I cannot thank Bairstow Eves in Coventry City Centre enough for their outstanding service throughout the whole process of finding our new home. From start to finish, the team has been amazing – always responsive, getting back to us the same day or first thing the next morning without fail.A special thank you to Ramona, who has been nothing short of exceptional. She truly went above and beyond, showing genuine care and dedication to making everything run smoothly. Her knowledge, professionalism, and personal touch made such a difference – and on top of that, she’s absolutely lovely to talk to. There were times when the process got stressful, but Ramona had a way of calming me down and helping me see the bigger picture.Thanks to Ramona and the Bairstow Eves team, we're now getting ready to move into our dream home, and we couldn't be more excited. The following is a summary of my recent transaction managed by Ian Merchant and Ellie Lynch. Based on my experience, in my opinion, the conduct throughout the process raised serious concerns about transparency and ethical standards, and the way the transaction was handled left me questioning the honesty and integrity of those involved.In summary, Bairstow Eves advertised the property with multiple inaccuracies, including: - Listing the property as Share of Freehold (with leasehold title) when the property was Leasehold only.- Stating the lease was 994 years when it was actually 78 years.- Indicating the property had a basement, when no basement was registered on the title.- Claiming the property measured 153.8 sqm when it was in fact 89 sqm according to the EPC.- Advertising no service charge despite a material service charge being applicable.Further issues included:- Misrepresenting their referred conveyancer as being in-house, and claiming the seller was using the same conveyancer (which was not the case), presumably to secure a referral fee.- Not disclosing a referral fee arrangement for their recommended mortgage advisor.- Providing inconsistent explanations for the disappearance of key information during the transaction. It seemed to me that the information provided was intentionally misleading.- Failure to disclose material charges on the property’s title.- Failure to disclose the Council Tax band.- Engaging in negotiation practices I found to be unfair, such as offering buyer benefits to the seller for leverage and using expired bids to pressure decisions.- Representing the property would be emptied of contents, when it was not.- Not providing their internal complaints procedure or the Ombudsman’s Code of Practice, and failing to display the required logos as stipulated by the Code. And, after complaining about this, It seemed to me that the explanation provided was intentionally misleading.- Not adhering to their own complaints process.- Leaving their "sold" sign up well beyond the legal timeframe and only removing it after being prompted.Their complaints process was particularly disappointing, rather than addressing the concerns raised, it appeared focused on denial and deflection, without taking accountability for the issues identified above. In my view, this response fell far short of what a professional and responsible agency should deliver. At times, it felt as though those handling the complaints process were unfamiliar with the very procedures they were meant to follow. The above has all been submitted to the Property Ombudsman where I look forward to their consideration of these clear failings.
Bairstow Eves was recommended to me and I, in turn, would recommend them on the basis of my experience with the branch in Radford, Coventry. They found me a buyer with the first viewing of my property. And although I could not ultimately follow up because I couldn't find a suitable alternative to move to, they enabled me to cope with the process by being open to working around personal constraints caused by my having Parkinson's disease. I found staff understanding and helpful and would use Bairstow Eves again if I was to revive my moving plans further down the line.
Italia is an exceptionally knowledgeable and diligent estate agent. She presents properties with remarkable insight, encouraging thorough inspections. Her handling of customer queries is both comprehensive and reassuring. Combined with her inherently engaging and pleasant personality, she makes the entire process both enlightening and pleasant. She is, without doubt, a standout professional.
I have had yet again another miss call from Bairstow Eves - I have not ever contacted Bairstow Eves Grays Branch about selling or purchasing a property I have told them numerous times to take me off their mailing/calling list and yet it is still happening
They take ages to respond and solve any problem occurring in their property You just email and email them with no idea when will the issue be reolved. It’s been a month I complained about my machine not working and still not fixed and no deadline to when it will be fixed
Very unprofessional rental agent. Very doggy. Said I failed my reference when after just 2 days. I provide 2 bank details which one was my salary account and they intentionally did use the salary account. Came back and said the other accounts doesn't have trace of income.They told me the Landlord is going with someone else. Please for anything you do, don't use them except you want to lose your holding deposit or they might make life a living hell for you even if they give you the house. They can do anything for money these lot.
It’s almost amazing how everyone at the Lincoln branch is so incompetent and uncaring about their job here. It took Bairstow and Eves two months to return our deposit for a flat once our tenancy was up - it took almost daily emails (that nobody responded to) and the same amount of calls (that were rarely picked up, and when it was it was just a receptionist who said they’d get someone to contact back but never did) and it still took an extortionate amount of time to get our money back. We went through multiple people (Joanne, Jayne, Kieran) who were completely useless and it felt like pulling teeth every time I needed an update or just ANYTHING in relation to the deposit. Emails were rarely responded to (and if there were it was because I had to ring up and ask for a response, my partner even went into the branch to get answers and still NOTHING was done) and I was lied to constantly - such as being told it was being processed and then weeks later being told the process hadn’t actually started. Or being told that my refund would be processed in 3-5 days only to receive an email 3 days later being told that I’ll receive it in 10 days. Please avoid this realtor if you can, they’ll do anything to delay the process of getting your money back to you. I genuinely don’t know how this place still operates if this is how they’re treating tenants.
I am extremely disappointed with the conduct of this estate agency. They entered my property using the spare key without giving any prior notice, which made me feel unsafe and violated in my own home. This is a serious breach of trust and privacy. Tenants have the right to quiet enjoyment of their home, and any entry without notice is not only unethical but potentially unlawful. I expected a much higher standard of professionalism and respect. I do not feel secure knowing this agency manages the property.
