I genuinely dislike having to write this negative review. I was delighted to make this my new home and I am usually the type of person who stays quiet and accepts a sub-par experience just to avoid making a scene. However, the level of incompetence I have experienced here has forced my hand. I would gladly delete this and write a positive review if the management actually improved, but for now, consider this a warning.
I wish I had taken the existing reviews of Occu seriously before being a tenant here. I assumed people were just exaggerating or being unreasonable. I was wrong. Please, do not make the same mistake I did.
The Property:
The only positive part of my experience has been the leasing agent, who is really nice and does the job of ten people. The apartments themselves are great, but the build quality can be poor. The windows and doors are not properly sealed. Even when closed, there is a constant whistling wind noise. If you open a window, the draft through the front door sounds like an aztec death whistle. This is easily fixable but still a disappointment.
The Communication (or lack thereof):
The main issue is the total lack of communication. I’ve had elderly landlords living miles away who were more responsive and professional than this entire "rental platform."
No Electricity: I have been asking for a simple meter reading for two weeks via email and have been ignored. The phone number provided is "not available." Because I can’t get this data, I cannot set up my account and am living with restricted power.
The App: I wanted to log a maintenance ticket, but I can’t even log in because they failed to send the account activation link they promised eight days ago.
Total Incompetence: It is currently April 8th, yet their automated email response still says they are "away for the Easter holidays" and will return on April 7th. They haven't even bothered to update their out-of-office message, which shows a staggering level of laziness and incompetence.
Lease Issues:
I have lived here for a week and still haven't received my final lease agreement. They are using "new March tenancy laws" as an excuse, as if a large agency shouldn't have been prepared for legislative changes. I hate to think of conspiracy theories, but at this point it feels deliberate, as if they are in talks with their lawyers to figure out ways to sneak in weird rules.
Weaponized Incompetence:
I no longer think these are "human errors." It feels like weaponized incompetence. I suspect they are withholding my meter reading because of a deal with a high-cost provider (PrePayPower) to force tenants into expensive contracts. By law, tenants have a right to choose their own supplier. By withholding the reading for a week, Occu is obstructing my legal right to switch to a more affordable provider. Denying a tenant the information needed to secure heat and light is a fundamental failure of their Duty of Care.
I am now stuck here for a year, and I am genuinely dreading what "schemes" they will pull next or what will happen when it eventually comes time to move out. I would not write this review if someone other than the lease agent would finally communicate with me and treat me like a human. Think twice before signing a lease here.

I had an extremely disappointing experience with Occu at Shanganagh Castle. After arriving early for my viewing, I waited over an hour, only to find the apartment was occupied by another man who had been instructed by Occu to temporarily move into my assigned unit due to flooding issues in his own apartment. What made matters worse is that he never introduced himself or explained; he hid behind a door both times we visited, which made the entire situation feel extremely suspicious and uncomfortable. After I emailed my concerns, one of their staff representative kindly responded with an update. However, I replied that I was no longer interested as I wasn't feeling safe, especially as a woman living by herself. Immediately, I received a call from her manager in Occu, Stephanie, who called me afterward. Stephanie initially apologized, but once I made it clear I was no longer interested due to lack of trust and safety, her tone immediately changed. She became very defensive, saying everyone makes human errors. In doing so, she revealed that the apartments have serious issues with water leaks and drainage and this confirmed all the bad reviews that they have with this complex, since the man was placed there due to flooding in his own unit. This lack of transparency left me with zero trust in their ability to manage quality or safety. Despite her initial apology, Stephanie remained dismissive, rude, and failed to take responsibility, making it clear she did not care about the rest of my concerns. If this is how they treat clients and handle trust, I strongly urge others to proceed with extreme caution.
Can’t describe how badly run OCCU is. We live in Shanganagh Castle Estate and they have been nothing short of useless. From miscommunication to no communication whatsoever, they do everything but what they are supposed to do. We have been waiting 9 months for a parking space which we were told on moving in we would get no problem as the place was only 3 building occupied at the time. We signed our lease in May 25 and were then told that we didn’t have one and would be put on a waiting list, fast forward to now Feb 26 and we have been given no waiting list number and everytime we email we are ignored. We got one reply telling us they would ADD us to waitlist despite the fact we were under the impression we were added in May and we have proof of the same. This is our own experience, but there are numerous issues with sewerage, leaks, doors not locking, overall safety which have been ignored and blame pushed on tenants. There is no cctv or any sort of security on site despite residents paying 120 euro a month for a space. There is a clear problem with parking that they love to ignore and provide no response or even a listening ear to residents concerns on any of the above matters. We are at loss as to what we are paying for as they refuse to speak to residents or help us in any way shape or form.
I deeply regret choosing to rent a property managed by this utterly unprofessional company. The staff are consistently unhelpful, dismissive, and quick to shift blame onto tenants for virtually any issue.The most alarming problem is their complete lack of communication. Emails go unanswered unless they choose to respond, and any topic they find inconvenient is simply ignored. This selective and evasive approach is unacceptable and reflects a serious lack of integrity and accountability.I strongly advise anyone to avoid this company at all costs.
My experience with Occu has been a nightmare of administrative incompetence and "ghosting." If you are a tenant who expects professional communication or a fair move-out process, look elsewhere.1. Broken Finance Systems: I tried for over a week to pay my final pro rata rent before moving. Despite multiple emails, their app was never fixed. They expect you to "just trust them" while their own systems fail to work for months at a time.2. Deposit Games: Once you give notice, communication stops until they want money. They will ignore your legal rights (like Section 186 of the RTB Act) and then try to hold your deposit hostage.3. Dishonest Move-Out Process: After vacating an apartment in good condition (documented with video), the property manager suddenly claimed unclean only after I pushed for a transparent settlement. It feels like a standard tactic to keep as much of your deposit as possible.4. Poor Management: I had issues from the day I moved in that took three months to resolve. They are quick to demand money but incredibly slow to provide service or follow the law.On top of that, since day 1 I had issue with many things related to maintenance. A funny maintenance response I got from them after 3 months of reporting a missing drain plug that they won’t pay 150 euros to fix it.Save yourself the stress and the legal battle. Dealing with Occu means you will likely end up in an RTB dispute just to get your own money back.
Terrible company, very poorly managed with extremely poor customer service.Residents constantly suffer due to unresolved issues within their homes, lack of available parking, and a complete absence of responses to queries raised.Overall, the experience has been extremely frustrating and disappointing.
