Review Time
My complaint is actually with Poplar homes which Evernest bought out in Jan! But it's still the same people managing! I leased an apartment from PH and the Las Vegas manager was not honest with me from day one! My experience with them was poor at best! There was a dispute with them over the security deposit and ended up in small claims court. I won the judgement against them in May and was awarded a sum that has yet to be paid! This company has contempt for the law and the court! I wouldn't recommend them for anything!
We have been renters for years. Our last apartment complex sent us a thank you note for leaving the unit in perfect condition after living there for 3 years. So I am shocked when I move out of an Evernest property to an almost $1000 deduction from my security deposit for damages. I view the report and ask for the inspection reports. After sending us a copy, it is clear in the inspection reports that all the damage they are charging us for were present prior to our move in, according to their own inspections! We point this out and they state that after reviewing the evidence, the charges are still valid. I feel like I’m being pranked because how much more clear cut can it be when their own documents state the damages were there prior to our move in date?? We have escalated and are awaiting a response, but save yourself the trouble and AVOID Evernest at all costs. I don’t care if the property is nice or the price is the best in town. Do not rent from Evernest.
Below is a summary of my response to Evernest Property Management after they declined my application due to "insufficient proof of income to support monthly rental amount"++++++++++++++++++++++++++++++++++++++I have to say that I dodged a bullet renting from your company. I was very suspect that not only did you need proof of income through my paystubs, but that you also needed my bank statements, which is why I redacted my transactions on my bank statements accept my employer payment deposits which is all any company should need to show proof of employment income and not all my other bank transactions.Second, the fact that an additional unnecessary $50 fee was being added on top of rent was troubling because I don't need credit building as you saw from my credit report and my credit score of 779. I also don't need move-in concierge services, and I am capable of scheduling my own utility services. Lastly, I wouldn't need the monthly HVAC filters as the property doesn't have AC!Lastly, before I applied for this property, I researched Evernest and not only aren't there positive reviews, but I saw that you aren't even BBB Accredited even though you advertise that you are on your website. However, I still took a chance because I really love the property.Therefore, thank you for declining my application. I’ve self-managed properties for years, but hiring Evernest was hands-down the worst investment decision I’ve made.I'm a small-time investor who has self-managed successfully, but hired Evernest to manage a property in Jackson, MS. It was, without exaggeration, a nightmare.Despite sending a complete inspection and repair list up front, I was charged for a second inspection, waited weeks for basic estimates, and was double-billed for services they admitted but never corrected. Repairs under $10K took over two months to complete, with repeated misinformation and zero accountability. They misdiagnosed A/C issues, charged me $100 to “test” units that were already working, and later billed me $350 to install a window unit—without approval.Communication was inconsistent at best—emails went unanswered for days or weeks. I had to follow up six times just to get an HVAC quote, which turned out to be wildly overpriced. I scheduled two gas turn-ons that were confirmed and missed, both without explanation. After two months, my property was still unrentable.When I finally canceled, they somehow claimed I owed them more—despite prepaying every contractor. I filed a BBB complaint, to which Evernest responded with a copy-paste “we wish you well” message. That about sums it up.I’ve listed the property for sale and will likely take a loss. This company did the opposite of what a management company is supposed to do. My honest rating: F-.If you're considering Evernest for property management, I strongly recommend looking elsewhere.
When moving into my apartment on the listing is clearly stated central air was an amenity. After finding out it was not working evernest continued to send 3 different technicians to check out the property but turns out this house is not equipped with central air at all. Very upset to find that out they then continue to send me work orders saying they are going to install outlets so we can buy air conditioners (we have to pay for) now being told that won't happen either. I asked for a rent adjustment because nothing is being done to make it comfortable to live in the heat. Do not work with evernest they just want your money and will not fix or attempt for a solution for false advertisement
An absolute disaster. This company is the reason why we decided to leave a home we've been at for the past 4 years; this experience is for San Jose, CA, but my research shows it is in all 50 states. How are they in business? If your property management is run by Evernest-- STAY AWAY> RUN or you will spend time, money, and possibly your first-born child dealing with them. Absolutely, positively the worst there is.
Evernest is the best Property Management I had. They gave me a long term tenants without charging me any upfront. This opportunity is rare, providing you an stable income in the next 24 months without paying upfront. I highly recommend Evernest if you are looking for a tenant!
Evernest recently took over managing the apartments I live in. So far not so great. I requested maintenance service 1/30/25 for my toilet not working properly. It is not 2/7/25 and there has been no response to my request or anything done about it. Luckily my dad is a plumber and helped me troubleshoot it and I "fixed" it myself.
