I came on here to check reviews to see if others had similar experiences to me in trying to let an apartment from Occu - and it seems like their lack of responses allowed me to dodge a bullet!The advice I wanted to give to people:Don't waste your time. Their team came across as unresponsive and incompetent. Having engaged with Occu at the end of 2025, I gave a significant level of documentation for the letting application. Since then, I've heard nothing and been unable to get through to anyone at Occu.So, don't waste your time going to the trouble of giving them the documents through the online process as you'll likely not hear anything back. And judging by the other reviews, we've been lucky not to get all the way to letting an apartment.
We have had continuous problems from the 1st day we moved into our apartment. 1 - A large water stain was present on the kitchen ceiling when we moved in but we were reassured that the leak was fixed and it only needed a lick of paint. 3 months later, I am sitting in my kitchen looking up at a hole in the ceiling and a continuous drip of water falling into a bucket. I believe similar methods are used as torture. We have contacted all the involved parties numerous times but seem to be getting nowhere. I am sure they knew that this was an issue before we moved but they were still happy to say nothing and let us sign the contract. 2 - The boiler was also not functioning correctly from the very 1st day we moved in and after 3 weeks of highlighting the problem the boiler needed to be completely replaced. Again, an issue which I believe was present before we moved in. 3 - On another occasion we were without electricity for over 24hrs without any notification. I emailed OCCU (CC,d 8 people) explaining what was happening and the urgent need for us to get the electricity working because we work from home and soon our laptop batteries would run out. NO RESPONSE! With 5% battery left on my phone I called every number I could find and when I eventually managed to speak to someone they told me that they had provided me with the incorrect account details for my electricity provider and therefore I was topping up the wrong account 🤦🏼 Again the took no responsibility..Please stay away from the company and all involved. The do not care about their tenants and are happy to move you into an apartment that is clearly not fit for purpose while still charge crazy prices.
An utterly appalling, inept, lazy, and just plain ride company. They consider tenants an inconvenience who should not be speaking to them on matters which they are explicitly employed to take care of.They constantly pass the buck, they never do what they say they will do. They employ morons. They fail on every single metric possible. In fact if there was a Guinness World Record for utter uselessness they would win it hands down.If by any chance you are looking for a company to manage your housing look at whatever direction is the opposite to these clowns. EDIT: Additional information. The reply from Occu to me is ridiculous, it took 5 days to get hot water, no thanks to them.Also - Occu contacted Trustpilot and asked for my review to be removed. Trustpilot refused.
Several tenants in the residential complex have reported random issues in their apartments: broken boilers, leaks from balconies... and OCCU fails to provide a solution. Some of these issues have been ongoing for months without resolution. It's infuriating paying over 3k a month for an apartment without hot water for 6 months or even worse, having a waterfall in the room.
We have had constant issues in the apartment that Occu have either been slow to attend to or outright refused to investigate despite the possibility of a hazard. The previous management company were a dream by comparison. I would avoid at all costs, rather than helping their tenants they cause stress.
They don't even deserve a fraction of a star.When we first moved to Ireland, we had such an amazing experience with Hali and even secured a rental before we left South Africa! Unfortunately we had to move to North Dublin and secured a rental with a private landlord.Someone told us about Occu and because it is similar to Hali, we thought we would get the same professionalism and great service.After applying for an apartment and sending numerous emails through their portal for information months ago, we have not even received an automated response.I have never in my life experienced such utter unprofessionalism and lack of client service.And blaming the volume of queries received is not an excuse for your incompetence!
Absolutely the worst rental experience I’ve ever had. If you’re considering renting through OCCU, think again — this company will happily take your money and leave you completely in the lurch when it comes time to return your deposit.When we moved into the property, it was not clean — there were cleaning liquids in the bathroom cupboards, random items like notebooks and pens left behind, and the fridge wasn’t even properly cleaned. But we didn’t complain. We assumed that, as with any normal rental, minor things like this were part of the process. We even spent time and money cleaning the place ourselves just to make it livable.The furniture was clearly used, the walls already had multiple marks, and nothing in the house was brand new — again, we let it go without complaint.Fast forward to our move-out, and OCCU decides to withhold nearly the entire deposit (€1,740+), claiming “cleaning” and “damage” that we absolutely did not cause. The house was in no worse condition than when we moved in — if anything, better. We even left behind patio furniture worth €120 as a kind gesture for the next tenants.To top it off, we never once asked them for maintenance support throughout the year. We replaced bulbs ourselves, including two large living room bulbs that went out just weeks after we moved in.Their communication is robotic and unempathetic, and it feels like tenants are treated like a bank account to extract charges from rather than people. We were two working professionals trying to live peacefully and responsibly, and this is how we were treated in the end — with no fairness, no consideration, and absolutely no accountability from OCCU.Avoid OCCU at all costs if you value your money and your peace of mind. I’m in the process of formally raising this case with the Residential Tenancies Board (RTB), and I strongly urge others to think twice before trusting this company with your home or your deposit.
Everything is perfect when you are moving in and paying them, when it comes to moving out and receiving your deposit, it becomes story after story. I would rate their services poorly due to significant issues with transparency and communication regarding the handling of my security deposit. After vacating the property, I was refunded only €1,045.50, which was substantially less than expected. Initially, OCCU communicated that deductions would total €630 after making several calls and communicating with Nick and Tina. However, additional deductions were applied without prior notification, and these were only revealed after the refund was processed.This lack of clear communication and failure to provide a detailed breakdown of deductions beforehand raises serious concerns about their adherence to the transparency requirements outlined in the Residential Tenancies Act 2004 (as amended). The Act, overseen by the Residential Tenancies Board (RTB), mandates that landlords handle security deposits with clarity and fairness, which was not my experience with OCCU.While I am awaiting a response with a breakdown and evidence for the deductions, the handling of this matter has been disappointing and has eroded my trust in OCCU’s services similar to previous tenants reviews. I would caution potential tenants to approach with vigilance and ensure all terms regarding deposits are explicitly documented. If my concerns are not addressed satisfactorily, I will pursue resolution through the RTB’s dispute resolution service.Rating: 1/5Until OCCU improves their communication and transparency, I cannot recommend their services.
