Lack of Trustworthiness in My Experience

Based on my experience, I find the service lacking in trustworthiness. They provided a quote that was higher than what I received directly from the manufacturer, despite being aware of the official rates.
It seemed like the plan was to buy the key fob from the manufacturer and have them handle the encoding while adding an extra £300 on top of their price. This approach feels neither honest nor transparent.
This isn't a critique of their technical skills, but rather a comment on their integrity. Had they advised me to go directly to the manufacturer, I would have appreciated that much more.
Transparency is important, and sadly, it was missing in this instance.

Trust

I don’t find JVS very trustworthy based on my experience. They quoted me more than Lexus themselves, despite clearly knowing Lexus’s official rates. From what I could tell, the plan was simply to purchase the key fob from Lexus and likely have Lexus do the encoding, while JVS added an extra £300 on top of Lexus’s price. That doesn’t feel honest or transparent. This isn’t really a criticism of their technical ability with flashing or encoding, but more about their honesty. If they had simply said, “In your situation, I’d recommend going directly to Lexus,” I would have respected that a lot more.Transparency matters, and unfortunately that was lacking here

What's going on?

Disturbing news about the Jaevee and Rise Capital websites being offline. Does anyone know what's going on? Does anyone still get updates or have contact with Jaevee? There is a Jaevee_investors chat on telegram to discuss and exchange information.Reply to JaeVee's comment:First of all, I'm happy to read that JaeVee is showing signs of life. Judging by the reaction, there seems to be a businessowner who cares about his company after all. As an investor who has shown a great deal of faith and patience in the man behind the company—Mr. BJ S.—and who has been waiting for projects to be completed for years, I'm pleased to see this.My experiences include:- Projects I invested in not being completed on time. This even led to the appointment of an Insolvency Administrator;- Not providing me with monthly updates on the status of my investment, even though this was promised;- Not answering phone calls and/or not returning calls;- Not responding or responding incompletely to emails sent to the email address you provided;- Not being able to access my project documents on the Jaevee website for months;- Not informing me about the website's supposedly current 'temporary unavailability';So I'm very surprised by the comment that the review isn't based on actual experience and is therefore misleading. When, then, does JaeVee consider a customer, investor, or service experience as genuine?I'm also very surprised by the reaction that JaeVee and Rise Capital are unrelated businesses. Rise Capital was a Person with Significant Control in some JaeVee SPVs. Indirectly - through R.C. NOMINEES SECURITY LTD—still owns shares in several JaeVee SPVs. The previous company name of NOMINEES SECURITY LTD was JAEVEE NOMINEES LTD. The shares in NOMINEES SECURITY LTD are held by Rise Capital. And at Rise Capital, Mr. BJ S. was a Person with Significant Control. The current Person with Significant Control at Rise Capital is Mr. P.D. W. He also holds this position at several JaeVee SPVs. This information is publicly available. Another link is the projects listed on Rise Capital's website. These projects were previously offered through JaeVee.It's very sad that it's gotten to the point where this is the only way I can contact JeaVee directly. A bad review isn't in the best interest of investors either. Constantly playing the victim and blaming others, as I've heard JaeVee do so many times, is very disturbing. I thought I was dealing with an extremely competent and responsible party. Unfortunately, my experience so far has been different.I'd like to see all this resolved so I can change my bad review to a good one. So please reach out to the people like me who have trusted you, answer questions, tell the honest story, act like a real man with honor and don't play games.

Is this company even still in Business?

Is this company even still in Business?I have an investment from 2019 for No.10 The Abbey which still exists as far as I can tell. I was promised 10% interest returns per annum. Had a couple of payments early on, but since then radio silence and no payments. Just tried to access Jaevee website and it is not working. Have tried phoning and no answer. What is going on? UPDATE 23/12/2025Following the response from someone (presumably from Jaevee) I have been forced to respond because of their clear misinformation below. See the extract from an email sent to me from Matt Mason sent to me in Feb 2019 below 'Matt MasonYouHi Paul,Great to speak to you just now. Please see below the links to our current investment opportunities.Serviced Apartments (Rental income + Capital growth)- An opportunity to invest in a block of 20 award winning, fully managed serviced apartments in Norfolk called Number 10 The Abbey.- Investors receive a forecasted annual net return of 10.76% with returns paid quarterly.- Returns paid over 60 months.- When the property is sold in 60 months time, investors will receive a share of the profits (forecasted at a further 32.6%). 'Please note, I only received about 2 or 3 payments early on and nothing since! Also the project should now be ready to be sold and I have heard nothing about that either?!?In addition to this the respondee failed to address my other points as to why their website is no longer working, so I can no longer access my account and get any updates. They do not answer phone calls or emails. Why won't you just come clean and update the public as to what is happening with their money? If you are going out of business and can't pay back just own it!Additional UPDATE.I can see an updated response to my response. I can see you have now deleted your original post suggesting I was lieing until I provided you some evidence and therefore now note your fully edited tone downed. Response. Perhaps if you took less than 3 weeks to respond to my very legitimate email, it would not require me to have to come onto trust pilot to find out what is going on.Thank you.

Failed Developments, Missing Funds & Conflicts of Interest

I invested a significant sum into JaeVee SPV1012, trusting the CEO BJ (I've been asked to remove full name by trustpilot as the CEO has complained) and the assurances given about the company’s structure and transparency. Unfortunately, my experience has been far from what was promised. There were major discrepancies between the information I was given and what actually transpired. The company accounts did not reflect the funds I contributed, my expected shareholder rights did not materialize, and I struggled to get clear answers about how my investment was being used.JaeVee SPV1012 is now in administration, along with JaeVee SPV1009, The District Project Ltd, Yarmouth Project Ltd, JaeVee SPV1028 Ltd, and JaeVee SPV1029 Ltd—all companies connected to BJ and JaeVee. These companies share common directors and ownership, raising further concerns about the management and financial practices involved. The primary development lender, Lendnet, had serious concerns about the lack of progress on-site despite the funds they had released. They also noted that the Westlegate development was required to be habitable by October 2023, yet it remained significantly behind schedule. In November 2024, Lendnet flagged discrepancies between the level of funding provided and the actual progress made. By December 2024, they issued a formal demand for £420,000, which had been due in June 2023 but remained unpaid. As a result, joint administrators Gary Shankland and Irvin Cohen were appointed on 16 December 2024, putting the company into administration.Additionally, it turns out that the contractor (JaeVee Homes) is also owned by BJ. The supposedly ‘independent’ project manager (Hatch Project Management) is also owned by BJ—raising serious concerns about conflicts of interest. All companies linked to JaeVee and BJ have also changed their registered office address to a month-by-month serviced office in Shoreditch, London, which does not inspire confidence. If you are considering investing with JaeVee or BJ, I strongly advise conducting thorough due diligence. My experience has been deeply disappointing, and I would caution others to be extremely careful.Addendum 12/03– Response to JaeVee’s ReplyJaeVee’s response avoids key facts from the administrator’s report, Companies House, and their own communications. Here’s a direct reply to each of their points:JaeVee says SPV1012, SPV1028, and SPV1029 are being "bought back", yet provides no details on what this means for investors or where the funds are coming from. The administrator has not confirmed any investor recovery process.Legal Action Against the FunderJaeVee claims it is taking legal action, but this does not explain missing funds, misleading investor updates, or financial discrepancies. If the funder was at fault, why weren’t investors informed of the risks before insolvency?Misrepresentation of Financial PracticesJaeVee says its accounts are fully compliant, yet:+Shareholders’ Agreement does not match Companies House records.+ No Statement of Affairs was provided to the administrator (a legal requirement).+ LendNet flagged major concerns about missing funds before placing SPV1012 into administration. If accounts were accurate, why do the administrator’s findings contradict JaeVee’s claims?Unfounded Accusations Against BJJaeVee says its business structure is "standard", but:+JaeVee Homes (contractor) and Hatch PM (project manager) were both owned by BJ, yet investors were led to believe they were independent.+JaeVee Homes continued receiving payments despite LendNet raising concerns over project progress. If this was industry-standard, why was the ownership structure not disclosed to investors?+JaeVee Homes (contractor) and Hatch PM (project manager) were both owned by BJ, yet investors were led to believe they were independent.+JaeVee Homes continued receiving payments despite LendNet raising concerns over project progress. If this was industry-standard, why was the ownership structure not disclosed to investors?Final Notice & Legal ThreatsRather than answering these concerns, JaeVee dismisses documented facts and threatens legal action. My review is based on:+The administrator’s report (confirming financial concerns).+JaeVee’s own emails (acknowledging shareholding discrepancies).+Companies House filings (which do not reflect the agreed shareholder structure). If you are considering investing with JaeVee, review the administrator’s findings before making any decisions.Do your due diligence.

Further update to SPV 1033.

Further update to SPV 1033.I'm getting concerned now. I checked with Companies House last night and it turns out that the directorship has changed, and the shares have been transferred from Jaevee to a company I can find no telephone or email for, and a business address which the same as Jaevee's. Also noted is a charge which was placed on the company earlier this year which is listed as satisfied as of last week, and the chargor turns out to be the new compliance director for the company! Emails I sent to the address given me above are not answered, not even an automatic response. The website appears to be down too. What is going on?
