This is by far the worst property management company I’ve ever dealt with. My back door was broken for over a week and a half, creating a fire hazard and preventing me from using my yard. My laundry machine literally started burning, and no one ever came to check it for safety. It is still broken, and all I ever hear is “someone will call soon,” but no one ever does. My power went out for over 16 hours, and instead of treating it as an emergency, they refused to pay the emergency fee, leaving me without food, air conditioning, or Wi-Fi.Every time I ask to speak with a supervisor, my coordinator promises a call back that never happens. This has been the same excuse for weeks. They are negligent, unprofessional, and completely irresponsible. Avoid this company at all costs.
Evernest Property Management does not care about their customers.I brought Evernest on to manage a low maintenance, new construction townhome. The main reason for this was tenant placement. From the time I submitted my form on their website, I was immediately hit with a barrage of follow ups asking me when I would sign the contract. This included multiple emails a day and phone calls outside of business hours. As soon as I signed the contract, it became almost impossible to receive a response. I had to send multiple emails in succession and call my contact several times for clear next steps.I was then deferred to another person who was equally unresponsive until they connected me with an onboarding specialist. The onboarding specialist was the only person who communicated in a reasonable and timely manner. Note that up until this point, we still had not listed the property.When the property finally got listed, the photos that were uploaded to the rental platforms were of abysmal quality to the point I had to pull the original photos from the sale of the house. It took them THREE FULL MONTHS to get a tenant into the property.During this time, the Evernest team stumbled to figure out key access, leaving out crucial details on how potential leads would self show the property. Things that if I had known earlier, could have been solved in service to getting the property leased.When my onboarding specialist went on vacation, I was given an out of office contact that was also on vacation. I had to get creative and reach out to their director of leasing for my region. We spoke for about five minutes as she tried to re-assure me that they would take care of. I then received a call from her direct report who told me that I did not need to keep working with them. This demonstrated clear as can be that Evernest would rather lose a customer than solve a problem. The landlords are supposed to be the customer.As of today, I was introduced to my new property manager point of contact a little over a week ago. This person has not responded to a single email, called me at all, or acknowledged that we would be working together. I am currently in a critical situation where coordination with my tenant is incredibly important, as there is some work that needs to be done on the building. It has been nearly impossible to get transparency or responses from Evernest to do this. Avoid this company at all costs.
Absolutely terrible experience. Evernest placed non-paying tenants in my property and failed to evict them on time, resulting in a full year with zero rent collected. They don’t follow up, drag out every step — clean-outs, inspections, quotes — and I’ve had to constantly chase them just to get basic updates.Every promise they make is broken, and their delays have cost me thousands of dollars. Avoid this company at all costs if you value your property and peace of mind.
Attempted to use them to list and market our Birmingham investment property. After signing and listing, they attempted to get us to switch reprogrammable expensive door locks and sets, incur costs and then informed us that they had no live agents to handle prospective tenant walk throughs and would simply allow interested parties to walk through themselves, ie not having anyone supervise the visits in our property and discuss the merits and why the unit was perhaps a fit relative to other nearby alternatives. We decided to offboard after being told "perhaps we forgot to tell you that part upfront" and after being assured that offboarding and return of reserve monies would take no more than 30 days, I had to contact them several times up to 6+ weeks to initiate that process. They then proceeded to deduct/keep 8% of the reserve monies for expenses and administrative costs.
HORRIBLE company. Impossible to get in touch with, rude to owners and renters alike, does not communicate at all, and frankly just doesn't do their job. The cream on top for me? I enrolled in a flat bill program, Evernest cancelled my servcie with my gas comopany early, so I was pro-rated charged $900.00!!!!!!!!! because they cancelled early. And good luck getting a credit back after that, it took them A MONTH AND A HALF to tell me the credit was denied, because of a move-in date I had listed on my application 12 month's prior, and that they did not notify me about at all. If you see a listing with this company, STAY AWAY.
Living at Mode 39 (managed by Bradbury Properties & Zendoor) has been a health hazard masquerading as modern luxury.My bedroom floor has been infested with mold, black, wet, and festering beneath the carpet and subfloor, despite months of reporting symptoms and smell. The mold was caused from years of not having a glass shower door on the master shower. The company finally admitted it after I had to push, photograph, and practically beg. Now they have agreed to replacing the floors… but they had the audacity to try charging me for moving my own bed so they could fix their own mold problem. Their mold. My dime. I have pictures, receipts, and proof. This isn’t just neglect—it’s blatant disregard for tenant safety and Arizona landlord-tenant law (A.R.S. § 33-1324).Zendoor has been non responsive, offered zero relocation support, and has yet to test the rest of my unit for air quality or cross-contamination. I have no idea if my clothes, mattress, or lungs are safe. However there was Black Mold found in my blood when I was tested at the Drs. If you’re considering moving in here, DON’T. Attached: photos of the damage, communications, and the room I am expected to sleep in. Tenants of AZ, protect yourself.
This company can care less about your needs or the property you are renting! They wouldn't allow me to enter the property again after paying the full amount until the actual move in date. Once I received the key the very first day I walked into a flooded bathroom ceiling hanging and black mold!!! It's been almost a year and they have yet to fix the problem! My child's lead levels have went up and no one seems to care!! They send the cheapest companies out to do poor repairs only to have to have it redone within 2-3 months. This is the 2nd property I've rented through this company and both have black mold! No one speaks good English and they are horrible at communicating! Overall this company is disgusting
I hired evernest to manage my property SCAMMERS from beginning to end. I was switched between 6 different workers throughout my year contract each time I talked to a new person they never knew what was going on. I could never talk to anyone on the phone, they took days sometimes weeks before I would get an email response when I had questions. Saadai Walker swindled me out of $3000.00 dollars for a job that should have been $500.00 at the most. They sent me an owner statement with charges for landscaping when I have an hoa that handles that. They had the nerve to post my home for rent with old pictures and to make matters worse my home was not ready to be rented out when they advertised it. There was still safety hazards that was not even brought up by evernest and they supposedly did a walk through before posting on Zillow.
My experience with Evernest Property Management has been incredibly frustrating from start to finish. Communication is virtually non-existent — emails and maintenance requests go unanswered for days, sometimes weeks. When they do respond, it’s often dismissive or unhelpful.Maintenance is another major issue. Repairs are either delayed, poorly done, or completely ignored. It often felt like I had to beg for basic services to be completed — things any responsible property manager should address promptly.What’s even more frustrating is the lack of accountability. Whenever issues were brought up, there was always an excuse, or worse, no response at all. It’s clear that tenant comfort and satisfaction are not a priority.I would strongly recommend thinking twice before renting from or working with Evernest The lack of professionalism and care made what should have been a simple rental experience unnecessarily stressful this place needs to be sued 100 times over it’s just beyond me why the CEO or the VP does not run their company better and for all these employees that do not answer their emails or calls or return any messages at all should be fired especially Luis. He’s bad with communicating. Couldn’t read The emails. Didn’t respond to nothing didn’t return calls
If you are dealing with Gabriel Rodriguez, you are in trouble. He cares so little about of his job and how the houses look when a renter signs an agreement that you would think it is his goal to let people down.Zero communication and follow through on him and the entire Evernest Austin division, and when there was communication it was over promising and under delivering, even after asking him for assurance multiple times which he gave and then none of them were followed through. There appeared to be no attempt to maintain the house and check things prior to signing a new lease. Trash in the flower beds with no mulch present. Irrigation system not working. Floors so dirty that when we cleaned the floors personally we had a full tank filled of dust and dirt prior to moving any furniture in on top of cob webs being between the cabinets and toe kicks in the kitchen. The sink in the kitchen and primary bath had signs of leaks. Some powder on the walls in various rooms, disposal not working, very minimal, if any, paint touch ups done. A random post in the back yard previous tenants property that shouldn’t have been left. Evernest should be embarrassed they ever signed a lease with the house looking this way and based on how Gabriel Rodriguez has performed and communicated and no follow up from his management there is very little faith in this company. I want Gabriel’s manager to give me a call to resolve this.
