills hadn’t been paid in nearly 2 years and I was liable to pay them. No worries I thought, I just called them up and the woman on the phone was ever so helpful giving me an email to send all the details to and that she’d personally bump it. Sent the email, got a brief response asking me to confirm some details and then radio silence. 4 months have passed and they’re ignoring every email I’ve sent.Calling them up leads to nothing as the previously useful lady on the phone now says “it’s the accounts team, it’s nothing to do with us!”. Like ma’am you are the only number listed on the website, either pass me onto someone who can actually help me or do something. But no, it’s not their department and they have nothing to do with utility bill issues, but the utility bills team has no number so they can’t actually pass me over to anyone, the only option is to email, which no one seems to be reading.I’ve ended up just seeking legal representation, a strongly worded letter from a lawyer probably has more of a push effect than a uni student anyway.Anyway, during your tenancy you’ll have a fine time. The contractors that do work are pleasant enough and go above and beyond most of the time. Just note that Student Cribs tend to ignore the whole 24 hour notice for entry, you’ll usually wake up in the morning to an email saying “oh yeah a contractor will be round in 2 hours, they’ll have keys so won’t bother knocking”. Just god forbid you have an actual problem that requires phoning to speak to a real person, I’ve had more constructive conversations with AI chat bots that have lead to actual resolutions.
Update on my atrocious experience with this company:Still no further along since I last posted a review.I would advise avoiding this company at all costs because if all is well with the property being rented then I am sure everything is fine and dandy hence the higher start reviews and honestly I am pleased for those reviewers, but if everything is bad then they are no help at all. I am 2 months in and have spent the summer trying to get some action. I have to take my daughter back to live in this house in Manchester in a couple of weeks time and I am dreading it! Some of her friends who have not rented through student cribs have got well cared for, clean and well maintained properties and my daughter is having to go back to a dreadfully maintained property so you can imagine how I feel as her Mum.I still haven’t spoken to anyone but the telephone operatives. Someone from the company called Thomas Lomax was supposed to call me about my review (after 8 weeks of me trying to speak to someone more senior at the company, it’s impossible!) but hasn’t. I emailed and called him in the end and left a message and he still hasn’t returned my call. I have had to contact so many places to try and get help but nothing much has happened at the property to improve it as I wouldn’t say visible blue rat poison boxes is an improvement really just a necessity. The mould and damp is all over the house with visible areas of poorly maintained plaster providing entry points for insects and vermin to enter. Hence why there are visible slugs/snails (we have photos just in case anyone wishes to dispute this at student cribs ) crawling up the walls and there is rat poison in the kitchen in little blue boxes currently so that hopefully says it all without me having to detail anymore at this point.
