But apparently, “common sense” isn’t included in their business model.Instead, Evernest’s strategy seems to be:🔹 Wait until the very last minute🔹 Send panic emails🔹 Threaten tenants with “additional rent” if we don’t jump when they say jump🔹 Ignore the fact that they had an entire lease term to plan thisAnd now somehow we’re the problem?Let’s be clear:We moved into the property AS-IS, meaning dirty carpets, dirty walls, dirty floors, and a place that clearly hadn’t seen a professional cleaning in who knows how long. But now suddenly they expect a hotel-level move-out?Make it make sense.We will be out of the country, and Evernest is still sending last-minute “urgent” messages like their lack of preparation is our emergency. It’s not.We already made our decision:No last-minute demands. No pressured compliance. No fake rent charges.I’ve rented from multiple companies over the years, and I’ve never seen anything as disorganized and tone-deaf as this.If future tenants want a warning:Here it is.Choose another company.Your peace of mind will thank you.Linx G
I rarely write reviews, but my experience with Evernest has been so frustrating that I feel a responsibility to share it.I hired Evernest expecting professional, proactive property management. Instead, what I got was the opposite. Over the past year, it often felt like no one was actually managing my property at all.When my tenant moved out, I discovered that the property had been allowed to deteriorate so badly that it required nearly $8,000 in repairs just to make it rentable again. Many of these issues should have been identified and addressed long before move-out — that's the whole reason you hire a management company.Communication was another constant struggle. I received confusing, conflicting, and incomplete updates from different departments, often without anyone taking ownership. Something as basic as confirming whether the new tenant had moved in became a multi-email mystery. Every time I asked for clarity, I got more noise instead of answers.Maintenance coordination was equally disappointing. Decisions felt reactive instead of proactive, and I repeatedly felt like I was the one trying to manage the process from abroad, not Evernest.At the end of the day, the experience simply did not live up to the standard they advertise. What I needed was real oversight and professional management — what I got was stress, unnecessary expenses, and the constant feeling that I had to chase basic information.I’m now transitioning my property to another management company. I wish I had made that decision sooner.
This property management company consistently failed to meet basic professional standards. The lack of organization and accountability created avoidable problems and reflected a clear disregard for proper property management practices. I would not recommend their services. Please stay away from them.
If I could give 0 stars I would. This company is absolutely horrible. I think they have two employees and the man Criz is awfully busy, always in meetings or out to lunch. Seems to be impossible to get in touch with. Trying to charge me over $2200 for completely bogus charges. By law these charges fall under landlord responsibility. I will most likely be taking this to court given that I can never get in touch with Criz! If you can avoid this company, do it at all cost!
Evernest Holdings does not care about its residents, is negligent, and incompetent! Their INCOMPETENCE will COST YOU MONEY!!!! I have been a tenant since 4/2024. I had very few issues my 1st year; however, it seems that as soon as I resigned my lease, I got a new resident manager, Jennina Juban, and I started having serious issues. I got a notification that my Georgia Power account had been closed. I called Georgia Power to find out that Evernest Holding had closed my account and taken the electricity bill out of my name. I call and email Jennina Juban, and she tells me in a lackadaisical tone to call Georgia Power and get it switched back into my name. I couldn't understand why Jennina Juban, the customer service rep, would think I, the resident, should inconvenience myself at work to correct their/ EVERNEST HOLDINGS error? Since I knew Jennina Juban did not seem to care enough to call and correct Evernest's error, nor cared enough to investigate and explain why this happened, I called because I DO CARE, and I wanted the situation handled correctly and promptly. This process was long, tedious, and stressful because I was on a flat bill rate that could possibly not be recovered, my rate could rise, and Georgia Power could also charge me a reconnection fee. After it took me forever to have Georgia Power switch my electricity bill back into my name, Evernest Holding closed my account and switched it back into their name 2 MORE TIMES!!! I had to keep calling and emailing Jennina Juban, and she kept telling ME TO CALL Georgia Power to correct EVERNEST HOLDINGS ERROR by switching the bill back into my name. By the third time Evernest closed my Georgia Power account, Jennina Juban had the gall to ask me if I was sure that it was Evernest Holding. I said I was more than sure it was Evernest Holding because the Georgia Power Rep told me both times I called why and who kept closing my account. I told Jennina Juban my real concern was that this time, I am not calling Georgia Power again. Evernest can keep the electricity bill in their name; however, I can tell by the lackadaisical response that the people who run Evernest don't know or care that the bill is in their name and won't pay it for the property that I am renting from them. Consequently, this means that the electricity will be cut off at the property I am renting and leaving me and my minor child without heat or air conditioning. I felt frustrated and stuck. I wanted to break my lease right then. Jennina Juban said she would call Georgia Power to confirm that it was Evernest that was closing my Georgia Power account and find out why. It took 3 Times!!!! Then, when the situation was finally resolved, I wound up having to call Georgia Power for a third time, even after Jennina Juban called Georgia Power to get the account switched back into my name. Most disappointingly, Evernest billed me for the time they CLOSED MY ACCOUNT and took the bill out of my name. This wasn't fair nor good customer service, especially since Evernest knows I was on a flat bill rate. Thus, I was charged twice due to Evernest's lackadaisical attitude, negligence, and incompetence. I disputed this charge with Nabil Kebbab, Resident Services Coordinator. Nabil Kebbab asked me for proof of Georgia Power payments over and over. I provided proof of on-time, current payment of my unprorated flat bill rate over and over to prove I was charged 2 times- once by Georgia Power and the second time by Evernest Holdings. Nabil Kebbab, Resident Services Coordinator, final response was: I must provide a bill statement for the time frame that Evernest Holding closed my Georgia Power account and took the bill out of my name. How is that even possible? Georgia Power is not going to send 2 bills to 2 different people for the same property and the same usage time period. More INCOMPETENCE AND POOR CUSTOMER SERVICE. Evernest Holdings INCOMPETENCE will INCONVENIENCE you and cost YOU MONEY!!!!!
As an owner, Evernest bought the local property management company that we used previously. For a few years we continued with them. However, we are constantly having to check their accounting to make sure we received the right payments from our properties. Their maintenance crew rarely fixed the item in a timely manner and have had annual issues with the HVAC on a brand new unit which should have been under warranty only to find out they were replacing the wrong parts all along after we brought in our HVAC person. Mind you the last concern was only a week after their “check-up”. We’ve had multiple property manager representatives in the couple of years we used them. Now after we’ve decided to change management companies, they are refusing to give us the monthly rent payments and the keys and deposits until 60 days after we asked to end the contract (30 days beyond what is in the contract). They say their accounting team needs to process it. After asking a couple of the tenants, their experience was not much better. If you can help it, stay away from this company!
They are absolutely terrible.I'm writing as a property owner. First, they failed to screen properly and rented to a bad tenant to trashed the place. I had to pay thousands of dollars above the security deposit to repair everything.Second, they are terrible at communicating. My point of contact would go out of communication for days or weeks and the come back to me with a bunch of stuff all at once that I would have to spend a lot of time trying to decode and understand. All the while, they were rude and curt with me, as if I were at fault for something.Third, I found out that the new tenant was not happy with Evernest and was threatening to leave. It's not the house - it's a beautiful 1-family property and I priced the rent to be fair.Based on all of these and other similar factors, I chose to go with another property manager. Right around then, Evernest completely closed their operations in my area.
My experience at 50 Jones under Shorenstein Properties has been very poor. I’ve seen fabricated ledgers, unexplained utility increases, and a lack of transparency about billing. When I tried to get clarity, management avoided accountability instead of providing support. Tenants deserve honesty and fair treatment, but I did not experience that here.
