Avoid this company if you value fairness, transparency, or professionalism.

My move-out experience with Evernest Chattanooga has been one of the most frustrating and suspicious rental experiences I have dealt with. After move-out, they posted a large balance to my account and began asserting a series of charges that appeared vague, inflated, inconsistent, and poorly documented.

The biggest problem is that they repeatedly present conclusions as if they were proof. The portal originally said “see attached report,” but there was no actual report available. What I later received was not real evidence. It was a billing packet: a security deposit statement, a resident charge sheet filled with short descriptions, and a vendor estimate. That is not the same thing as proving a tenant actually caused the damage.

Even worse, the numbers were inconsistent. One flooring amount appeared in the portal, and then a different flooring amount later appeared in the disposition paperwork. When a company is taking money from tenants and the numbers do not even stay consistent from one document to the next, that raises serious concerns about the reliability of the entire accounting process.

Their communication has also been contradictory. I was told my dispute was under formal investigation and that the review would take about 10 business days. Before that process was even complete, I then received another email demanding payment within 14 days and warning that the account could be sent to collections. So on one hand they say the charges are still being reviewed, and on the other hand they threaten collections before the review is finished.

They also tried to present some charges as if I had little or no right to dispute them, which is outrageous. If you are going to charge a former tenant hundreds or thousands of dollars after move-out, you should be prepared to provide clear evidence, consistent accounting, and a process that is not chaotic or coercive. That did not happen here.

My overall impression is that this company is either deeply disorganized or far too comfortable pressuring tenants with unsupported charges and shifting explanations. Either way, it creates an experience that feels unfair, stressful, and untrustworthy.

If you rent from Evernest, document absolutely everything at move-in and move-out, save every email, keep screenshots of the portal, and be prepared to challenge charges aggressively and in writing.

Worst property management experience of my life.

I hired Evernest to manage my rental in Herndon, VA. Worst property management experience of my life. Their entire marketing strategy was TWO photos of the front of the property. When I questioned it, Nikki Fischer couldn't even apologize. They claimed 9 leads per week but ZERO tours scheduled. I asked Nikki Fischer and Natasha Thompson multiple times to explain, they ignored me every time. So I posted my own ad with zero budget and immediately got 6 tours. The property owner outperformed their "professional" team. Let that sink in. When I complained to David Soles, instead of taking accountability they terminated MY contract and blamed ME suddenly citing copyright issues, property condition, and a fake Zillow listing allegation. None of these "concerns" existed until AFTER I called out their incompetence. The property got worse under THEIR watch while THEY collected fees. David Soles called me and didn't acknowledge a single failure. Just deflected blame. After termination, Natasha gave me a wrong lockbox PIN to retrieve my own keys, forcing me to reschedule multiple times. Security deposit transfer? Still dragging their feet. They fail at the basics, then blame the owner to cover their tracks. Everything is documented and screenshotted. Property owners in VA/MD — stay far away from Evernest, Natasha Thompson, Nikki Fischer, and David Soles. I am consulting with a lawyer regarding negligence.

I wish I could give zero stars

I wish I could give zero stars. I want to share my personal experience renting through Evernest so that others can make an informed decision.During my tenancy, I experienced several challenges with maintenance and billing. Plumbing repairs that were performed did not appear to resolve the issues, and afterward I was billed for work orders related to those problems. From a tenant’s perspective, it was difficult to understand why I was being charged for issues that seemed connected to previous maintenance.There were also instances where maintenance visits were scheduled without a time being coordinated with me first. When I was unable to be present, I was later notified of missed appointment charges. This process felt confusing and frustrating since I had not confirmed the appointment times beforehand.In addition, fees were added to my account that I did not fully understand, and I was informed that rent payments could not be processed until those charges were addressed. This made resolving the situation more stressful.Overall, my experience was that communication and coordination around maintenance and billing could be improved. I would encourage anyone considering renting through Evernest to carefully review the lease terms, maintenance policies, and fee structure so they understand how these situations may be handled.

Our move-in with Evernest Property…

Our move-in with Evernest Property Management has been an absolute nightmare. What upsets me most is knowing that so much time, stress, and money could have been avoided if I had paid closer attention to the real reviews—not the conveniently timed, overly positive ones that seem to appear right after a negative review to keep ratings afloat.From the start, we dealt with miscommunication, unmet promises, and unnecessary delays. Issues that should have been handled before move-in were ignored, leaving us to spend our own time and money fixing problems that were promised to be resolved prior to signing the lease.Here’s my advice to anyone considering renting through this company—especially in states where verbal agreements can be binding in court:Get EVERYTHING in writing.That means emails.If you have a phone conversation, immediately request that everything discussed be sent through email for documentation.Take photos. Take videos. Keep records of everything.It’s very telling that many of our issues were suddenly addressed, or at least attempted—only after I mentioned involving the courts. I was eventually reimbursed for money I personally put into the home due to promises that were not fulfilled before lease signing.Please do your due diligence. Read the reviews carefully. Research thoroughly. This company does not deserve a 5-star rating, and I genuinely hope this review helps someone avoid the same experience we had.

Shady, Corrupt, Unprofessional.

This is the most shady and corrupt property management company I have ever seen. They never respond in a timely manner to tenant feedback and questions, they will cheat you out of your security deposit despite having proof against their "supposed claims". They will leave you hanging for weeks and not speak to you. If you overpay for a month don't expect to see that money back for an entire 1-2 months. I could go on, but i digress. Stay far away from this property management company.

⭐️ 1 star. Zero if I could.I am renting a home in Winston-Salem, NC through Evernest and this has been a terrible experience from the start.It is nearly impossible to get ahold of anyone. Calls and messages go unanswered, and when I do manage to speak with someone, they are confused and can never give a clear answer or timeline for when anything will be fixed.We discovered mice in the home, and that situation has still not been resolved. I was initially told that if I “kept the house nice,” I wouldn’t have this problem, which was extremely frustrating considering I had not even lived in the home yet. Since then, we keep being told that the property manager will reach out to us, but the property manager has not spoken to us even once.To make matters worse, we were asked why we chose the home if we “knew there were issues” that were supposedly disclosed by the leasing coordinator. The leasing coordinator disclosed none of these issues to us prior to signing the lease.On top of that, plumbing issues were not fixed before we moved in because they “didn’t realize we were coming,” even though our lease clearly stated our move-in date. The garage does not lock, which is a serious safety concern.Every interaction feels disorganized and dismissive, and nothing ever gets resolved. This has been an incredibly stressful experience, and I would not recommend Evernest to anyone looking for a responsive or professional property management company.

We had an extremely disappointing…

We had an extremely disappointing experience with Maya Madden in her role as Business Development Manager at Evernest. During the onboarding process, multiple commitments and representations were made regarding services, responsiveness, and overall management capabilities in order to secure our property under their management. Unfortunately, once we moved forward, those promises were not fulfilled.There was a clear gap between what was communicated upfront and what was actually delivered. Expectations were set that ultimately went unmet, leading to frustration and a loss of confidence in the transition process. Transparency and follow-through were lacking, which made the experience challenging and unproductive.Based on this experience, I would strongly encourage other property owners to thoroughly document all representations made and ensure expectations are clearly defined in writing before proceeding.

If I could give Evernest zero stars I would

If I could give Evernest zero stars, I would. They have been incredibly unprofessional. Their communication is terrible. The turnover at the company is so fast that my resident coordinator has changed multiple times in several months. They never let us know that someone new is handling our account, but when I call they say "oh that coordinator doesn't work here anymore." You always have to talk with someone at the call center, they rarely connect you with someone who can help, and NEVER let you speak to management. We had a 12-month lease on a rental property from August 2024-August 2025. We were erroneously charge bills in March that were not ours. I contacted Evernest the same day to let them know that bills had been charged to our account that were not ours. They had me submit proof of payment for every utility bill I had paid since our lease had begun, even though it was clear that the bills that had been added incorrectly to our account were dated prior to the beginning of our lease date. It is the end of November, and they still have not resolved this issue. Our lease ended in August. Because there were 'outstanding' bills on our account, they overcharged our last month of rent and still have not refunded us. Then they sent us an itemized bill of charges for maintenance on the home after our move-out which included $250 for lawn maintenance and another $300 for the carpets to be cleaned and another $260 for the house to be cleaned. We took pictures of the mowed lawn and cleaned house and provided a receipt from a cleaning company. We very obviously left the house in better condition than when we moved in. They argued that because we didn't have a receipt for having the carpets cleaned that they would need to charge us for the carpets to be cleaned. This was not a part of our lease agreement. We mowed the lawn the entire time we lived there including the weekend we moved out. I have emailed and called them countless times and they will not address or resolve the issues. They are trying to keep our money which is not theirs and charge us even more. Please avoid Evernest. We bitterly regret renting with them and are so distressed that we still haven't gotten any help from them over 4 months since our lease ended. We want the money that is owed to us, and they will not give us our refund.
